It’s situated in an area of outstanding natural beauty and 5 minutes from the A21 & 30 minutes from the M25. This grand Art and Crafts mansion is approached via gated drive with plenty of parking and complete privacy.

The solid oak front door leads into an impressive York Stone hallway with an elegant staircase and galleried landing. There are two sitting rooms, 1 large more formal drawing room with large Inglenook and woodburner plus a cosy “Gun Room”, wood panelled with open fire. The property has Sky, Sky Sports & BT Sport, Wifi, ipod docking speakers and CD player.

A particular highlight is the large kitchen with 4 door AGA and breakfast area with its part-glass ceiling. The adjoining dining room is perfect for dinner/suppers and breakfasts. A Chef can be arranged to cater for every eventuality. Guests are welcome to bring their own drinks and cater for themselves if preferable. There is a large American fridge freezer with ice & water dispenser plus separate wine cooler. Leading off the dining room is the newly refurbished Games Room with table tennis & midsize snooker table and table football.

Step outside through the double doors and you’ll find a stone patio facing South across the 800 acre lake, with a lawn stretching right down to the water’s edge. It's a quintessentially English and truly memorable feature. There is a covered seating area on this terrace which is perfect in almost any weather. On the West terrace an 8 seater Jacuzzi which looks out across the water.

The décor is impeccable throughout, cosy yet stylish, and guests will feel instantly at home thanks to the perfect balance of rustic charm and bespoke furnishings. Waterside Manor has 8 bedrooms, sleeping up to 16 guests.

Fab 50th birthday celebrations in a stunning location

Waterside Manor is a stunningly beautiful house overlooking Bewl Water. It's spacious, well equipped and very comfortable. Our host Helen was very helpful throughout the booking process and during our stay. We had a wonderful stay as a large group of friends celebrating several 50th birthdays.

Wonderful property

14 of us had a wonderful time staying at this property. It is very well stocked and had all the creature comforts that one would need, and then some. Only shame is we couldn't stay longer to enjoy the space.

Wonderful weekend

Beautiful welcoming house ideal for a family get together. All ages catered for from games room to comfortable sitting rooms and a hot tub even used in November. Formal dinning room for a celebration meal. Would love to visit again in the summer to make use of the garden and the beautiful setting. Thank you Helen.

Murder Mystery 50th Birthday celebration

What a stunning property and location! We hired this to celebrate my husbands 50th birthday and hosted a surprise Murder Mystery night in which we all got into character! The dining room and house was perfect for our Murder Mystery setting and the dining room seated 15 of us no problem. We took some great photos in our outfits on the stairs! The kitchen was well equipped and the aga provided lovely warm area in the morning. The grounds and view over Bewl water were stunning and there was plenty of room for everyone to relax. The games rooms was brilliant and everyone made the most it. We had a little walk to the Bewl water cafe which was about 10-15 minutes away with lots of activities to do if you wish. Although probably more to do in good weather. All in all a fantastic weekend all round.

Wonderful family weekend

There were 13 of us in the family for a big birthday celebration at the weekend. The manor house easily accommodated our needs, including twin 5 year olds and 2 dogs. The lovely bedrooms were amply equipped with en-suites and my canopied bed felt like sleeping in an Elizabethan age. We all enjoyed the games room and the large hot tub. The huge enclosed gardens were delightful and we spent happy times sitting outside chatting and gazing at the lake while the children played. Our host recommended caterers and they cooked us a delicious meal on Saturday evening. Two weeks later I’m still perusing the photos - lovely memories.

Truly amazing propert

We loved our stay at Waterside Manor! We gathered for a wedding nearby with a multigenerational family group of 16 ranging in age from 21 to 62. The house was extremely comfortable with multiple spaces where we all could gather but also find solitude. I can’t imagine a more perfect spot for our group. The water heater was a bit finicky when everyone was showering prior to the wedding. We all enjoyed learning about and using the Aga stove, and croquet on the lawn was a big hit. Thanks for sharing this property with us!

Perfect for all ages.

