Stunning Barn Conversion with Private Pool

Grange Lapin is a large and beautifully renovated stone barn located in a stunning and tranquil location with far reaching views over the French countryside. The night sky is amazing with no light pollution so is a star gazers dream! The barn is fully equipped with all the modern facilities, yet still retains the character features of huge oak beams and Charentais stone walls. There are breathtaking views from every room, and the well established, spacious garden leads in to the surrounding countryside. The 10.5 x 5.5 m pool is totally private to the property and surrounded by a decking patio with plenty of space for sun bathing with views over the fields and forests beyond. The pool has an alarm system and is fenced with lovely cast iron fencing, so is very safe for children. The property can sleep up to 14 people plus cot and is extremely spacious both inside and out and makes for an inexpensive option for a large family or group get together.
The stunning town of Aubeterre sur Dronne is only 15 minutes away with its unusual Romanesque monolithic underground church and voted one of the most beautiful villages in France. A wonderful beach and swimming area has been created at the river, which is great fun for all the family. There is also a lovely golf course near Aubeterre with a bar, terrace and restaurant.
Montmoreau St Cybard is a lively town with a train station (you can catch a train to nearby Angouleme or Bordeaux here), bars and restaurants, swimming pool and tennis courts, which are only a few minutes away.
This spacious property includes the following features;
A light and airy entrance leads to the large dining kitchen with breakfast bar, separate dining area with large farmhouse table to seat up to 14, and in turn leads to the lounge with patio doors leading out to the huge patio, pool and garden beyond
There is a large lounge with comfortable seating, and with exposed Charente stone walls and huge oak beams. Double doors lead to the stunning pool area and there is a wood burner for cosy winter evenings. Satellite TV with all UK Freesat channels, plus DVD player and Wifi internet access.
The dining area has a large table able to seat 14 people.
The modern and well equipped dining kitchen (oven, dishwasher, washing machine, microwave, fridge freezer, dining table) has a fantastic breakfast bar made with reclaimed oak beams and Douglas pine. It makes a for a great atmosphere for sitting having an aperitif whilst creating some wonderful French dishes.
The private alarmed 10.5 m x 5.5 m pool is surrounded by decking with views out over the countryside to the pretty village of St Martial beyond and with plenty of space for sunbeds and tables. The pool is surrounded by lovely cast iron fencing decorated with vines and honeysuckles.
There is a downstairs en-suite bedroom for anyone who may have trouble with the stairs as well as a separate toilet and hand basin.
Upstairs there are 5 very spacious and airy bedrooms leading off a landing featuring huge oak beams.
The master King bedroom has an en-suite bathroom, and there is a 2nd large double en-suite bedroom.
A twin bedded room, and two children's rooms both with three single beds.
There is an oak beamed half tiled family bathroom with bath, toilet, shower and the sink which sits on top of an old cast iron singer sewing machine base adding yet more character.
A cot and high chair can be provided upon request.
We have a minimum stay of 3 nights out of high season and the cost is €950.

What a gorgeous Gite with stunning views across the countryside it had everything I could need for a short trip. Lesley and Toby were so helpful that I would like to thank them as everybody all 15 of us had the most amazing time.

Communication and flexibility were superb, accommodation immaculate and exactly as described and pictured, if not better. The welcome pack was much appreciated. Best holiday accommodation ever

Property owners Lesley and Toby were always prompt and courteous with respect to communication , and helpful and flexible with our needs. The arrival pack of food and wine was really welcome after a long journey, and the premises immaculately clean. The accommodation was brilliant, with lots of room (and bathrooms!) for all 8 of us. The swimming pool was crystal clean, and the views from every room stunning. Grange Lapin is located in a peaceful little spot with only one or two other occupied properties in the vicinity, and a short drive to the local supermarket, plus some pretty villages nearby, where I gather there are good restaurants. However, life at Grange Lapin was so perfect we were quite happy to pretty much stay put! Thank you Lesley and Toby

Just Beatiful!

