About this property

Highly Rated, charming 14th century Toll House close to Solesmes and Sable

Cute and charming but with an upgraded, contemporary feel. Petite, stone-built, three-storey cottage with view from the living room window towards the beautiful River Sarthe. Originally a 14th century toll-house at the entrance to the riverside village of Avoise, this unique property is now an ideal holiday home for those seeking a quiet and relaxing break in this beautiful region.

Outer stone steps lead up to the entrance of the property (middle floor) and into the living and kitchen area. A spiral staircase leads up to the bedroom, shower and separate WC on the top floor. The ground floor has a separate external entrance and is currently used as a utility room (washing machine, dryer) and bike storage (two bicycles are provided).

The bedroom has ancient ceiling beams and is equipped with a comfortable double bed, bedside tables, hanging cupboard, drawers and a washbasin. The shower and (separate) WC are en-suite.

The living / dining room has a two-seater sofa, arm-chair, coffee table, high-top dining table & chairs, dresser, DVD player, Bose speaker, Apple TV, and ceramic wall-mounted heater. There are large windows overlooking the access lane to the river. The compact kitchen facilities have recently been upgraded and include a cooktop, full oven, fridge with small freezer, Nespresso machine, toaster, and kettle.

Free unlimited wi-fi is available. All linens and towels are provided. You are a short 50 metre walk from the grassy riverbank. Take the folding chairs and enjoy a waterfront picnic, fishing, a book, a bottle of wine...

Plenty of free parking just a few meters away from the house.

Please note the following:
i) a mandatory stay tax has been added and will be paid directly to the town on your behalf

Window view of river =Happy place to sit

Fully enjoyed our stay. Sat at the window when it rained and enjoyed the view. When not raining, sat by river on a blanket enjoying the peace and the swallows. Good location for cycling to local villages. Very close to Parce with enough shops to find your daily food. Felt comfy and relaxed in such a lovely place.

Exellent!

The Salt House is a small, well equipped and rather comfortable place to spend a holiday and explore the area with a nice walk along the river Sarthe, the little villages and bigger towns around. Nice weather helped too. Thank you!

Lovely stay in beautiful location. Exactly as anticipated.

Perfect property for two people. Lovely village location. Worked out well for our Le Mans trip. Easy parking right next door.

Klein, aber fein.

Alles hat gut geklappt und die Unterlagen für das Haus und die Umgebung waren sehr hilfreich.

Carol - British by nationality and nomadic by nature. I'm a semi-retired language teacher currently living in France. I love travelling, hiking, cinema and property renovation projects. I speak Russian, French and a smattering of German.

Michael - Together with my cousin Carol, we own vacation properties in France and Italy. I am Canadian living in the United States travelling often each year to Europe. I speak French and German and soon hope to add Italian to the mix. It is really satisfying to enable guests to have a comfortable place to stay at a reasonable price. We are not in this business to make money, just to pay for the place so we can use it when our guests are not.

Why they chose this property

Purchased jointly, this property suits all our requirements - great location in a quiet and rural environment and yet within easy access of Paris via TGV. Charming, cute, compact and with 21st-century comforts and facilities.
And, of course, the river...

What makes this property unique

The character and charm of a former 14th-century toll-house but with interior contemporary upgrades.
Proximity to beautiful river as well as Le Mans, Solesmes, Sable, and La Flèche.