Twice a year we bring the family together. We have an age range of 2years to 79 years with many requirements. This house met everyone,s requirements. The children loved their independence on the second floor. Parents praised the vast bedrooms and solid walls reducing the sounds of offspring. Every room has beautiful views and the house is so well equipped. The older members enjoyed the sheltered outside area overlooking the reservoir and the constant activity. Family Vacation

We were 11 strong, grandparents, parents and 6 grandchildren ranging in age from 20 to 4, hailing from California for a 2 week stay at Waterside Manor. The property is beautiful, and the space in the house more than ample for our group, allowing us space to be together, and spaces to retreat to. Loved the Aga cooker and electric stove/oven backup. Comfortable, clean beds, with decent pillows. The property manager Helen was responsive, available and kind. We needed cars, because the Manor is WAY out in the country. The nine-passenger van we rented was too big for the narrow roads, which made for some hair-raising car rides. Short shelf life of produce made for frequent trips to the store. Lovely hiking trails around Bewl Water, which is a reservoir, so no swimming. Enjoyed taking the train from Wadhurst to London for sightseeing and shopping. Had a blast riding quads under supervision and guidance with Peter at Arena Pursuits (arrange ahead - he has lots of options!) Explored Dover and Hastings (had a great Italian meal there - get the cheesecake!). The whole family enjoyed exploring Dover Castle. We had lovely fish and chips at Checkers Pub, and great Pizza from Piccolo cafe in Wadhurst. All in all a grand adventure.

Fantastic in every way

Just spent the most amazing time celebrating my husband and mine joint 40th birthday. The house is beautiful, the views stunning. The house has so much to offer everyone, from the hot tub to the games room and the beautiful grounds and comfortable living space. We have made some very special memories here.

Tremendous property, a couple of minor tweaks...

This is a glorious and special place to stay. The setting is magnificent, the house is spacious in a way that allowed all 16 of us staying privacy and quiet from each other when we needed it. It felt extremely comfortable and nourishing. Although we paid £5000 for a three night stay, I still felt this represented good value, considering what a special property this is and the number of people it can sleep. The house needs a couple of minor tweaks. The hot tub is looking a little tired and old (we couldn't switch on the jets and there were no instructions) and was not very enticing. The kids playroom has pool table that is covered with holes in the felt, and the TV was difficult to work and even someone reasonably tech savvy like myself could not for the life of me switch off the large subtitles which was annoying. The final small tweak is that some of the kitchen pots and pans are starting to look a little worn and neglected. I hope the charming owner Helen does address the matter of the hot tub and pool table. However this does not stop me wholeheartedly recommending this wonderful property, especially to a large party of family or friends.

Fantastic delayed family celebration weekend.

Amazing accommodation which perfectly fitted our family of 8 adults and 7 children from 2 to 11 years of age. The place is crammed with interesting things but not so smart/valuable that you feel uncomfortable, quite the reverse. Views to die for and loads of space for kids to run around. Easy walk to the leisure facilities at Bewl water (reservoir). The property is at t the end of a single track road, so very peaceful and private.

Waterside Manor is a lovely country house. The owner is attentive to every detail. This made our family stay feel luxurious as well as comfortable. Help with cooking, shopping, pick up at airport was also available. The house is in beautiful surroundings and many gardens, castles and other sites are within easy reach.

Waterside Manor was perfect, beautiful views, lots to do and good pubs and shops in surrounding area

