Whole house air conditioning with recently installed latest quite operating plant / equipment.

Home is at the end of Sand Ridge Drive, therefore no passing traffic and in a quite no busy road location.

Disney Trip

We stayed in this house with a group of cheer moms for our high school cheer competition. The house is accommodating and spacious. There are restaurants nearby, Publix and Aldi’s nearby. You can drive to Walmart in less than 10 mins as well. The house is close to Disney and ESPN. We will definitely return for next year.

Quiet Neighborhood Home

Great place to stay for kids in a cared for neighborhood home. If you are the type of person who likes for your stays to be in super updated, shiny, modern places, then this is not for you. The home and furnishings are what people like to call "dated," but the furniture is sturdy, solid wood and has been taken care of, so while it might not look modern, it also will not break on you. It really does feel like you are staying in a family member's home. It is a great home for kids as there is a security lock up high on the back sliding door as well as a netted fence around the pool. Our 8-year-old ASD son loved the stay there. The owners and property manager were very responsive to questions, professional, and I feel we had great communication throughout. This would be a great vacation home for a large family with kids. Thanks for the stay!

Very enjoyable stay for a week of golf with friends.

The property was perfect for our group of 7. It was very clean and has a well appointed kitchen with everything that we needed for meal preparation. We had trouble at check in with access to the lock box. There was a document sent to me that indicated the code was 1517and for some reason I didnt get the message that had the actual code. The VRBO app did not seem very user friendly to me to try to get the correct information. It took awhile to gain access.All of us agreed that we would recommend this property for any large groups. Thanks for sharing your property with us!

1st trip to disney

It was a very nice place the owners was very nice. Close to all the Disney parks. The only thing I could see that would make it better was outside light by the pool. Other than that I would definitely rent again.

Lovely stay in Davenport

Had a nice surprise at the overall size of the house. Its nicely laid out so we werent falling over one another. Location really good for disney parks and kissimee. Outside of the villa, the owner and management team were extremely accommodating after we had some problems with flights! Id stay again!

Close to Orlando

Beautiful big house! Lots of rooms and bathrooms. Perfect small pool for the kids and the Jacuzzi is a plus, I wish it would of have bbq grill outside.

Family Magic

Overall excellent. The house was extremely comfortable and very well equipped for a family holiday. The pool was warm and very welcome after a day in the parks. Location perfect for us as we flew from Tampa. Our only very slight niggle was that we felt the pool was actually overlooked by both neighbours. However we rarely saw anybody so it didn't interfere with our enjoyment, and should the property be available we would not hesitate to stay again.

A great home home away from home

Me and my family had a great time and really enjoyed the house the owners was nice and helpful we didn't have any problems everything was on point and plenty of room the house is in a good location and about 10 minutes from Disney world and close to restaurants and shopping and more restaurants and shopping on the next exit upi really recommend if visiting Disney world and other parks we will visit again in the future thanks again

Davenport retreat

We stayed for a month with 6 adults. The house was spotless when we arrived and checkin was a breeze, exactly as stated in the information. The pool and lanai area was clean and comfortable with plenty of seats and lounge chairs for our group. Plenty of linen and towels provided. The Davenport area is very quiet. There is a Publix grocery store and pharmacy nearby but other shopping is about a half hour drive away. You must take hwy 4 to get anywhere closer into Orlando and unfortunately hwy 4 is always busy. That was really the only downside to being in this area. Overall it was a great vacation and a great place to stay and we highly recommend it. We wanted a bbq while we were here. It was suggested we contact Nohasslevacations.com for the bbq rental as a bbq does not come with the house. Their name should actually be NOTHINGBUTHASSLE. We are a very easygoing group, but by the end of our month,we were so frustrated with their lack of communication that all we wanted to do was get rid of it. They delivered the bbq, for a 20 day rental, with a quarter tank of gas, and we were told it would be exchanged the next day - never happened, even after numerous calls and texts.Our rental period ended on the last Tuesday of our month rental and on Wednesday we texted them telling them we would be leaving on Friday and asking when they’re picking it up. This is now Friday morning and it’s still here. We DO NOT recommend using them.

Wonderful vacation home

The pool was amazing. We paid extra for the heat to be turned on and it was actually warm. The house is spacious for 10 people and their were plenty of bathrooms. And Roy was very pleasant to work with.

Perfect spot for the price!

We very much enjoyed our stay at this villa. From the start, the owner was easy to get in touch with and very responsive to our questions. The property is close to Championsgate restaurants and an easy drive to Orlando attractions. There was lots of space for our family to spread out. We found the interior to be very clean and comfortable. The kitchen was very well stocked with cutlery, dishes, and necessities to get us through the week. We recommend this villa!

Another Great Golf Trip

This was the second year in a row where we stayed at Roy's house for our golf trip. We will definitely stay here again next year, providing the price remains reasonable. Very clean and well maintained. Exactly like the photos. The furnishings are somewhat dated but in good shape, although the dresser in the bedroom with two single beds needs to be replaced because the drawers fall out when you open them. Apart from that, everything else was top notch. Mark C.

Stay was excellent, house was clean and tidy. It’s huge, double bed options as well as singles. The pictures don’t do this place justice as it is really beautiful. Pool area is lovely kitchen diner lots of space. You will need a car to get to this place as it is very close to champions gate however walking would take roughly 40 mins. Loved our stay and will recommend to others and would stay again. Thank you

Orlando 2023

Had a great week in Orlando with the family. Roy’s home was wonderful to stay and relax after a full day at the parks etc. With plenty of space for all to move around, and all the amenities required. we loved the pool, the table tennis table & pool table. Situated at the end of a quiet cul-de-sac in a lovely residential area it was perfect. Highly recommended. Next time we are in Orlando we will definitely stay again.

Roy’s property was of an exceptionally high standard and fitted out with anything you could possibly need while on vacation, I would fully recommend Roy’s villa it is in an excellent location for supermarkets, fast food outlets, and awesome steakhouses, and also convenient for the main motorway

My wife and I live in Essex south east of England and this year of 2016 we have been married for 50 years. Since purchasing the home we have spent every May, mid Nov. to mid Dec. at the villa . We have two married sons with grand children from both, between them they occupy the villa over the six weeks summer holiday period.
In The UK we have a family contracting plumbing business and employ on average 35 - 40 persons. Draw back of a family business it's extremely difficult to spend vacations away together.
The photograph shown is Courtney 12 yrs second eldest grand child with Connor our youngest 4 year old grand child.

Why they chose this property

During 1982 to 1992 we had a Spanish family holiday home that in the later years we became less interest and chose at times to go somewhere else rather than back to our Spanish home. Therefore we sold up with no intentions of ever owning another home. Until approximately 2000 / 2002 decided we had enough of staying in hotels and visited a few European countries to look at purchasing another home but nothing grasp us to go ahead. Then we went to Florida in 2003 and that was it, we decided to purchase our villa which we took occupancy in November 2004. My retirement will be soon and intention are to stay out there for longer periods Don't see us getting tired of staying there, the friendly Floridians, the place, provides so much interest and diversity that we shall be continuing to go there more often for many years.

What makes this property unique

Main reason for choosing the home we have was the spaciousness of the villa, small neighbourhood, quiet location, local shops, local restaurants and the rear outlook to a conservation area therefore no problem with privacy as many other homes literally back to back onto each other with little ground between them.
