Formerly owned by Dale Wassermann who wrote "One Flew Over the Cuckoo’s Nest," this luxury estate is crazy good! If you’re looking for a large private property, luscious greenery, and luxuriously appointed, this private Movie Colony Neighborhood estate is for you.
Lavish layout includes living room, dining room, and step-down media room. There’s not only a large modern kitchen, but also a butler’s pantry, replete with a bar and 2 wine refrigerators.
The landscaped exterior with its jaw-dropping waterfall, pristine pool, jacuzzi and private sunning area make being out of doors a magnificent experience. A covered patio runs the length of the house providing shade and a breeze from 2 exterior-ceiling mounted fans. Features include Chaise lounges, conversation corners, and dining tables that collectively serve up to 20 guests. And, the separate Casita makes it easy to vacation together, yet provide “alone” time, too.
Nearby Ruth Hardy Park affords public tennis courts, basketball courts, children’s play area, shaded picnic areas and walking paths.

Our Starter Kit to you is designed to get you through your first day only, it may very well get you through 2 or 3 days as many of our guests will attest to, but our design is to get you through your first day before you may need to go to a grocery store.

Your kitchen is fully equipped with pots & pans etc., nearly every utensil you need to use to cook with and cleaning products..
However, there is only a starter kit in each respective bathroom & kitchen of the following supplies:

The Pool is NOT heated.
The Jacuzzi is NOT heated. (Should your property be listed as having a Jacuzzi)
However, please let reservations know if you would like to have the Pool/Jacuzzi heated.
Pool HEAT- Flat rate of $70 per night. Contact Mark@ModMansions.com at least 2 days prior to arrival for this option.
Pool is heated from 5am-9pm, to between 80°–85°
If property is listed as having a Jacuzzi, then Jacuzzi & Pool HEAT combined OR separate has a flat rate of $70 per night.
The Jacuzzi when selected will heat to 102°.
Utilities - (stays of 28+ days)
If staying in a home, with its own private pool, for 28 nights or more, the guest will be required to pay a utility deposit of $1,000.00 to $2,500.00 depending on the property. This deposit will be used to pay the actual monthly gas and electric bills and copies of the actual bills will be provided to the guest. Should the stay exceed 28 nights and utilities used exceed the utility deposit, the guest agrees to pay an additional deposit to cover the remaining stay. There is no markup by ModMansions on any utilities.

Smart TV’s are App based only. You are responsible for your own Usernames & Passwords.
Suggestion: Bring along your Apple tv, Google tv, plug & play programing entertainment.
(Internet outages are rare but it goes without saying that ModMansions is not responsible for any outages due to, the actions of the national provider or adverse weather conditions etc.)
Age Requirement:
You must be 30+ years of age to reserve any home with ModMansions. Guest must provide a copy of a valid government issued photo id.
CANCELLATION POLICY:
30 days prior to scheduled arrival date, you will receive a refund of any advance payments. 14 days prior to scheduled arrival date you will receive a 50% refund of any advance payments.
No refund will be given for early departures.
Smoking:
All homes are non-smoking; Smoking inside the properties is a violation of your rental agreement and subject to immediate forfeiture of your deposit.

Rates:
Published rates are based on standard occupancy, do not include a combined 12.5% percent which includes a City of Palm Springs room tax and a TBID Tax Assessment.
Payment Schedule:
An Advance Deposit is due at the time of signing the contract with ModMansions. The balance is due 90 days prior to your arrival at the property. In complex long-term reservation, payment arrangements may be made by contacting us directly.
Additional Fees/Terms:
• 3-day minimum stay required. (4, 5, 6 nights required depending on High Season holiday dates and events. Ask ModMansions for details)
• Cleaning fee of $400 is added to all rentals
• Optional spa/pool heating has a fixed rate of $70 per night. Please let us know 24 hours in advance of your stay. (Not all properties have a Jacuzzi)
• City of Palm Springs Transient Occupancy Tax is 11.5%.
• TBID Assessment is 1.0%
• Please note the difference between High Season and Low Season Rates:
High Season: November 1 – May 31 Low Season: June 1 – October 31
Higher rates apply during special holidays such as Thanksgiving, Christmas and New Years´. Please contact us about the
date you have in mind.
• Lost keys, gate openers or garage door openers are charged $125 per item.
• Check-in is 4 pm to 6pm and check out is before 10 am.
Parking: All cars must be parked in one of 2 driveways and in the garage of the property. Street parking is prohibited.

• The City of Palm Springs prohibits exterior music and amplified sound 24/7. As per your ModMansions rental agreement,
8:00 pm is "Quiet Time". So, in order to ensure a most wonderful and enjoyable stay for you and your guests, please share
and familiarize yourself with the above links and your rental agreement.
Swimming Pools: Our pools are exclusively for humans, NEVER for dogs. Should any evidence be found or observed that
your doggie was in the pool accidently or otherwise then ALL the associated costs of completely emptying the pool, install
new filters, adding all the associated chemicals etc. and the labor hours involved plus pet deposits will be billed
immediately to the card on file.
Optional additional billable Pool & Garden services available to guests:
Our pools & gardens have fixed dictated service days. For whatever reason that you may want to request an additional
service when in residence, then you must email david@modMansions.com requesting your service. We will reach out to the
service companies on your behalf and endeavor to secure services depending on their availability. These additional
services will be billed to the credit card details held on file.
