"GRAN PANORAMA" is a house with 70 m² of living space and a 2,500 m² garden on Monte Subasio (the sacred mountain of Saint Francis of Assisi). The house stands high above the enchanting Roman village of Spello, 5 km away, and the other splendid towns of the Valle Umbra which are rich in artistic and cultural heritage.From the large terrace there is an extraordinary view which takes in four regions of central Italy: Umbria, Marche, Lazio and Tuscany. The view extends for 142 km.Situated in the centre of Umbria, the house is an ideal base for exploring this beautiful region which is known as 'the green heart of Italy'. Within easy driving distance are many fascinating and people-friendly historic towns such as Assisi, Spoleto, Perugia, Todi, Orvieto, Gubbio, Montefalco, Trevi and Bevagna. It is also a suitable base for day trips to Rome, Siena and Florence.The house, which lies on the edge of the nature park of Monte Subasio, is an excellent starting point for nature walks on marked paths. Not to be missed is the trail along the old Roman aqueduct which joins Spello to the tiny walled village of Collepino: a walk which combines history, landscape and naturalistic interest.

Vi havde en dejlig uge i det smukke hus på bjerget. Udsigten er helt ubeskrivelig og alt i det smukke hus fungerer. Vi blev modtaget af de søde værter og blev grundigt instrueret i alt vedrørende huset og området. Spello er en smuk by, der findes en sti derned på 4 km . Vi kan kun anbefale denne perle.
Mountain Top Retreat with a Perfect Location in Umbria
Amazing... the physical structure is stunning... the view is even better! Our gracious hosts were so accommodating and very easy to communicate with... Stefano and his lovely wife actually "rescued" us when we got lost on the very first day of our arrival. Long story but with an amusing ending. Located near many touristy sites... Perugia... Assisi... Spoleto and of course the nearby village... Spello. We enjoyed the solitude and the panoramic view.. a perfect balance. Excellent value for the money... Thank you again Stefano.
Stephano’s place is so peaceful and lovely! The view is to die for and the pool is a refreshing treat on a hot day! Stephano was helpful and communication was great! We would definitely stay again!
We have been here before in 2017 and loved it. The views are spectacular the house is fully equipped and you can bbq as well. There is a lovely small village just 3-4km away that has a bar and restaurant in the evening which we highly recommend if you don’t want to cook in the evening. The plunge pool was perfect to go in to cool off then sit under the umbrella again.
The views at Gran Panaramo are simply beautiful and have to be seen to be believed. Stefano and Anna were the perfect hosts and the house had everything you could possibly need. The lovely town of Spello is right on your doorstep, with Assisi, Montefalco and Lake Trasimeno not too far away. I would happily recommend the house to anybody and look forward to coming back one day.
We had an amazing time. The pictures don’t entirely do the view justice. It is a bit of a drive up the hill from Spello but the view is worth it and only 5 minutes from town. The house is well equipped and Stefano was incredibly helpful. The pool may be small but it was perfect for cooling off and relaxing in the sun with a cold drink. I would stay here again in a heartbeat.

