Lower Balmore is a large secluded stonebuilt house set in 13 acres high above Loch Ness with wide open views of the world famous landmark. Hidden from view by trees on 3 sides, the house has everything you need for a comfortable stay, with bright and airy spacious rooms (all but 2 with big loch views), wifi, Smart TV, well equipped kitchen, and loads of space outside to take in the breathtaking views.

The ground floor features a very large comfortable lounge with open fire and piano, a large bright L-shaped kitchen and spacious hall/office with shower room. Upstairs are 3 bedrooms (one with Super King double, one with Queen size double, one with two full-size Single beds) – 2 with satellite TV – and bright bathroom.

The house is set in the friendly picturesque hamlet of Abriachan, with its community-owned woodland (with bird-watching, walks and bike trails) on the Great Glen Way – yet is just 15 mins drive from the city of Inverness, 10 mins from the famous Drumnadrochit and Urquhart Castle on Loch Ness, and within easy reach of essential tourist locations such as the Cairngorm National Park, the Whisky Trail in Moray, the West Coast or Dornoch with its golden beaches.

Tranquility on the hill

Loved this place so much. Could live here forever. House layout was amazing, plenty of space for the whole family. Loved just sitting in the kitchen and relaxing looking out the window or playing cards with the kids. It was so peaceful. Perfect for our needs.

The most peaceful spot in the world!

Lovely place. Every evening we had a min. of 15-20 deer grazing right around the house. An absolute awesome view of Loch Ness and surrounding areas. I would gladly live here the rest of my days. Five stars! 👍👍👍

Wonderful

This property is a great find. Foremost, the views are stunning and unique. It’s secluded and private. The home is loved and clean. Room to spread out, and helpful notes to help you navigate your stay abound. The hosts have thought of everything; we very much appreciated the toilet paper, paper towels, cleaning supplies, laundry supplies, milk and cookies, dvd’s and more. A storm knocked the internet out on our second day and Graham was easily accesible by a phone call to help us get it sorted. The home is ideally situated for exploring Loch Ness and Inverness and we feel fortunate to have gotten to stay here. We loved our stay and our teens agree. This was a gem of a property. Thank you for the memories.

Stunning views

Lower Balmore cottage is in an absolutely stunning setting, the views are out of this world. The house itself is clean and tidy and superbly equipped. Although it's large it is very homely and warm. There is so much to do it's impossible to list it all. But the beach at Rosemarkie is a must. I swam there twice during our stay. And the village is gorgeous too. Fortrose,close to Rosemarkie has shops and cafes etc. Graham, our host was most helpful and responded promptly to any questions we had. The only small thing I would recommend is that the welcome pack ne extended to two pints of milk, bread eggs and maybe a packet of bacon, but this is only a suggestion as the shop at Drumnadrochit is only 15mins drive and we shopped there the next day. Overall we had a fantastic week at lower Balmore, and recommend it highly. In fact we would most definitely return.

All about the views

What a fantastic break we have just had in this family home. You cannot appreciate the location until you drive down the private track and see the house, to turn the corner and WOW that view hits you, just breath taking. Location was a short drive to Inverness and other restaurants about 5 miles away. Definitely Definitely recommend to enjoy the beautiful Scottish scenery. Will certainly be returning. Beautiful setting - a perfect break

We loved staying at Lower Balmore. It was perfectly set up for us and our 8 and 10 year olds - huge rooms, stunning views and lots of space to run around outside. We were lucky with the weather and enjoyed walking, cycling and swimming in lochs in the local area. The property is absolutely wonderful and we would definitely come back in future.

Simply Wonderful

I am writing this review with some hesitation. Not because the property fell short but because am hesitant to let everyone know about this lovely gem of a cottage in the Highlands of Scotland and I am very tempted to keep it to myself. :) The cottage is as you see it but once there it is much bigger than the pictures. It is idyllically set on a hillside overlooking Loch Ness and has the most amazing unobstructed views. The cottage is perfect for families but I could see going there with friends too for a getaway. Its close to so many activities - we went before they reopened a lot of them on Aug 1 due to Covid19 restrictions, so we will be back to sample them in the very near future. Having said all that there are so many beautiful places to visit as day trips that are less than an hour or so from the cottage - the location is ideal as a base from which to explore the Highlands. The cottage is super cozy and comfortable. Most of all it was spotlessly clean. Everything is labelled with instructions which made it very easy to navigate the home and quickly become comfortable with the workings of the cottage. The fields in front of the cottage offer a lot of space if you have kids - to run around and enjoy the fresh air and we actually just stayed on property one day as we enjoyed it so much. Our host was super helpful not only on the workings of the cottage, very quick to answer any of our questions via email or text, but was also excellent with his local knowledge and suggestions of what to do e.g. how to find walking trails suitable for our 6 year old twin boys and the best beaches for fishing in rock pools ... The property handbook has everything you could need for the cottage and for local activities and things to do All in all it was just perfect - the cottage was as we had romanticised staying in the highlands would be, the views were breath taking and the location ideal for exploring, the cottage extremely clean and tidy and the host extremely friendly, welcoming, informative and responsive. Like I said we thoroughly recommend this a a great place to stay - but with some hesitation as I want to make sure there is availability so that we can re book it again for next summer or even this autumn. It was simply just perfect for our family

Excellent facilities and views over Loch Ness

I would like to endorse what all the other positive reviewers have stated, especially John O. (Aug 2017). The location and stillness are great. The details do not make clear that you are about 200 meters above the loch. This means that the views are spectacular, and sometimes you are looking down onto the mist over the water. The directions given by the owners made the property easy to find. I strongly recommend the Tesco delivery service, who know exactly where the cottage is, and deliver with no problem.

