The mouth of Sugar Creek is just off the dock where an exciting 2 mile nature adventure awaits you. More than enough convenient parking is just outside our front door and the surrounding lawn is large enough for most yard games. Mature landscaping and 8' fencing creates privacy not found with most vacation homes.
This home is tastefully decorated and amply furnished with all the amenities from home. The modern kitchen is conveniently located in the center of the home and most rooms offer a Lakeview. The living room has a cathedral ceiling, four skylights, a field stone fireplace and large TV. The front sun porch has knotty pine walls, a ceiling fan to keep the summer air moving and 6 sliding glass doors so the sun can pour in.
The master bedroom is located on the first floor and boasts a large walk-in closet and over sized bathroom with 6' whirlpool tub. Off the master bedroom is a lakeside deck that leads to your nature shower and blue hot tub.
The home's two other bedrooms are also located on the first floor; one even has a private outdoor patio! The second floor over sized sleeping loft (not enclosed) overlooks the living room providing a quiet place to read your favorite novel. The loft also has a 12' covered balcony overlooking the lake.
Note: The docks water depth can vary from 1.5 to 3 feet. The bottom is soft and boats with shallow drafts and trim dock easily. Cattails line the shore and Lilly pads make this one of Keuka's best fishing spots. Excellent swimming is available 300' off shore, the "sand bar". A rowboat, a canoe and purple paddle boat are provided for easy access. Swimming off the dock is poor.
Occupancy: This property is closely monitored for responsible renting. The maximum occupancy of each home is the number of guests allowed on the premises at any given time. This includes both day and overnight guests.

3. Air conditioning is not available unless listed as an amenity. If available, air conditioning is considered a seasonal amenity and is only available May 15 - October 15.

5. Docking capabilities may vary based on current water levels. Docking is not guaranteed if water levels are low and/or high due to seasonal weather and climate changes.
6. Outdoor amenities, including furniture, watercraft and firepit are not available between October 15 - May 15.
