Our Catalan villa situated in a very quiet location on the outskirt of the historic village of Laroque des Alberes with south facing views onto the foothills of the Pyrenees.
Behind electric gates, the villa is on a large secure plot – fencing and hedging surrounds us - with no immediate neighbours so guaranteeing privacy and tranquillity, this 175m2 three bedroom, three bathroom villa has been redeveloped and features central heating/air conditioning system throughout the house, modern and well equipped kitchen – oven, induction hob, microwave, large fridge freezer, kettle, toaster and, most importantly, dishwasher - modern shower rooms and bathrooms, utility room with washer/drier, ironing board and iron, WiFi Internet, flat screen TV, docking station for music. The lounge/dining room have French doors leading to the south facing veranda with outside seating for al-fresco eating; vast paved sunbathing space, with relaxing sun loungers around a large heated (chargeable in early and late season) pool - maintained weekly between late May and end of September - and a pergola with charcoal BBQ, it is the perfect escape in rural France.
We also provide a travel cot and high chair for our very young guests. Our winter guests will enjoy central heating, electric towel rails in the bathrooms and a wood burning stove in the living room.
The master suite is upstairs and features a Super King Size bed and a balcony with uninterrupted views of the Pyrenees, a private shower room – enclosed quadrant shower, wc and basin - and another room which we use as a dressing room offering therefore, plenty of storage.
The twin bedroom is on the ground floor and is fully ensuite – with shower “a l’Italienne” (walk-in), wc and basin and the third bedroom is also a twin room located on the lower ground floor, also with walk-in shower, wc and basin. This studio bedroom also has a west facing private terrace. Please note that all bedroom windows have shutters.
Seemingly in the middle of nowhere and yet in the centre of so much, the medieval village of Laroque des Alberes with its narrow streets and it’s ancient Chateau is a 15 minute walk away from the property and offers all the amenities of a French village including bars, restaurants, assortment of small shops – mini market, baker, butcher, chemist, tabac, post office and a Tourist Office!
The nearest beach is 9 km away at Argeles sur Mer, a lively resort with beach side cafes and restaurants, also offers you a choice of long sandy beaches, which is one of many in the region fronting the Mediterranean beyond.
Access to the French motorway network is fifteen minutes away, whilst Perpignan accesses the French TGV network. The airports of Perpignan – 30km/45 minutes, Carcassonne – 155km/1h30 hours, Bezier – 140km/1h30 hours, Montpellier – 190km/2 hours and Toulouse 250km/2h20 hours in France and Girona – 95km/1 hour and Barcelona – 190km/2 hours in Spain offer great access to this region
The perfect picture postcard town of Collioure with all its bustling restaurants, bars, art galleries and shops is a twenty minute drive away, whilst the Spanish border is a similar distance. Further south is the town of Cadaques, the beaches of the Costa Brava. The town of Figueres along with the Dali museum is forty minutes away; while the historically significant Catalan city of Girona is an hour away. The Catalan capital, Barcelona, is two hours by car (or 55 minutes by train from Figueres).
Forty minutes to the north sits the historic city of Perpignan, while further up the coast are the renown cities of Narbonne, Bezier and Montpellier. Just ninety minutes away is the UNESCO world heritage at Carcassonne.
For those interested in walking, the Puig Neulos (Pic du Neoulous) sits above the village with several walking trails to the summit, some of which starting a few meters away. For those with greater mountain wanderlust, the town of Villefranche de Conflent is 50 miles away along with the Eastern terminus of the Little Yellow Train that meanders through the mountains to the highest railway station in France at Bolquere Eyne at 1592 meters above sea level.
To the west of the property – and viewed from the garden, sits the majestic Canigou Mountain (Pic du Canigou). Snow-capped through to early summer, its profile dominates the region’s landscape.
Situated amidst Catalan tradition is one of the largest wine producing areas in rural France boasting one of the highest number of sunny days in France and surrounded by mountains, sea, history and gastronomy, it's easy to see why there’s something for everyone in this wonderful part of France.
