GREAT OPPORTUNITY TO VISIT ROME LIVING IN THE HEART OF THE CITY!!

THE DISTRICT
Centre and heart of Rome, close to all tourist attractions, in one of the most beautiful and elegant areas of Rome (Rione Campo Marzio).
The neighbourhood is home to the most prestigious fashion and design brands, but also to major brand shops (the Apple store on Via del Corso is said to be the most beautiful in the world).
Restaurants, Roman trattorias, and historic cafés. It's all to be discovered.
Everything is within reach... of your feet. There is no need for public transport. All the major attractions can be reached with pleasant walks and the Tiber River with the backdrop of the dome of St. Peter is really just a stone's throw away. Piazza di Spagna and Trinità dei Monti, with its magnificent staircase is around the corner, as is the magnificent Piazza del Popolo with its magnificent obelisk.
But my favourite place to stop and drink an excellent "Morocchino" or a quick sandwich is in the same street, and I'm sure it will also become your favourite place "La Buvette".
Furthermore, it is pleasant and unusual to listen to the sound of the various musical instruments of the students of the Accademia di Santa Cecilia in Via Vittoria, walking along the same street as the apartment. Inside the Academy, there is a small theatre where good concerts are often held. A real gem!
In the nearby Piazza Augusto Imperatore, a project is being carried out that will transform the entire square into a pedestrian area up to the banks of the Tiber. In 2023, the 5-star Bulgari Hotel Roma, the most luxurious in Rome, was inaugurated in this square.
A supermarket is available 24 hours a day, 7 days a week three doors away, as are other well-stocked food shops in the adjacent streets.
In summary, an apartment to live as a true Roman lives, in true and historic Rome, among the music, colours, smells, and flavours of the heart of the city, but at the moment still devoid of the large tourist mass of other Roman neighbourhoods.
The area is safe and well-controlled by the public forces.

THE APARTMENT
The apartment is located on the second floor of a building in the historic centre, WITHOUT ELEVATOR.
The rooms overlook the street (ZTL area reserved for residents and public transport) and from the windows, you can admire the comings and goings of the people and also a beautiful white cat that lives in the building opposite which always basks in the sun on the windowsill.
The apartment is very bright, with high ceilings and characteristic Roman floors. It is equipped with every comfort with refined and recently renovated furnishings. A place where you can feel at home and relax after admiring the beauties of Rome.
The apartment, thanks to the thick walls, always keeps very warm in winter and very cool in summer, and the shutters also help to mitigate the sun during the summer heat.
It consists of:
-1 bedroom with a very comfortable queen-sized bed and large wardrobes.
- 1 large living room with 1 double sofa bed, 1 dining table with 4 chairs, 1 small armchair, 1 table for working, books and games and of course 1 Smart TV and a fast unlimited WiFi.
- 1 large bathroom with a large shower, washing machine, toilet, bidet and sink, wall hairdryer, scales and comfortable lockers.
- 1 separate kitchen equipped for 4 people, with dishwasher, double function micro-oven, American and Nespresso coffee machine, kettle, blender.
- 1 large entrance with a coat hanger, armoured entrance door, with numeric keypad and/or key opening.
- 1 small service balcony overlooking the internal courtyard for drying laundry.

The apartment is suitable for couples, single people and families with small children and teenagers. It is not advisable for people with mobility problems or with heavy luggage, even if the stairs are very comfortable.
A cot is available free of charge with prior request.