Our family of 7 children aged from 3 to 19, parents and grandparents were ideally catered for with a games' room to play snooker, table tennis and table football and a hot tub. These were equally loved by all. The older boys also enjoyed playing football and such on the xbox in the small cosy lounge, where the parents occupied in the evening for drinks and chats. We often found granddad in the quiet lounge reading and relaxing. We enjoyed the beautiful walks along the wooden paths around the water and thought the boating looked good. Time overtook us and it would have been advisable to check times and days on our arrival for the boating. We had an excellend lunch at The Vineyard pub two miles away. Although it was extremely busy and we had to wait, but well worth it when the food arrived. On holiday we were happy to drink and nibble in the meantime. Preparing meals for ourselves there was everything you could ask for provided in the kitchen. It was enjoyable to eat meals all together at the magnificent large dining table. Also outside picnics on a table large enough for us all was enjoyed. We found a lovely store in Wadhurst with any food you could wish for. I took note if we came again, I may avail myself of their "Cook" ready prepared meals. It was a lovely town to visit and we loved the Art Gallery. Our 3 year old grandson loved the huge slide at the play park nearby. We would recommend The Chequers Inn at Lamberhurst, which turned out to be a delicious Italian delicatessen with fresh olives, hams and cheeses and childrens' delight of home made cakes, as well as providing good beers as a pub but also coffees and teas. At Waterside Manor all of us enjoyed the view across the water, whilst relaxing in a sheltered spot with cosy chairs and watching all the children playing catch on the huge lawn area. The bedrooms were perfect for us all as everyone had an en suite bathroom appreciated by all. Grandma and Grandad were privileged to have their own dressing room and an extra large bath as well as shower. We all enjoyed this Mansion so much that we did not watch or feel the need to watch television the whole of the time of our stay. We enjoyed a game of cards and discovered two cupboards full of board games, but did not have enough holiday time..We were all sad when it was time to leave. Thank you to Helen for her thoughtfulness in leaving so much in the house for her guest to have such a lovely time.

Beautiful Home, Perfect for a Family Holiday

The house is beautiful; the photos really don’t do it justice! Helen was very easy to make arrangements with, and was keen to make things easy for us. We had a wonderful meals catered by Chef Andrea - the food was amazing and she was so lovely to talk to...it was the highlight of a wonderful stay!

Stunning lakeside manor house

Beautiful property in a lovely setting on the edge of Bewl Water, perfect for a family weekend of 18 adults. Loads of living space downstairs with several lounges, games room and a huge kitchen and dining room. Bedrooms all impressive with some of the rooms as big as an apartment! Great location for walking or cycling around the lake. Plenty of parking and a really peaceful spot, the hot tub must have one of the best views in SE England.

A beautifully presented and 'homey' house with wonderful space, decor and outstanding views.

A fabulous venue for a large group, the dining hall and kitchen/diner really lent itself to easy, family living. The bedrooms were wonderfully presented, clean, tidy, cosy and warm. Having the use of the hot-tub, football table, pool and table-tennis was the perfect mix of entertainment - we didn't need the TV! The inglenook fireplace in the main sitting lounge was a wonderful focal point and we enjoyed cosy evenings gathered in there playing card games and socialising. It's a lovely quiet, tranquil place to retreat to with some lovely places to visit nearby. A must-see is Scotney Castle - in the holidays, get there as it opens at 10am (check-times) as parking is a bit limited and it does get busy. The owner, Helen Hulme-Kendall could not have been more helpful and we thank her for allowing us to enjoy her beautiful home.

Wonderful house and setting, perfect for a special occasion

The house although hidden away from it all is really close to Wadhurst station. The views are stunning from almost all rooms. The beds are comfy and facilities fantastic. Breath taking

This house is beyond gorgeous! There are amazing walks through the woods, a peaceful lake. The house itself is very clean, has everything you need and is just stunning. Helen was very helpful, anything I needed she sorted straight away. I would HIGHLY recommend! We are already trying to figure out when we can go back!

Waterside Manor has been a happy family home for many years, and benefits from an unrivalled position on the edge of the most beautiful lake. I have often thought it a shame not to be enjoyed by more. In July 2015 the doors were open for weekends/weeks for family gatherings, birthdays, holidays etc. I have been touched by all the wonderful comments in the visitor's book.

Being so close to London and with excellent access by car via A21 or train to Waterloo, Charing Cross, London Bridge & Cannon Street it lends itself for Company teambuilding days, with fishing, quad biking, clay pigeon shooting, golf, spa, sailing, kayaking, cycling etc all within 10 minutes or less.

The dining room makes an ideal board room for meetings and with all reception rooms & terraces having views of the lake it has a calm & thought provoking ambience.
