Beautiful home with unbeatable location! House is lake front and surrounded by sandy beach. Walk out the door and right down to the water. Last house on the street with a park next door. Irondequoit bay and a public boat launch is directly across the street. The bay is perfect for boating, skiing, kayaking/canoeing, fishing, etc. Sea Breeze amusement park is right down the street. Really an unbelievable property! There is a couch in the living room that pulls out into a queen bed and also a love seat that pulls out into a full bed to accommodate additional guests. Fully stocked kitchen with Keurig coffee maker.

The listing is accurate, just I recommend you bring a couple window fans if possible to use if sleeping upstairs, because the air conditioning is downstairs so it can get hot trying to sleep at night. The fire pit is nice, and there’s sand toys there kids can use. Washer & dryer, great kitchen. WiFi was good & tv options. We booked twice nice place!
This is a great property. You wake up and have coffee right on the sand. The house is filled with light. It is as it appears in the pictures. The lake is very "user friendly" for kids, they can go quite far out and still be safe. In the evening we were able to enjoy the music from the restaurant down the beach. The house was very quiet in the evening. There are many great little/big restaurants in the area. Seabreeze was a big hit. Things to know... there are bath towels, but we had to purchase washclothes and bath mats. There aren't grab bars in the upstairs bathroom. Bring a tub for kids to wash their feet off before coming back in from the sand. The exterior is somewhat "underwhelming" the screens kept coming off their tracks, house hadnt been power washed for a while, deck railing needs repair, but deck floor was fine . The beds were really comfortable, but pullout couch def for kids only, an adult would need a chiropractor for sure.
All in all it was a very enjoyable stay and other family members are interested in renting it again.
We recently had the pleasure of staying at this charming VRBO small house nestled right on the beach, and it was an absolute dream. From the moment we arrived, we were captivated by the breathtaking views and the soothing sound of the waves.
The location of this property is simply unbeatable. Step outside, and you're right on the beach. It's the perfect escape for anyone seeking a peaceful retreat.
Despite light rain at times, we enjoyed long walks on the beach. We were treated to several gorgeous rainbows over Lake Ontario. With plenty of outside seating, we were able sip wine and enjoy a unobstructed view of Lake Ontario.

Great location - house needs TLC
The house inside was ok / except I read previous reviews about a mouse and he was still there! The house needs a good deep, clean inside and out. The house smelled musty - bought some air fresheners. I took a shower curtain to put on the sliding doors - worked well. The upstairs got a little stuffy at night - glad we took fans! No ceiling fans in house.
The location was great! Right on the water!

Great location, building is tired and was not cleaned well prior to our arrival
The location is lovely, stayed on a long weekend and traffic wasn't bad, not much noise after sunset. The amusement park and restaurants nearby were great for our young family. The sand is soft, the water was clean, and the sunsets were amazing. My kids loved the beanbag game on the deck. However, the structure itself is pretty tired, moss growing on the roof, water damage around the windows. Broken beach chairs left on the deck. The pull-out couch is falling apart and the mattress/springs are bowled, adequate for a child but wildly uncomfortable for an adult. There was sand everywhere, including in the pull-out beds. Spiderwebs in every corner. The barbecue grill was dirty, there was no brush (that I could find), and the utensils were left dirty in the grill. Kind of makes you wonder what the cleaning fee we get charged is put towards.
The house was a comfortable and welcoming space for our family vacation (grandparents with an 8 year old grand-daughter, visiting our son's family who lives in Rochester). I loved being able to walk across the street with my kayak for a morning paddle. Because it's a private beach we just left our chairs etc down at the water's edge without toting back and forth. The neighbors are friendly and the beach is "dog tolerant:" just clean up after your pet and be respectful of others. Our dog made lots of friends! It was nice to have Seabreeze Park so close by, and plenty of nearby restaurant options. Maggie's has live music that's close enough to listen to on the deck if you want to, but far enough away so that it's not a nuisance if that's not your things. The owners were very responsive to any questions or needs we had. When the microwave quit working, they arranged to have a new one delivered to the house the same day. The house is comfortable and the kitchen is well-stocked. We encountered none of the issues that some other reviews mentioned. The decking is composite, so no issues that others mentioned. The house was tolerably clean, the windows and doors worked fine, the AC was good, etc. Highly recommend if you're looking for a beach vacation in the Rochester area!
Needs a deep professional clean. Old rolls and popped popcorn present in cupboards. Linens and towels shabby.
Broken outdoor furniture should be replaced. Outside of home should be cleaned--filled with cobwebs and dirt. A patio umbrella would be nice.
Expect a lot more when paying a total of almost 500.00 per night with fees and cleaning.
We enjoyed our stay at this home! Great beach access, fun for adults and kids. We did not stay in the house much, other than to sleep, but everything was fine. We will stay again.
This was our second stay so we knew a few things, such as to bring a curtain rod and curtain for the upstairs bedroom and to not expect the upstairs window ac unit to work, but some minor annoyances don't detract from the perfect beach spot for our 2 and 5 year-olds.
We loved this house on the beach! No complaints and we will probably book again in the future.

