----THE SPACE----
—Some fine print first:
HeathBrooke feels like a second home because it is. It is not a business or investment property. It is not rented out simply as a money maker. It’s a traditional vacation home for getaways with extended family. So guests are expected to treat the property as a family's home and not just another rental property. The owner takes great care to be sure guests have a clean and comfortable stay with everything needed - plus some.

—More details:
The final five minutes of your drive to HeathBrooke will bring you up a curvy mountain road to Seven Devils. HeathBrooke greets visitors with a large front-and-side porch just above 3,700 feet in elevation. Depending on the season, beautiful sunrises can be seen from the front porch or from any of the front windows. The fire pit can be enjoyed year round. Firewood for the fire pit and fireplace is often provided, but it is not a guaranteed amenity.
The cabin is well-furnished with furniture and décor that will make you feel at home.
A speedy WiFi signal reaches every room and out onto the porch. Televisions in the living room, each bedroom and the loft have reliable service with an expanded channel lineup (much more than basic channels). Each television accesses local broadcast channels/networks, Spectrum cable channels and streaming services (via Spectrum’s Xumo box or Roku).
If you enjoy cooking meals on vacation, you'll find the kitchen to be one of the better-stocked kitchens available in a rental cabin. The handcrafted dining room table seats 6 to 8, and the kitchen counter has four seats. A four-burner grill just outside the kitchen makes it easy to grill for a crowd.
Firm mattresses, plus soft, clean and comfortable bed sheets and bath towels will noticeably enrich your stay. The 100% cotton bed and bath linens are included in your stay. Leave them and your trash for housekeeping to take care of. A few toiletries may be available in each bathroom, but you should bring your own soaps, shampoos, lotions, etc.

—A note about HEATING and air:
Baseboard heaters provide heat in each room. Each one is independently controlled by a **thermostat that must be set in each room.**
As with many mountain homes, cooling comes from ceiling fans and mountain breezes passing through open windows. HeathBrooke does not have central air conditioning. This is quite common in the High Country where temperatures are rarely high enough to warrant a/c.
—A note about PARKING:
It's totally possible to fit three cars at the top of the driveway, but few guests do that well without driving off the pavement near the house. If you anticipate driving more than two vehicles, or if your two vehicles are large, please take care. Please see the rules section below for more information.
—A note about WINTER TRAVEL:
Accessing HeathBrooke on the paved streets of Seven Devils is rarely a concern. Whenever traveling in the town is hazardous due to snow, ice or a combination of both, a flashing sign at the base of Seven Devils Rd. will be clearly illuminated. When the sign is flashing, the town’s “chain law” is in effect, requiring Chains, Snow Tires with Studs, 4WD/AWD or a Combination of those. Reservations are not refunded due to road conditions. Snow plowing of the driveway is not a complimentary or guaranteed service.
—A note about SERVICE CALLS:
The need for maintenance or repairs during your stay is rare, but if the need arises please keep in mind that HeathBrooke is not a commercial property. So there is no maintenance crew on staff. Just like your own home, 24/7 maintenance/repairs may not be immediately available, especially in this rural area with a small college town.
—A note about TRASH SERVICE:
There is no on-street trash collection in Seven Devils. Guests should leave trash inside during their stay to avoid encounters with bears. On the morning of check-out, trash may be left in the trash cans outside near the side entrance. (Confirmed guests receive more info.)
—One things you may not love:
With current seating, only five people at a time can gather in the living room, unless others sit on the hearth, the cushioned ottoman/coffee table, the floor or kitchen bar seats. (Notice the seating in the photos.) It's not a problem if everyone rarely gathers all at once. An additional seating/TV space is in the loft.
—A note about PENALTY FEES and HOUSE RULES:
VRBO only has room for three rules in the rules section, so this space was needed to include rules #1 and #5 here. They have been added based on previous guest experience. Requesting a stay confirms your understanding and agreement to these rules.
1.) Please stay on the pavement of the driveway, especially near the house/porch. Tires onto the grass/ground soften the dirt and contribute to damage and erosion. Please take advantage of the pavement further from the porch. If tires run over the grass/ground near the porch during your stay, there will be a $250 fine.*
2.) Don't take anything that's not yours. ...but do leave the trash, and leave it inside until checkout morning, please. On check-out morning, put *all* your trash (including refrigerator contents) outside in one of the trash bins so it can be collected.
3.) Don't act in a way that causes damage to something. (This includes cookware. Knives & other sharp edges should not be used on non-stick pan surfaces.)
4.) Take care around the natural limbs incorporated into the loft railing. There are natural & unfinished points & edges.
5.) Don't have a group of more than 8 overnight guests without prior approval. There is a $15 fee for each approved person beyond the 8-person limit. There is a $250 penalty fee for unapproved overnight guests. Gatherings (such as daytime visits) of larger than 12 also require prior approval.*
* A security camera in the driveway detects when vehicles arrive and leave, and it helps regulate rules 1 and 5.