HOUSE RULES
- The apartment is on the 2nd floor WITHOUT ELEVATOR.
- Obligation to declare to the police: send copies of documents well in advance (passport, or identity card for the foreseen countries)
- Maximum occupancy is 4 people (including children from 0 years old),
It is forbidden to invite strangers and/or people not registered with the Police Headquarters into your home.
- Smoking prohibited
- The tourist tourist tax is mandatory. From 1 October 2023 the tax is 6 euros per person per night for a maximum of 10 days, (excluding children up to 10 years of age) to be paid, upon receipt of invoice, to obtain access codes.
- Parties and noise are not allowed after 10 pm.
- Animals are not allowed (due to allergies)
- The collection of separated rubbish is mandatory, according to the instructions given in the apartment.
- Due to the recent energy restrictions due to the Russia/Ukraine crisis and global warming, the Municipality of Rome has set deadlines for both heating and air conditioning which we are required to follow, making our guests as aware as possible:
- Heating according to the rules of the Municipality of Rome (times and times - generally from November to March, max 21C/70F)
- Air Conditioning: according to the rules of the Municipality of Rome (times and times - depending on the season min 24C/75F).
Heating and air conditioning must be turned off with the windows open and when leaving the apartment.

IMPORTANT: communicate the arrival times at the apartment in advance.
- SELF CHECK IN: apartment ready from 2 pm, unless previously agreed.
- CHECK-IN in person (if requested) from 2 pm to 8 pm maximum) unless otherwise agreed.
- CHECK-OUT: maximum by 10 am. The apartment must be left in the same condition as when you arrived (no dirty dishes in the sink and no rubbish in the apartment).

- For extended stays (more than a week) the guest will be provided with everything necessary for cleaning and changing sheets and sets of bath towels. There is no cleaning service during stays.

Inaccurate description

Property was described as having two easy flights of stairs. There were four flights of 48 stairs in total. Lugging up 2. 20 KG suitcases wasn’t much fun. Air conditioning could not blow out a candle. The photographs showed a toaster there was no toaster and when we asked for one we were told to use the microwave. All in all a bit disappointing.

Es war ein sehr authentisches Leben in einer römischen Wohnung mit ursprünglichem Flair, wie z. B. Flügeltüren, alten Fenstern mit Läden innen, etc., dennoch hatte die Wohnung modernen Komfort. Antonia hat uns persönlich begrüßt und hatte allerhand Tipps für uns. Schön war auch die Musikschule in unmittelbarer Nähe, man hörte Gesang und unterschiedliche Instrumente.

Had a great anniversary stay

We very much enjoyed our stay at Antonia's apartment. The location was amazing. Stepping right outside our door and having immediate access to grocery, shops, the Steps, and whatever else we needed. We were able to walk to 3 of the 4 churches featured as part of the Jubilee and took the metro to the 4th. It was quite an experience to pass through all 4 of the holy gates. The apartment was equipped with everything needed, outside of an oven. Although we were able to make due with stove top for the meals we made at home base. It was a fabulous city and place to begin our 2025!

We stayed at the apartment near the Spanish Steps for one month. The location could not be better. It is between two metro stations and a ten minutes walk from many famous Roman attractions. The apartment itself is on a smaller street, and although there was continual city bustle, we were able to find quiet with a ten minute walk to the park Villa Borghese.Arrival was easy and the host provided many helpful tips. The host was very kind and knowledgeable, and offered good advice throughout our stay.The apartment was clean and supplied with fresh linens and towels. The bed and fold-out sofa-bed were comfortable. The bathroom was clean and there was plenty of hot water. We were there in the winter, and the apartment was comfortably warm.The apartment has everything for a comfortable long stay; A good washing machine (no dryer), a galley kitchen with microwave and gas stove-top (no oven). The WiFi is up-to-date and was strong in all parts of the apartment. There is a grocery store next door that has everything that you might need, and there are other food shops nearby for more picky eaters nearby. And of course, there are many restaurants and cafes in the neighborhood.For the active tourist I can not imagine a better place to stay in Rome.

We stayed 2 weeks in this amazing apartment. Based on the reviews, we had very high expectations. Those expectations were exceeded multiple times. The apartment is spotless, the rooms larger than we expected based on the pictures in the listing and the location excellent for enjoying the splendor that is Rome. We could easily walk nearly everywhere, the Spagna metro station is very close by for longer journeys. The washing machine and dishwasher made our stay efficient. The bed is very comfortable and the shower roomy enough and excellent hot water. We did not use the sofa bed and would be cautious of a second couple using it for anything other than a sort stay. We generally had breakfast in the flat and on many evenings enjoyed a light meal of wine, bread, meats and cheese at “home”. There is a 24 hour grocery within 25 meters. The Via del Corso and the Spanish Steps are close by for an evening stroll. The very best part was the warmth and hospitality of Antonia, the owner. She was responsive and welcoming. Her suggestions for Rome were prepared by her and extremely helpful. This apartment is perfect for a couple and perfect for a longer stay. One couple could easily stay a month and not feel crowded. We have stayed in over 30 VRBO properties, most of them excellent, but this one is likely the best ever.