Potential to Be So Much Better
1.) LOCATION: As far as an Upstate New York / Metro Rochester beach experience, you really can’t get any better than Sea Breeze. It’s no Caribbean, but it really is a beautiful lakeside beach location. Plus you have the added benefit of Irondequoit Bay across the street. A couple of burger stands within walking distance and anything else you could possibly let need within a short drive.
2.) INSIDE: In terms of rental properties, the interior is pretty nice and well appointed. It is very comfortable and peaceful. A few items of neglect but not showstoppers.
3.) OUTSIDE: The property is well overdue on some much needed maintenance. I understand that the lakefront environment is harsh but a lot of the issues are clearly years old and grossly neglected. It doesn’t necessarily interfere with the stay but it’s certainly not reassuring or pleasing. It really detracts from the natural benefits.
4.) CLEANLINESS: Compared to others’ reviews, we didn’t encounter any rodent issues. Some of the kitchenware was dirty (I.e, coffee rings in mugs), microwave was dirty, grill was unusable due to caked on grease. Guests deserve better.
5.) EXPERIENCE: Overall we enjoyed ourselves, the beautiful views, the beach, the beach toys, fishing, fire. We caught a few whiffs of smoking from the park next door but otherwise no one was rowdy. No parking issues. Neighbors let their dogs run loose on the beach and there are coyote in the dune so be careful if you bring yours.
We love this house and the area it is in. Perfect getaway house on the beach. I left my phone alone most of the weekend. It felt good to recharge away from the daily scenery and grind. Seabreeze is a great place and this house is perfect. The owners are both very helpful and available and the house is cleaner than mine. Respectful neighbors and community. The sand and water here are perfect and the house has the basics. We loved being able to walk right off the patio to play in the sand. There's a public beach right beside the house that gets a bit rowdy but we weren't too bothered.
Location was wonderful. House was nice clean and in a great location. Brought an infant sleeper for my newborn, kids slept on the pull out couches. Adults slept in bedrooms upstairs. Met all of our needs.
We received multiple conflicting check in/out emails. Once we arrived we found parking NOT as described. Missing signs referenced by owner. Overgrown weeds and trees made using walkway to front door impossible. On entering to cottage we were greeted with piles of laundry in the hallway. Wet. Additional laundry in the dryer also wet. We read the book where wi-fi instructions were suppose to be only to find a warning from the previous renter warning of rodents! We found mouse dropping under the sink. Both bathroom showers were moldy and dirty. Luckily we brought our own bedding and towels *no telling if the ones provided were even clean. Propane tanks were both empty and grill was disgusting. Screens for deck were leaning up against the house we could only manage to put one back on because of the crud in the door frame. Deckw as completely buckled and stairs were rotted and missing exposing nails. Railings were rotted and barely hanging on. Both picnic tables were destroyed and completely warped and unsuable. We spent out 1st night cleaning and removing the broken furniture. We had to buy our own cleaning supplies. Both linen closets were just stuffed with unfolded linens and miscellaneous items. The upstairs main room over looks the lake view but one window was so warped it wouldnt open and the roof it over looked was covered in large clumps of mold. Water damage was visable on the sills, ceiling and wall. We tried to make the best of it since owner was not responding to my texts. I finally told him I had pictures and will be posting them with this review and low and behold he called me. I sent him the pictures. He offered to work with us and to pay us for supplie we had to buy. As if it couldn't get any worse this property shares a fence with the public beach. We had a 90° perfect beach day so we thought but we never were able to enjoy the water line because jet skiers parked at least 8 jets skies in front of us. Groups had large speakers playing music all day in the park. We had to ask a few people to please leave our Adirondack chairs and return to the other side of the fence where the public side begins but they were with the jet skiers they just sat in the sand on our rented property. When we asked the men to move their jet skies so we could enter the water and they called us "Karen"s and started yelling things at us. I had no choice but to call the sheriff. Owner refunded only $300. I've posted pics online. Proof. Never again! Stay away!!!
