About this property

In the grounds of a derelict château in Lézignan la Cèbe

THE DOMAIN: Our villa is one of the new houses built just beside the château on the property
.. where the old meets new, a dreamer has lovingly restored the old château and built 12 new houses ,and created 3 individual apartments inside the restored château.

The whole domain, enclosed and gated, is exclusive, charming, calm and surrounded with plants and greenery. The ca park is ample for guests and is very secure.

Enjoy the hot summer days by the large swimming pool.

Ground floor: Double bedroom with en-suite shower room; separate WC. Living room, dining area and kitchen. Wi-Fi, TV and DVD included.
First floor: 2 bedrooms. The larger bedroom has 2 single beds and a walk in shower. The second bedroom has two full size bunk beds. A family size full bathroom with a bathtub is on the same floor, as well as a separate WC.
Gardens : Both the front and back gardens are gravelled and planted. The back, which overlooks the village and mountains beyond, is ideal for breakfast in the sun (or shade if you prefer!) There is a shaded terrace at the front, complete with table and chairs, large sun umbrella, reclining armchairs and a built-in barbeque, perfect for a relaxing evening supper with family or a romantic dinner in the dying rays of the summer sun.
:The domain is on the edge of Lezignan-La-Cebe, an ancient village once owned by the Knights Templar. The village itself is a short distance (approx. 3 km) from the centre of Pézenas, famous for its association with Molière. You could cycle, take the bus, walk or drive to Pézenas which (to be honest) is what most of us usually do.
A short walk to the centre of our village brings you to a family owned grocer, a baker, hairdresser, post office, town hall, pharmacy, doctor , bar and visiting mobile butcher.

Parfait

Another fabulous holiday in Roches Fleuries
This is our second visit to Roches Fleuries and it certainly didn't disappoint. The property was immaculately prepared for us - clean, tidy and well resourced. It really does have a warm 'home from home' feel about it. The weather was particularly good for this time of year too which allowed us to make the most of the beautiful surrounding areas. We will definitely be back!

An amazing property, wheelchair accessible.
This property is brilliant. It is well equipped with home comforts. The outside area is great, we ate outside for every meal. It’s bigger than the photos suggest. The neighbours are very welcoming. The pool is stunning. Everywhere is accessible for a wheelchair user although the downstairs shower has one step into it (wasn’t a problem for us). The area has plenty of places to visit. The village is very friendly and the neighbouring town of Pezenas is stunning. We had the most amazing month’s stay. I would recommend it unreservedly.

Impressive location - good house for mobility problems
We liked the huge pool, and we liked the fact that there is a bedroom with enclosed shower. It is hard to find a house where there is a ground floor bedroom. The small garden at the back was super for my reading. It is peacful and has a nice view. The price is excellent and what with the bedroom on the ground floor, the pool and the price, we found the house to be great value. They say, Location, location, location, and this house has it.

Ten lovely days !
I appreciated this beautiful and private area in Lézignan -la-Cèbe where the house is situated yet walking distance Pézenas. The house is light and modern with a garden on both sides of the house. Next to the house is an old "Château" with some apartments that brings a lot of character to the area. It must be wonderful in the summertime when you can enjoy the garden and it's outdoor barbecue. I enjoyed my time !

A pleasant surprise
A delightful 3 bedroom property with just about everything you could think of readily available. The pool was excellent. The outside furniture was sheltered from the wind which made eating outside the order of the day for both lunch and dinner. What made the whole experience even better was the active support of the property manager and welcoming but not intrusive estate residents. We all returned home delighted with our stay and would heartily recommend the property to anyone. By the way, the bakery in the village (about a 10 minute walk) has as good a croissant as you will find as well as excellent bread (the children seemed to prefer their pain-au-chocolat so still need some education).

Lovely house in a quiet domaine. Great location.
A lovely stay in a well equipped very clean house. Everything was well maintained and looked very new. We particularly enjoyed eating out on the patio area in the pretty garden. The weather was very hot when we visited but the house was cool, and the fantastic swimming pool was perfect to cool off. The village, which has a shop and boulangerie, was a few minutes walk away. The house is close to Pezenas, a beautiful town with many great places to eat and a large busy market on Saturdays. We visited Meze and Marseillan fab seafood sitting right on the sea/port. There was so much to do and see in the area, we will definitely be going back.

So comfy with a beautiful view.
We arrived in April 2017, when the weather was just beautiful. 3 Bedrooms so there was plenty of room. Thank you to every one who was responsible for our comfort. There was plenty of places to visit all within 1 hour distance. We will recommend St. Guileme le Desert, the Saturday market and other places too numerous to mention here. Next visit will bring the whole family, because we feel that the place is made for families and children. Plenty of place for them to run around to do. Very calm, very secure, Just loved it.

Beautiful House with garden , 8 min from Pezenas
We were three couples from Sweden who rented this place for Christmas and the New year. It turned out to be a perfect house for all of us with a sunny garden, pool and barbecue area. Comfortable , spacious and just a 8min drive from charming Pezenas ( great little French friendly cultural town with alot going on and beautifully decorated for the festive with Christmas music playing in Public speakers!, truely joyful spirit). Easy access to various wine domains , the Sea and hiking paths. Great house located in a relaxing area with near access to everything . We can only imagien how beautiful this place must be in Summer time when the garden is in bloom and one can relax by the pool and enjoy late Summer night dinners outdoors trying out the Local wines !

A wonderful place - cannot recommend enough.
Positioned in a peaceful setting, this villa is the perfect retreat for those wanting to get away from it all. The surrounding scenery is stunning and the property itself spacious, clean, comfortable and modern. The pool is another bonus - somewhere to completely relax and enjoy the wonderful weather. A convenience shop is only a five minute walk away and the villa is not far from local towns and the beach. I cannot recommend Roches Fleuries enough.

Excellent visit and would love to go back soon!
I loved all aspects of my visit. The property was very attractive from the outside and the interior design was beautiful. While staying, we visited the nearby mountains, lake and beach which were amazing and I would recommend for anybody. Furthermore, the weather was perfect as it was around 25 degrees and sunny. Next time, however, I would love to visit when the swimming pool is open as we didn't visit in the summer!

We are retired couple, living in the UK most of the year, but love being here. We love the house, the neigbours, and countryside and the food. Not necessariliy in this order. The combination of vineyards around the area and all amenities that mingle and mix in the same vicinity are part of what we love.

Why they chose this property

The property is in a secure area ovelooking the countryside. The complex is built on the grounds of an old chateau. The view is wonderful. We are in our little world, in the country, part of the town, but not secluded. A unique location.

What makes this property unique

The villa is suitable for children and for a person with a reduced mobility.