Just loved it

I’m making eye contact with the camera and shaking my head with a knowing smile, a la Stanley Tucci. If you know what I mean, then you belong here. Not swanky but perfect for seasoned travelers. Plenty of room for suitcases and lounging about in between long walks and incredible meals in the one of the most amazing neighborhoods in Rome. Antonia is a gem!

Rome in August

The apartment was very convenient, walk out and you're there so many wonderful things within walking distance. So many cute restaurants around every corner. Loved the location. It just has no lift and it's 50 steps to the door. Also, if you're going in the summertime, you just have to know that it's gonna be really hot. Air conditioning is only in two rooms. and you might want to bring extra extra towel and washcloth. I personally thought the bed was kind of hard and the sofa bed was softer. But for a short trip, we were there for days. It was perfect.. The location got the star.The owner was also quick to help when we were not able to get in right away with the self check-in.

First the host Antonia was very hospitable and easy to communicate with. Made great recommendations and guidance on how to get around. The apartment was very clean, comfortable and meets every need. Lovely Apartment in Central Rome

We stayed at Antonia's apartment for a week this past summer. The location is perfect -- it's close to so many wonderful things to see and do. Also, the apartment itself is perfect for a couple. It's clean and spacious. Furthermore, communication with Antonia was great and she was wonderful about answering questions during our stay there. Highly recommended.

A Delightful Holiday in Rome

We had a delightful one week stay in Antonia’s apartment. It is a large, well appointed and comfortable apartment in a fantastic location. The apartment is exactly as described. The kitchen is very well equipped. Large refrigerator and dishwasher, with multiple coffee pot types and an electric kettle. The bathroom is large, with great water pressure, plenty of hot water, and a lot of counter space. There is ample closet space in the bedroom. Antonia communicates very well. She is very nice to offer suggestions and keep you updated on local events. Check-in and check-out was a breeze. I would highly recommend staying here.

Spot on location

The apartment was spot on in location. It's just minutes away from Spanish Steps and a nice walk to Trevi Fountain. There is a Metro station close by as well. The rooms are large and homey. Queen size comfy bed. Well equipped bathroom and kitchen. No elevator/lift and it's in the second floor...so stairs. There is a grocery store just a few doors down. Would definitely return.

Right in the center of the action

This is a spacious and stylish apartment in the epicenter of Rome’s most fashionable neighborhood. There are dozens of cafes within a short walk. The apartment had everything we needed— a well equipped kitchen, very comfortable bed and couch, and a spacious bathroom. Antonia was very good at communicating, and we were able to self-check in easily. The only negative was that the upstairs neighbors had a very loud party one of the evenings we were there, but it was over by 10 PM. Overall we had a very nice stay at the apartment and would highly recommend it.

Wonderful stay at Rome

We enjoyed our stay at this apartment as family of 4. Rome was last stop to our Europe trip, and I am so glad we found this apartment. Walking distance from metro, attractions, and restaurant. Every evening we use to have our gelato and walk down the street to Spanish steps and Trevi fountain to hang out. Once we went to Trevi fountain early morning to avoid the crowd and it was serene. Excellent communication from owner throughout the check in process and check out process and thanks for connection us to local tour guide who helped us with our Vatican city tour. Wish we had few more days to stay at Roma!!

Very Cool

Great location a short walk from Spanish Steps with metro station 3? stops from Termini Train Station. Downtown on narrow one way street so some street noise (and music academy practice… nice!) but very quiet from 10 til 7. Tall shuttered windows also in bath and kitchen on quiet courtyard side. Well equipped kitchen with dishes/pans/utensils and staples like olive oil, salt-pepper etc. Will hopefully return someday!

