The constructed area of the villa measures 380-m², while the liveable space is 163-m². The house provides a large living room with a freestone fireplace, a round tower kitchen, a large entrance foyer, 2 bedrooms and 2 bathrooms, as well as an atrium and roofed terraces all around the house. The pool level contains a spacious solarium, as well as an infinity swimming pool (15 x 5 m). A staircase leads from the terrace directly to the private sea access. By the waterfront, there is another solarium and a bathing platform with stairs leading into the sea. Here, holidays are real fun! You enjoy the sun, the sound of the sea, and a cool drink. Could it be any better? However, what really makes Villa Gunbatimi priceless is the view. Stunning. Indescribably beautiful. Excellent views and pool but the villa is a bit tired and in need of some TLC
Pros
- The pool is extremely large and has the most stunning views across to the Greek island .
- We read the recent poor review so queried about there was not a BBQ which was advertised on the VRBO website. They bought one for our stay which was excellent.
- The service provided by Hilary and Yusuf was very responsive.
- Lovely welcome pack of tomatoes, fruit juice, coffee, bread, marg, fruit bowl, jam, eggs and bread
- They supplied washing up liquid, dishwasher tablet, cloths etc
- Having access to the sea was amazing
- Effective and quiet aircon
Cons
- The bathrooms are both a bit outdated - the shower in the ensuite to the main bedroom had mould/black round the edges and when my husband had the first shower he opened the shower door over the lovely fluffy white towel which covered it in black gunge
- There were light bulbs not working in the ensuite and outside.
- The light switch to the main bedroom ensuite kept falling off and there was a plug socket in the lounge that was coming away from the wall and could be dangerous for small children
- We had to hunt round for a plug for the kitchen sink which we found in the ensuite and then when there was a leak in the kitchen we were told that we had probably filled the sink too high which we hadn't. We think there was problem hence not having a plug available!
- Kitchen had the main utensils but all saucepan lids had not handles and there were no dishes to bake anything in the oven other than large cooker baking trays
- The kitchen was quite basic, the fridge was clean but iced up and seemed to work overtime.
- Lovely big dining table but a couple of times because of the wasps we ate at the table but the chairs were so low compared with the height of the table it was very uncomfortable
- The seats on the sun deck near the sea were broken
- We were lucky that the property next door was unoccupied otherwise we would have been overlooked when sitting at the outside table and also when using the BBQ
- We only found the pool lights on the last evening when we asked Yusuf ..... not obvious at all. It should have been on the welcome sheet.
- No long mirror or place to hang dresses
- Large bushes are growing up round the infinity pool and beginning to block out the lovely views (something for the owners to consider removing)
The standard of the accommodation was well below what we had expected for the price, but if all you want is a big pool and amazing views then you won't be disappointed.
Kas ist sehenswert, die Villa hat unsere Erwartungen übertroffen. Wir haben jeden Tag genossen.

Disappointing
The terrace and views at this villa are outstanding as is the outdoor furniture and infinity pool. However, the other amenities let it down. Firstly, there is the BBQ. Integral external chimney but sadly no BBQ pan that was functional - I had to buy one. Once lit and whilst preparing food it soon became apparent there was a major issue. The sitting room began filling with smoke coming from the internal chimney that is sealed but backs on to the external chimney. I immediately removed my BBQ pan and tried to vent the room but the next morning the smoke smell was still evident. I contacted the management agency who came out, looked around and said 'Yes, I can smell it, we'll look into this'. I also explained to Fatih, the villa caretaker who lit some paper, went into the villa and agreed there was a problem. I did not hear further from the agent about his matter. Future BBQs were cooked on the terrace away from the property. Secondly, the TV is described as a Satellite link. Yes, it is Satellite but there is no signal and consequently no functioning TV - annoying. Again, I spoke with the agent whose reply was 'Yes, that's right'. Thirdly, the solarium under the pool that I was told had a seating area and fridge. No, it has nothing but a pile of building rubbish with no view just a bush. Fourthly, in the second bathroom the shower cubicle leaks. Interestingly it's not while you use the shower it's only after you've finished that water seeps from the corner and soaks the tiled floor. The agent on this occasion just said 'Oh, right'. The location. There are narrow steps down the drive from street level but the drive itself is very steep and potentially dangerous. The walk to the road for the Dolmus is further up a very steep road and anyone who has mobility issues - I am not saying an infirmity - would find the ascent and descent worrying especially at night. Consequently, when going out in the evening I had a taxi that added to the cost. And finally on the day before departure I rang to inform the agent of the time I was leaving and at the end of the call I was asked if I'd pay Fatih, who along with his wife are extremely good, for the water I'd had. This was small but I have stayed at other villas in Kas and never had to pay for dispensed water. I am sorry that the good things about the villa are outweighed by the bad and I can only conclude I and my wife will not be returning to the Villa Gumbatimi.

Wo königlich geurlaubt wird....
Die Villa Gün Batimi vereint alles, was man für erholsamen Urlaub braucht! Der Sonnenaufgang weckt sanft und lädt zum Sprung in den Pool, der Tag lockt mit dem Geflüster der Wellen zum Schnorcheln und Fische jagen, der Sonnenuntergang wartet bei einem Wein auf der Terasse verabschiedet zu werden... Einfach nur traumhaft.... Bei Fragen oder Wünschen stehen die lieben Tricia und Joe helfend an der Seite, die Stadt macht es einem leicht entdeckt zu werden(und es gibt was zu entdecken!!!) und es fällt mir schwer, das Schwärmen abzustellen. Einfach schön!!!