This is a very pretty converted stone barn in a peaceful and quite stunningly beautiful setting. It really is as good as it looks in the photographs. We just missed the sunflowers, but the view was still wonderful and we all miss looking out on it in the mornings. The sunsets and night skies were fantastic as well. We did test the facilities to the limit with a group of 14 adults. Some ingenuity was required on the part of the cooks to produce breakfast, lunch and a three course evening meal for all, but we did manage. A slightly smaller group or one including some children would suit the property ideally. The property is very well maintained and was immaculately clean. We loved the open plan layout, which meant no one ever felt excluded or shut off from whatever was going on. It’s a great area, with a wide range of activities to suit everyone. We had a fantastic time, finding something different to do every day - I won’t list all of the options here because others have covered the subject elsewhere. Lesley and Toby were lovely and always available without being obtrusive in any way. As a group we have holidayed in France for many years now and this was definitely our best yet.

Probably Our Loveliest Home Rental Ever

It's very hard to know where to begin the review for this fabulous property. First, let me say that I have never worked with more responsive and pleasant owners. We frequently rent homes overseas (this is our 8th in 5 years) and the key to happiness really is the responsiveness and knowledge of the area that the owners have. In this respect, Toby and Lesley are without peers. The property is spotless and very well maintained, along with being very comfortable. It's well priced and spacious. Another noteworthy aspect is the incredible accuracy of the property description that Toby and Lesley provide. The pictures are spot on, the verbal description is precise, and they will answer absolutely any question you have prior to rental promptly, courteously and with valuable information. Upon arrival they provide a welcome basket that easily can get you through the evening until you can get to the store the next day. The property itself is beyond gorgeous. You are surrounded by acres of wooded land, fields, vineyards and lanes to walk. While a car is necessary, that car gives you access to many lovely towns. Our favorites were Auberge Sur Dronne, Villebois Lavalette, Riberac, Royan, Chalais, St. Emilion, Jonzac and Brantome. We enjoyed numerous wine and cognac tastings just by dropping in to open vineyards and distilleries and found the food in every restaurant we ate in to be amazing. All the fresh cheeses available in the area are splendid. Since we were there for 2 weeks in October, there were no crowds, the driving was easy and the scenery spectacular. Whether you are travelling with family (as we were, 12 different guests each week) with friends or on your own, I can't say enough good things about this home. We have not a single negative thing to say, and would urge anyone who wants to experience life in the French countryside to choose this rental. You absolutely will not be sorry. Meeting Toby and Lesley added to the experience and we hope to return some day.

We will return!

The pictures of the property looked amazing but the reality actually exceeded our expectations! The gite has been lovingly renovated to the highest standard, retaining a warm rustic character whilst affording all the comforts we crave when escaping from everyday life - a real 'home from home'. All the rooms were clean & thoughtfully presented, and ours had fabulous views over the stunning surrounding scenery. The well equipped kitchen had everything we needed, & the lounge & dining areas were spacious & comfortble. But it was the outside space which really sets this place apart ... truly tranquil with uninterrupted views, the perfect place to sit and relax with our friends. Lesley and Toby were the perfect hosts and we hope to be back very soon.

Lovely house

Had a fantastic holiday in a lovely house. The house was spacious, clean and tidy. The pool was cleaned twice while we were there and everything worked as it should. Also the owners had left us a super welcome pack of food and drink, which was a nice touch. Would stay there again and recommend it for families.

Simply stunning

A group of 10 friends spent a weekend out of season in this stunning gite. From arrival to departure Toby and Lesley made us feel extremely welcome and offered an exceptional stay. The property is beautifully renovated with great attention to detail and lacks nothing. The rooms are spacious and well equipped. The views are to die for and although the weather didn't really encourage us to use the pool, it did look beautiful. Nothing more to say except 'bravo' and 10/10!

Stunning property and location !

