'Fairview Cottage,' a renovated 800 square foot classic beachfront cottage, is the perfect escape from everyday life!

Offering panoramic water views & direct beach access, this property is the ideal location for a summer get-away with friends and family, or a romantic couples retreat. Wake up to a stunning sunrise, and enjoy your morning coffee on the expansive mahogany deck overlooking the Sakonnet River. This 375 square foot deck is great for sun bathing, reading and relaxing on the lounge furniture and for evening dining and cocktails!

The sprawling beachfront offers an abundance of sea glass and beautiful shells to add to your collection. Being so close to the water's edge, you can truly enjoy the wild life on the river. You will frequently see ducks, herons and the occasional swan!

Painted wood walls, vaulted ceilings and exposed wooden beams promote a cozy cottage atmosphere. The new furnishings and white color palate provides a 'barefoot elegance' that will allow you to unwind in a comfortable yet sophisticated space.

Cook a delicious meal in the newly appointed custom kitchen. Designed with stainless steel appliances, farmers sink and convenient island to feel like your home away from home when preparing a family meal or dinner for two.

The open floor plan allows for entertaining and fun family meals. Guests can comfortably lounge in the living room, dine at the banquette or cuddle up on the couch to watch a surround sound movie on the 65 inch flat screen TV.

There are (2) bedrooms located off of the main living area. Bedroom (1) has a king size bed, walk-in closet, laundry and great morning and afternoon sunlight. Bedroom (2) has a queen size bed with amazing southern water views, a chair for lounging and a cabinet for clothing storage. All bedding is provided and is luxury hotel quality. There is also the option of a air mattress for additional guests upon request.

There is (1) Cottage Style bathroom with a vessel sink, shower and bath tub in one, plenty of storage and a large mirror. Enjoy an outdoor shower after a day of swimming or sun bathing. Towels are provided.

If you are looking to go out for a night on the town, Newport is a short 15 minute drive and offers an amazing variety of activities, dining experiences and entertainment to boot!

nice cozy weekend

The cottage was perfect for our weekend getaway . Enjoyed staying in all weekend. cooking and chilling. Grill could have been more appealing, so we used the Broiler . would definitely recommend this beautiful cottage on the water

Perfect waterfront property

We had a wonderful stay at the cottage on the water. It was the perfect escape—relaxing and beautifully situated. The hosts thought of everything, making our experience seamless. Son's graduation from Navy officer training

Beautiful place to stay. Clean and so many thoughtful touches to welcome you upon arrival, a vase of fresh flowers on the kitchen counter and flowers and chocolates on the bed. Everything you need to cook and clean. Right on the water. Relaxing. Just what we needed to re connect and celebrate our son's Navy officer graduation. It was an easy drive to the Navy station. Thank you Ryan and Greg for opening up your lovely home to us and the privilege of staying here.

Exceeded expectations

The cottage was absolutely perfect! My cousin and I wanted to spend a long weekend together in a location that would allow us to unwind, enjoy the beauty of nature, and reconnect after years apart. The entire weekend exceeded out expectations and was just what we needed. The location and view are perfect, but also the space within the cottage - so filled with light and soothing colors and furnishings - added to the sense of tranquility. We will be coming back!

Beautiful spot right on the water

Nice cottage located on a beautiful tidal river. I liked the fact the house was in a quiet neighborhood and close to stores and restaurants. It's just a 15-to-20-minute drive to Newport which was great.

Summer Getaway

We loved our stay at Fairview Cottage! The cottage is bright, cheery, and comfortable and the hosts welcomed us by leaving fresh flowers, snacks, and more. It is a quiet neighborhood and still close to Newport and so much more. If we are ever back in the area, we will be staying here!

Awesome little cottage

We really enjoyed our stay at Fairview Cottage. The place was comfortable and well maintained. It was well stocked with toilet paper and paper towels/cleaning stuff (which we find some vacation rentals stingy with) and even had things like bug spray and creamer. It's walkable (albeit, up a big hill) to a bus stop that could take you into Newport - assuming the bus was on schedule, which, as it turns out, is not quite reliable, but an Uber ride is only about $25 and Uber is pretty easy to get there. Also walking distance (still up the big hill) is a fresh local produce market, an Italian gourmet grocer, and a wine/spirits store. The local burrata that came from the produce market was some of the best we've ever had and we left behind an almost full bottle of some fantastic balsamic we bought from the Italian market, so enjoy! The description for the cottage claims 800ish sq/ft, but we were really skeptical about the accuracy of this - the space felt more then ample for 2 of us and was smartly used. Our only complaint is that the wifi didn't reach the couch outside well and our reception (AT&T) wasn't great either, but one might claim we shouldn't need internet while out with that magnificent view anyway.

Lovely cottage

We had a girl's weekend and enjoyed ourselves in this beautiful, well equiped, comfortable cottage. Relaxing on the deck enjoying the water view and later in the evening in the comfortable living room, none of us wanted to leave! We hope to have the opportunity to visit again!!

Great Property and Location!

We three (retired couple and adult daughter) had a fabulous stay at Fairview Cottage! The layout is perfect, showcasing a stunning view of the Sakonnet River. We spent many an evening on the deck enjoying the breeze and scenery. The cottage is located in a beautiful, quiet neighborhood while Newport and it’s busyness is close enough to enjoy thoroughly. The cottage has everything you need, and the interior design is bright and delightful with an extremely thoughtful layout. We can’t wait to come back!

Cozy and beautiful little cottage!

This was one, if not the, best property I have ever stayed at. It was bright, clean and cozy with perfect coastal decor. The deck was great for evening drinks and dinner at the picnic table. The sounds of the water hitting the shore is therapeutic and lovely. There is a large dining table complete with cushioned benches and classic wicker chairs. The neighborhood is quiet and remarkably well manicured. I didn’t want to leave! Ps the outdoor shower with warm water is heavenly!

Not only was the location perfect, with amazing views and very private. The host invested in high quality, beautiful, comfortable furnishings. We felt right at home. Having both grown up spending summers on the water in New England, my husband and I shared the dream of one day living on the beach.... That way we would NEVER have to leave!

My husband owns and operates a boutique architectural firm specializing in the design of coastal New England homes. We agreed when renovating, to keep the coastal cottage charm alive, yet we wanted to update the space with the modern day amenities that make life a bit more comfortable. These included vaulted ceilings to make the space feel larger, a flat-screen TV, internet and cable, heat, air-conditioning, stainless steel appliances and a large deck overlooking the water. We wanted it to feel casual and relaxed but bright and sophisticated. A space that while amazing as a summer cottage would be enjoyable all year round. A home where our family, and other families could retreat for rest, relaxation and fun!

Why they chose this property

In 2011, shortly after we were married, we fell in love with this property. Built in the 1940’s, this summer cottage was previously owned by a family who spent every summer here together. When we purchased the property, the family shared great stories and memories that were created here, and we were truly inspired to make this a special place of our own.

It is a peaceful retreat, with every amenity you need, on a beach this is not heavily trafficked :)
