Great property, but, not "steps from the beach"
The property was located about 3.5 hours from Managua/Masaya/Granada region, when using the main highway 62, as it is undergoing reconstruction. It appears the road will not be done for a least 12-18 months (2025), so it's recommended to drive directly to RIVAS then back-track up to TOLA area. The entrance is a "service" entrance with limited signage. Arrive during the day, and signs will be visible. Once past the entry guard, the dirt road is not lit and traverses loose dirt/rocks with steep inclines/declines. A capable vehicle is highly recommended.
The home is clean, spacious and well built. Each room has A/C. The kitchen contains very basic items, and purified water is included. You will need to bring napkins, basic condiments, ice.
The back patio is heavenly, and each sliding door is screened. For those who don't religiously close screen doors (ahem children!!), be prepared for various wildlife to enter, such as Alacran (scorpions), crab, geckos and our favorite, mosquitos.
There a lots of towels and clean sheets for use by guests, and bath soap is provided.
Unfortunately the beach is a 3-5 minutes drive down. There seems like the home was built with a direct path, but, it is now overgrown and use is prohibited by the owners.
The beach is incredible, despite that use of any of the structures is also prohibited. As a bonus, there are also tide pools, which is a must-see.

We really liked the pool and the patio outside with all the patio furniture. The house is big and very comfortable. The caretakers are very kind and easy to deal with. They were ready to help with anything that we needed.
We had a great time in Nicaragua in large part due to this great property and the great stay we had. We did get out and explore the area, but I’d have been just as happy to spend my days roaming the beach and spending time by the pool. Local birds and wildlife in abundance made for great animal watching right from the patio.
We can’t recommend this property enough. The location and property is magical. We had a lovely stay there with the family. James and David the house management team were very helpful. The beach was very private and there are lots of beautiful hikes around the property. I would definitely recommend this property if you are looking for a relaxing stay in Nicaragua.
Great private location with incredible private beach. Caretakers kept pool and house very clean and were extremely nice. If you want a true authentic Nicaragua vacation book this home and you will not be disappointed.
If you have read the other reviews, then I will tell you they are spot one (except for the one very critical review). The house and location are spectacular. It is remote, WAZE or similar works very well. But it is the remoteness that is so special. The beach is virtually private and so beautiful, the ocean calm and protected by rock outcroppings on each side and the beautiful islands the place is named for, as I swam daily. That part was very important for me as currents can be very dangerous on the Pacific Coast. James, the British owner who is unfortunately stuck in not so Merry Old England right now with covid restrictions, was very communicative and helpful as was Alfonso, the care taker who lives across the driveway. The house with the infinity pools is so special, which is what attracted me in the first place on VRBO. Just a beautiful villa about 30 easy yards from the beach. Take your insect repellent, it is Central America. The TV cable didn't work, but DVDs do. I watch too much TV, but never wanted to turn it on the days we were there. La Colonial supermarket in Rivas is1/2 hour away and where you want to stock up on all food and beverages, as again, you are remote. One last thing, The property is in a large resort with a golf course. At the house and beach, you really wouldn't know it as it is spectacularly isolated. The reason I mention this is that the entire area is well guarded by copious security which is a big deal.. I highly recommend the place, especially if you can get here during this horrible covid time, absolutely no one around!
David and James and their team went above and beyond to ensure my family was able to spend a much needed weekend away. We have very high standards, and they were exceeded across the board. We would not hesitate to rent from them again, and are already planning our next stay.
We ended up staying at another house in hacienda iguana because there was a bit of construction going on here but they were very nice and accommodating about the change of properties. The house we’re we stayed was also right on the beach and very comfortable. Good team
I came from a States with wife and 5 and 6 year old kids. Day before check in I called and asked what is procedure to check in and get throw gates. On a way to house I got call that owners canceled my booking and I have to look for another place to stay... it’s not a best feeling be in foreign country wit kids on hands in this situation. They said that was because of virus. But actions after proofs that it was ripoff. My multiple messages and calls were never returned. Had to file claim to credit card to get my money back. I just wonder what if I would not have extra $3000 on me to rent another place... I hope that everybody can do own justice before booking this place or place managed by Nicaragua365.
Magnificient house! We spent 1 week there in March 2020, and did day trips from there to San Juan del Sur and Ometepe Island on Lake Nicaragua.
The house is exactly as described and the pictures depict it accurately. It is spacious and tastefully decorated, with a luxurious feel throughout. The bedrooms are large with comfortable beds. The kitchen is clean and equipped with everything you need, but just starting to show a bit of wear. The infinity pool is simply beautiful. It is large and we took full advantage of it.
And the beach! We pretty much had the beach to ourselves during our entire stay. It was a great place to watch the spectacular sunsets.
The house is approximately 30 minutes from the town of Rivas, which has 2 large grocery stores. There are many side street vendors selling produce along the way between Guacalito and Rivas.