Zudem ist die Unterkunft ein idealer Ausgangspunkt für traumhafte Wanderungen auf den Monte Subasio, entlang eines römischen Aquädukts durch die Olivenhainen, zu romantischen Bergdörfern. Wir können das Ferienhaus mit seinem netten und gastfreundlichen Vermieter sehr empfehlen.
The host was super friendly and literally went out of his way to make sure we had a great stay. We wanted to do the Aqueduct walk, which he helped to plan and implement, but we only wanted to do it one way. He met us in Stresa and drove us to Collepino so we could walk back to the car, playing tour guide along the way. He made a dinner reservation for us the first night at a great restaurant. The place itself is amazing, fully equipped with more things than you could need, an amazing view that never got tired and a modern rustic decor.
I cannot praise this house enough. We stayed here for a week as a family of five and loved every minute. Pictures do not do it justice, the house is so beautiful and perfectly equipped. The hosts were more than welcoming and helpful. It’s a real gem. We hope to be back one day!
We stayed at GRAN PANORAMA from Sep 26 through to Nov 16. The views out over the valley are stunning, and ever changing with the light throughout the day. We have travelled extensively and can say we have never found a better patio to sip wine, read a book or just chill and enjoy the vistas. The drive up and down the mountain was a bit intimidating at first but soon became an enjoyable experience. The owners (Stefano and Anna) thought of everything to ensure the Villa was fully equipped, and checked in with us often to see if we needed anything. The property is ideally situated for “day tripping” to the hilltop towns in Umbria. The seven glorious weeks we spent at GRAN PANORAMA flew by and we are now planning our return for next year. Thank you Anna and Stefano for making our stay so memorable!
Beautiful property and home with gorgeous views. Stefan and Anna were very helpful with checking us in, welcome gift of local products, local insights on hikes and dining. We thoroughly enjoyed the Roman Aqueduct hike and a hike to waterfalls in nearby Pale. Homemade dinners enjoyed on the patio was a highlight for our family. Thank you Stefan and Anna!
The perfect mountain retreat in a beautiful small old world Umbrian town.
We stayed four weeks in this beautiful mountain retreat on Mount Subiaso. The two storey stone cottage was very clean with a well equipped kitchen, a plunge pool we used daily, air conditioning and lovely outdoor covered balcony to eat breakfast and admire the sweeping Umbria Valley.
There is a 10 to 15 minute drive down the mountain to the old Spello town, but you must have a car, preferably small to negotiate the narrow roads and streets.
Our host, Stefano was delightful, very responsive to our needs via WhatsApp and an expert at using Google translate.
Spello has excellent restaurants, great mountain walks, an easily accessible supermarket and friendly locals.
We will return.

This is the 2nd time we have stayed at Casa Gran Panama. This is truly my happy place and feels like home. Stefano has put so much love into this home. Stefano and Anna are excellent hosts.
The view from the patios are spectacular! Whether it be morning coffee, dinner in, or evening wine, the patio is the best place to be. The house has everything you could possibly want and more.
The aqueduct trail is wonderful, especially followed by a dip in the pool after 😉.
I am very sad each time we have had to leave as it is never enough time spent in beautiful Umbria and Casa Gran Panorama.
Although we just left, I cannot wait to return. Would highly recommend Stefano & Anna's home.

Stefano's home is marvelous. There is an incredible amount of stonework that's gone into this home. It is a work of art. The view is spectacular and if you want to hike there are good trails just down the road. Stefano and Anna were great hosts and very good at explaining how things in the home worked.

The house had every conceivable convenience.

The property is incredible with truly panoramic views from the terraces. The hosts have created a unique space with a efficiently designed and well equipped cottage and amazing outdoor spaces. The location above Spello on the side of Mt. Subasio is extraordinary. Proximity to other hill towns and cities of Umbria made day-tripping easy. We had a great time.

Although Spello is a two hour ride from Rome it is well worth it. The views from the villa were spectacular and the villa was very clean and totally furnished. The hosts Stefano and Anna were extremely helpful with everything we asked.They even assisted and plans out our train journeys from Spello which was very helpful. The town of Spello is very charming. You cannot go wrong with this rental.
In all our experience of renting properties around the globe, we have never wanted to leave a property less than we did when the time came to (sadly) leave Villa Gran Panorama.
This outstanding house is positioned beautifully on the hillside halfway up Monte Subasio above the town of Spello and with astonishing views down the Vale of Spoleto. The property is very tastefully decorated and is superbly well-equipped. The grounds and rock garden, over a number of levels, hold a spacious dining balcony, a fine plunge pool, and an outside shower, as well as comfortable outdoor furniture. An additional pleasure is the warm, engaging, and exceedingly generous owners, Stefano and Anna.
The villa is perfectly positioned for visiting the Umbrian countryside and a number of the proximal attractive hill towns, such as Bevagna, Montefalco, Trevi, Spoleto, and Assisi, as well as Spello. It may be worth noting that the winding 5-6 km drive up to the villa is readily manageable.
We already long to return.
Our time at the villa was so special, and the house and it’s setting so beautiful and peaceful - I almost don’t want to write a review so I can keep it our little secret.
The villa is spotless, nicely appointed and very well equipped. The outdoor space is fantastic, with views that go on forever. The hosts are exceptionally lovely people who really care about the place and their guests. It is located just outside Spello, high in the hills. We went on great scenic hikes - along the top of Mount Subasio (came across wild horses); and along the 5.5km aqueduct trail from Spello to Collepino where we stopped for lunch and then walked back. Cool fact- Stefano was the architect for the aqueduct trail.