A Week in Roma

We arrived by returning a rental car at the airport and were met by a driver arranged for by Antonia. Within a half hour we were delivered to the apartment in a crowded but delightful area of Rome. Clearly the neighborhood is historic within a few blocks walk of Piazza Spagna and the romantic Spanish Steps. There are ample fine dining restaurants within a short walk, as well as amazing shopping, and places for a quick pizza and gelato. The convenience of a 24 hour grocery and deli next door is indescribable. The metro at Piazza Spagna made it easy to get to places like the Colosseum or the Vatican in a few minutes instead of a 45 minute walk. However, almost everything of note is walkable, if you like walking and many Italians do. It's amazing to get out on the Via Del Corso on a Sunday Afternoon when motor vehicle traffic has been suspended and 10,000 Italians ar taking their afternoon stroll. Loved the ample room and convenient furnishings of the apartment. Even the two story walk up became routine after a while. We slept well, dined wonderfully both in the apartment and at local establishments. We enjoyed being picked up by a private driver and taken to the airport to catch our flight. Antonia has a terrific place and plenty of information and advice to make anyone's week in Roma memorable!

Centrally Located Residence = very fun and efficient stay!

1) Location: 4/5 a. Proximity to attractions: 5/5 i. We didn’t take a single rideshare service or taxi during our entire stay. We saved a solid $750+ walking. b. Noise: 3/5 i. The street is gorgeous, but is very much a pedestrian street. Be it the people singing at 2am or the grocery store next door working on cobble stone streets at 5:30am…it is loud. 2) Cleanliness: 5/5 a. The dishes were clean. The floor was clean. Bathroom was clean (unlike when we went to Paris in 202…it was nasty). You’re not going to feel dirty laying down in the bed or taking a shower. 3) Comfort: 4/5 a. Due to the noise, and the sofa bed not being “enough” for a full-grown adult, had to give it a 4/5. (Not enough to give it less than a 4/5.) b. Main bed is VERY comfy. 4) Communication with owner: 5/5 a. Didn’t meet up w/ Antoni, but she was SUPER helpful. If you need anything, she is your girl. Misc: 1) Trash: a. Drop off is about a 3-5min walk (depending on speed). NOT a big deal, just something to be aware of. b. Sidenote: don’t forget your trash on doorstep (not allowed). The upstairs neighbors will take a photo and send it to Antonia. Don’t ask me how I know…LOL 2) Groceries: a. There is a small, albeit well stocked store about a 20sec walk from apartment. Don’t compare it to a mini-Walmart. However, this location had literally 95% or more of everything we needed. Summary: Overall 4/5 - Would visit again without hesitation.

I was born and raised in Rome that I love and know very well and that continues to surprise me for her beauties day after day. I retired after 40 years of work at Procter & Gamble, where I worked with passion and fun in the human resources department. Now I enjoy managing this apartment, as well another in Spoleto inthe Umbrian region north of Rome, received by inheritance. I love to get to know other cultures and customs around the world.
I'm a volunteer as clown in hospital. This is avery active activity both to attend at the hospital services and to continue in the growth of my clown path with monthly and stimulating traning sessions ... a world I'm discovering day after day and I'm very pleased with it.
Antoher passion is cultivating olive trees in the beautiful town of Spoleto in Umbria, where I spend most of the summer with my brothers and sisters and where we produce the best extra virgin olive oil for fsmily and selected friends.
Summing up in three words: Culture, Nature and Family Including Cooking! ... because I love cooking which I believe is sharing our love through the food in god company!

Why they chose this property

This holiday home has been a family home for generations. When I received it in the 1990's, it was basically occupied by my mother-in-law. After her death and after my retirement I wanted to use it to rent it to people who wanted to know Rome and feel at home. My family taught me the art of hospitality, so I try to combine this art with my passion for discovering new cultures, and knowing people from all over the world, also getting an income that helps me manage the property better that I will leave to my two children.
