Our Penthouses offer a great space for you, your family, or your friends to enjoy everything the river and the surrounding areas have to offer. With direct river access and a picnic area for your use, there will be plenty of things to do right on your own doorstep. Tube rental, swimming, or just kicking back and enjoying the view. This is a new house and can accommodate up to 15 people so you won't need to leave anyone off your invite list.
The house has 4 bedrooms and 3 baths. The living room is equipped with a television set and cable. There is also wi-fi for your convenience.
There is a outdoor barbecue pit and the kitchen is equipped with standard appliances and pots and pans.
PLEASE NOTE: Linens and towels are provided with any rental!

Good stay, but there are a couple of items. There were very few towels, low toilet paper, one role of paper towels, low trash bags. It you should state to bring your own towels, toilet paper, paper towels and trash bags. Also you may want to let renters know that the concrete is very slippery as we had a family member fall and hurt her knee.
This is our third time staying at this property. Easy check in, always clean and well maintained with plenty of space for our friends and family. Adequately furnished for a weekend grant away. Our summer weekend stay is always enjoyable! We’ll be back
This house was very clean, having the downstairs bathroom and bedroom was a huge plus for us. There were 6 adults and 4 kids and we could’ve fit plenty more. The river bank on this side of the river was very rocky but just across was perfect for the kids with a more flatter surface. The river was low but the kids found a spot within 20 feet from us with about 5 feet deep of water. We really enjoyed our stay and the property manager was very quick to answer any of my questions.
Location is perfect however the property wasn't just dirty it was filthy and out right nasty. A good deep cleaning is very much needed inside and outside. Also needs to treat for roaches. The semi private river bed is filthy with trash and broken glass everywhere. We didn't even use the area because of this. It was also open to everyone else in the neighborhood. Main reason we picked this property was because of the semi private river bed and river access. Total waste.
Property needs A LOT of cleaning and repairs. Railing on top balcony is "secured" by a rope.
House was dirty and filthy had to clean ourselves the house. Called management on duty and took pictures. No TV available through out my whole stay because cable box wasn’t working. Few things broken inside the house and manager took note of. Also manager was not able to refund our cleaning fee since we had to clean microwave, oven, counter tops, floors. I will never rent or recommend this property.
Stayed here with 15 friends, great place. Great location. Great patio. Plenty of beds. We did not use them but the couches look like they pull out. I’d say the only downside was the mattress covers feeling a little uncomfortable but we didn’t lose sleep over it. Bring a mattress topper and you’ll never notice. Overall it was a great place to stay at while floating the river
Tracey was very nice and responsive to any questions I had. The house was nice and had an awesome patio that overlooked the river to hang out on. We will be back.
We had a great time. Everyone loved our vacation and time together. House was large enough to hold us all. If I could change anything for our large group would be the bed combinations. The kids were ok with everything. The adults were not so comfortable with the bottom bunks. I personally wish the distance from the house to the water wasn't so far. The stairs were somewhat exhausting and became a laughing point. We did have a problem with the WiFi not really working. We had a college student that needed to finish an on line course and two working realtors. But we had a great trip in a great house making great memories.thank you.

Large house with plenty of beds by the river
This house worked for our large family. There were plenty of beds and ample space to set up mats if needed. It was not very clean upon arrival. The bunkbeds were very dirty (around the mattress) and needed vacuumed. All of the towel racks fell right off the walls when we hung our towels and so did the toilet paper holders. The toilet seat in the master bedroom was cracked and no one bothered to replace it even after calling in about it. There are no linens or towels - as described so this was not a surprise. Bring your own sheets, pillows, blankets, towels, beach towels, washcloths, towels for the kitchen, dish sponge... You literally need to bring everything. There are basic kitchen utensils, pots and pans, dishes, coffee cups and plastic drinking cups. To get to the river, if you are upstairs at the house, you have a very steep set of stairs to climb and another smaller set to get to the road which you have to cross and then you have to cross a piece of property and then more steps to get to the water. This was not ideal for my 84 year old mother in law and handicapped sister-in-law but again, this is not misrepresented in the description of the house - just letting readers know to be prepared.
Others complained about the air conditioning in their reviews but we had no issues at all with the upstairs or downstairs being cool enough.
Overall, the house worked very well for our large family - just be aware of the above if you go.

Beautiful home and lovely environment!
Thanks for sharing your home. We had a great time in a super location. The house was a perfect river property. You were very helpful with any questions. Just a note that on the lower lot by the water people had left trash. There were a lot of bugs too in bottom room. All in all was great trip.

It was good just needs cleaning and air-conditioning for down stairs
Nice location. Big house. Only complaints we had was that the downstairs room was very hot. No air-conditioning. Floors wasn't very clean, front door definitely needs cleaning and dishwasher wasn't unpacked but we still enjoyed staying there.

Nice location, clean property
Overall we had a great weekend at this property. We had 4 families staying at the house for a soccer tournament in San Marcos. You might want to bring earplugs if you want sleep before 2-3am. Seems to be a big party area and our neighbors in Penthouse #1 were playing loud music and out till 3am. The kitchen was nice and big. The full sized beds on the bottom of the bunks only have futon mattress and they were a little uncomfortable. Also there was little to no wifi signal in the house. We were told to walk towards the yellow house to get a stronger signal. Also the downstair room never really cooled off and was very musty. Overall we had a great weekend. The kids loved having river access right there. We would rent this property again.

Lovely respite on the Guadalupe
The house was lovely!! The pictures don't do it justice. The kitchen is amazing. The beds are comfortable. The fourth bedroom is a separate space on the bottom floor, including a shower and toilet. The house is situated on a hill, and there are steps leading down into the river. It isn't ideal for small children or the elderly, but it is worth it because as this property is past the horseshoe, the number of tubers passing thru is minimal. It is just a few minutes away from Gruene hall, and there is a grocery store less than 5 minutes away. My family had a wonderful time here. We look forward to the next time!!