Es un lugar hermoso para pasarla en familia. La casa es preciosa, tiene mucho espacio y una vista espectacular. 100% recomendada. Sugiero que lleven vehículos grandes por el tipo de carretera, además de comprar todo lo necesario de alimentos para no tener que salir ya que toma tiempo llegar a un supermercado.
L’emplacement est plus que parfaite, avec la mer en face ainsi que la piscine! La maison est situé sur une gate community, alors nous avons la sécurité tant par l’entrée que par la plage!
Nous ne sommes jamais senti en danger tant à la maison que dans les villages! Nous avons eu besoin de crème suite à une piqûre, un emplacement avec une Croix rouge, avec un médecin attentionné pour nous soigner. Nous avons reçu les soins idéal, et il est vraiment gentil!
Tola est un joli petit village où l’on peu acheter, la viande, des fruits... et nous encourageons les locaux ! Au centro de Tola vous avez dans la rue (food truck) un jeune homme qui fait de la pizza incroyable pour seulement 1$ US la pointe , il faut l’encourager!!
Les lits de la maison sont confortables, Adolfo nous a fournie le nécessaire exemple de l’eau. La douche extérieur pour notre retour de la plage, nous étions les seul à la plage, palapas pour nous donner de l’ombre à nous seul, à cette période!

We really enjoyed our stay in thjd beautiful home. The beach was amazing and just a few steps away from the house's back yard. The scenery is unbelievable and we enjoyed soaking in the sunrises and sunsets. Definitely a place we will be returning to as a family.
Perfect timing for our anniversary. We live in Nicaragua so some nuances not an issue. Finding the property was the only 2 star moment. Love the privacy. Beach is gorgeous. We’ll return for sure!

What a nightmare!
I had high hopes for this house based on the pictures, description, and other reviews. I sure was wrong. We experienced many issues with the house. The worst part was they couldn't careless about any of them and just ignored us.
Here's a more accurate description of the house so you have a better idea of what you are getting.
Looking for a Nicaraguan adventure? You'll find it here! This home sits atop a hill overlooking a stunning Pacific beach. To access the beach, all you need to do is make your way down this hill, littered with sharp rocks, sticks, and stray animal feces. We suggest bringing your hiking shoes for this adventurous trek to the water. Halfway down this hill, be prepared to launch your beach bag over the barbed wire fence that blocks your beach access. You'll never fit it through the gap in the fence posts. If you've been working out for that perfect bikini body, you should be able to squeeze your way through the minuscule space between the barbed wire that is considered your beach access.
Not rocking a body worthy of a fitness magazine cover? Not current on your tetanus shot? I'm sorry to say there is no other way to access that lovely beach, but at least the house has a pool! With a gorgeous view of the beach and the barbed wire closing you in, you can take a breathtaking swim with the bees. These bees, who also love the pool, will most certainly take issue with you invading their territory. In less than 48 hours, both my wife and my four-year-old son were stung by two of the dozens of bees that don't like to share their pool. We involuntarily gave up access to our beach toys, which the bees found delightful homes. Maybe you'll donate yours to the bees too. It won't matter; you can't get to the beach anyway.
No beach? No pool? No matter! You don't want to get dirty anyway! Only one of the three showers in the house works, and it can be a pain to crowd everyone into one shower.
It's unlikely you came all the way to Nicaragua to spend time in the outdoors anyway, right? There's plenty to do inside, even when you're in a tropical paradise. Our kids found tons of entertainment in the house. After his bee sting scared him away from the pool and rendered his years of swimming lessons worthless, our son's favorite activity was collecting the many house ants with a piece of paper and feeding them to the house spiders. Just one of the many delightful things you can do in your Nicaraguan house adventure if you choose to stay here!

Great property, amazing price!
Casa Guacalito is amazing. A group of us stayed here for a couple of nights and couldn't have asked for a better place to relax. We had the entire beach to ourselves (which is the picturesque beach that I have ever been to) and loved exploring the tide pools and surrounding area. Its just a quick walk through the backyard. Communication was great- responses within minutes. The house itself is very conducive to hanging out with friends and family as the whole first floor is open to the pool. We also had a local sell us fresh lobster that we watched him catch in the water minutes before! Can't beat this property for the price!