Phantastische Lage, hoher Erholungswert

Lower Balmore hat eine wunderschöne Lage mit einem einmaligen Ausblick. Natur pur, absolute Ruhe, der Alltag ist sofort weg. Das Haus hat alles was man braucht, sehr individuell eingerichtet, zum Wohlfühlen. Alles war sehr sauber und gepflegt. Wir hatten einen Traumurlaub. Vielen Dank an die netten Vermieter Rita und Graham.

Great property on a fantastic location

This is one of the houses you would like to keep for yourself. A beautifull well equipt home with enough space and enough room for everybody. The location is wonderfull as is the view from the house. For everyone thats like to have some pleasant days in the midst of the scottish highlands a must have. Also nice owners who, although they were not able to meet us in person, gave great directions an thougough descriptions of everything.

Our recent stay at Lower Balmore farmhouse with its beautiful Loch Ness view.

Dear Graham and Rita We are just back in England from our trip to Scotland. We would like to thank you for giving us the opportunity to stay in your lovely farmhouse overlooking Loch Ness. We were all very impressed with the accommodation and the stunning views from the house. When we arrived it had been raining and sunny, and there was a lovely rainbow over Loch Ness. We all soon found out very soon that the pot of gold at the end of the rainbow was your lovely home. We had a great time enjoying the lovely views both morning and night, as the scenery changed depending what time of day it was. We saw the deer in the garden and in the field below a number times during our stay and it was lovely. We also enjoyed sitting out in the garden early evening taking in the peaceful surroundings and relaxing with a small drink. The house was great for us, very spacious and homely. We loved the many homely things about the place including the piano in the living room and the many different books around the place. There was also instructions everywhere and the security of your phone number in case we needed it. The folder was very interesting and the things to do box was helpful. We thought the candle chandelier above the kitchen table in case of a power cut was a great idea. The kitchen was very well equipped and we used it every morning and evening after our day out sight seeing. The bedrooms were all a good size, with a nice long landing so we did not feel on top of each other. The two bathrooms were a great idea. The living room was very spacious and perfect for relaxing in, which we did every evening. Your directions to get to the house were very useful and it is in a very good locations for sight seeing. We enjoyed it very much and would have loved to have stayed longer. And you even supplied nice weather, which was a bonus. Once again thank you for letting us use your home. Should have stayed longer

This house and the location were amazing. Everything was well thought out from the directions on how to get there to the notes explaining how everything works. The house is incredibly comfortable, and very well located with plenty of activities and restaurants nearby. We had an amazing time at this house, and I wish I had booked a longer stay. The house itself is very large and spacious. The beds were comfortable, and the kitchen was well stocked. My daughter, who is 3.5, loved playing in the yard, swinging on the swingset, and she absolutely loved the shark bedroom. My husband and I just loved the view. We would just sit and look out the window (if the weather was a bit rainy), and we spent as much time outside as we could. I enjoyed a nice cider at the table in the yard and watched a pheasant run around one night! Would definitely stay here again. We absolutely loved it. It's a beautiful home with a beautiful view. Our last night we even got a rainbow! Just amazing. Made all my friends jealous when I posted pictures!

Amazing location , house was a let down .

Location AMAZING , views great , outside space great , the property not so great , large crack in hall ceiling , half inch gaps behind skirting boards , furniture in kids room ancient , small bedroom had patched up carpets the list could go on , last but not least Web cams about the house !!!!!! These should be taking down when people are renting , totally outrageous . All in all very very expensive for what was provided , paid a lot less for far better , would not use again .

In the centre of everything, but away from it all!

From finding this cottage on the site, through booking and to arrival, everything went smoothly. The owners were really responsive during booking, arrival information and directions were spot on, and the property was beautifully prepared when we arrived. The location is everything here. For our first visit to the Highlands, it was right in the middle of everything we wanted to see (Loch Ness boat trips, Loch Ness visitor centre, Urqhart Castle, Glen Afric, Inverness, Culloden, Fort Augustus...). Location-wise, the cottage has an enviable view over Loch Ness. The garden slopes steeply away about 100 yards beyond the cottage, and standing at this point, I felt like I could just dive into the deep black waters. The views from the windows and the garden are breathtaking. Inside, the cottage is everything one could wish for in terms of charm, comfort and convenience, with a fabulous heating system, supplemented by the open fire in the lounge, great showers, and all mod cons. It's so big inside the kids got a little lost on day one! But the thing this cottage offers which is unique against anything I have ever stayed in, is the artistic touch in the decoration, furnishings, and accessories around the home. Everywhere is homely, charming and quirky. it's hard to explain without being there, but the cottage itself is fascinating! Thank you for a fabulous stay. We will be back!

Simply amazing property. A holiday never to be forgotten! Perfectly located for easy moving around

Besides the breath taking location, the quaintness and heritage of the cottage and its setting in the post card type of surroundings, it became evident straight away that this was not just another rental property but someone's real home. The cottage was equipped with so many of those family extras that we simply had a truly unforgettable time. Whether it was the surprise of finding a well tuned piano ( my daughter plays the piano) or a properly stocked wood and/or coal fireplace, the huge fridge or the generous accessories, there simply wasn't anything amiss. Helpful, discreet notes explaining how to work the satellite TV or central heating system and other appliances worked wonders and saved us lots of time. Being a seasoned traveler with 30 years experience and with 54 countries visited to date, I can state hand on heart that my kids and I agreed that our stay at Lower Balmore Cottage was truly our best holiday stay to date. The Owner was ever so helpful at all times and asked for suggestions of how he could make the stay of those who would follow us, even better. Though we never met, I take the opportunity to thank him (once again) in here. I truly hope we will be back one day.