Wow, what a wonderful gite! We stayed at Grange Lapin for a three day break on our way down to the Alps. There were 12 in our party and we found the barn to be very spacious and ideal for a large group. The views and surroundings countryside was breathtaking and in summer the pool area and pool will be fantastic - we could only look on longingly but hope to be back in the warmer weather. Lesley and Toby had thought of everything. The kitchen was large enough for us all to muck in with the cooking and really well equipped, and they had thought up some great and quirky features throughout the barn. Every room had loads of space and was really tastefully decorated. This place would also be great for young families with two great bedrooms suitable for children, large gardens for the kids to play in and no main roads or traffic to be a danger. We would highly recommend Grange Lapin to extended families or groups of friends like ourselves, and hope to be back when the weather is warmer and we can enjoy the pool! Many thanks.

Excellent relaxing week in a gorgeous location

What a lovely gite and a great find! We were a mixed group of adults, teenagers and children (13 of us in all) and this gite offered the perfect space so you never felt like you were on top of each other. The large lounge was great and it was semi open plan so you could converse with the chefs in the well equipped kitchen! There was a huge dining table which seated us all in comfort, (something often overlooked for large groups), and all the bedrooms were large, spacious and beautifully furnished and it was great having 4 bathrooms between us all. The pool area was lovely and there was wonderful views over the countryside and woods which were full of birdsong especially in the evening. It was too cold for us to use the pool but for the hotter months it would be perfect with plenty of space for sun beds and for the children to play. This converted barn oozes character and in a lovely, peaceful location, lots of garden for the children to play, yet only 5 minutes from the local town with a supermarket, little restaurant, butchers and bakers. The tiny village of St Martial can be seen over the fields and it has a restaurant which is ideal for lunch if you are prepared to try whatever is on the menu that day! The area is full of beautiful villages to explore, in particular Aubeterre which is only 10 minutes away and there are some great local wineries. Lesley and Toby were very helpful and even though they live 10 minutes away were on the end of the phone if you needed them or were happy to pop over. We can highly recommend this gite and we hope to be back soon!

You must stay here

We loved this fantastic barn! We stayed for a long weekend and it was not long enough! The pool area and surrounding gardens are fantastic and there are wonderful views over the fields and woods to the little village of St Martial. All the rooms were on the large side and the living area and kitchen are a great space with plenty of room for everyone to help out with the cooking and get involved. There was a separate dining area with a huge dining table which could seat up to 14 people. Lesley and Toby live 10 minutes away but were on hand when needed, to offer advice on the local area and they couldn't have been more helpful. The local town of Montmoreau has all necessary shops, including a good supermarket and there is a wonderful little locals bar in St Martial where you can have a great typically French lunch with all the artisans. A real find! This barn has been renovated to a high standard and is in a really peaceful location. We would highly recommend a holiday here, it has everything and more we could ever want!

We both decided a change of lyfestyle was in order, and we left our careers in the UK in 2004 to come to the Charente for a more relaxed pace of life and an occupation that would give us time to travel. Toby was the general manager of an electrical engineering company and I was a project manager in reprographics and print. We renovated a farmhouse and converted two barns and then built a cattery, and after a lot of hard work we made a very successful gite complex. Two years ago we decided to sell the property in the Haute Charente, do some more traveling and then do the same again. More than one person questioned our sanity, as we sometimes do ourselves, but as always wished us the best of luck and many of our friends have since been out to help!
We did a recce in Langedoc/Roussion and in the Lot Valley before deciding one of the prettiest areas in France was only and hour or so south of where we had previously lived, in the South Charente on the Dordogne border. We found Fresignac with its incredible potential, stunning views and total peace and tranquility and promptly bought it and began our renovations much to the despair of our parents! We call it 'Little Tuscany' as that is what the countryside reminds us of. Two years later, here we are in a place which must be one of the prettiest and most peaceful places, but in an area with so much to see and do. Maybe now we will finally hang up our renovation boots and enjoy the delicious food, wine and lifestyle out area has to offer!

Why they chose this property

Fields of grapes, rows of vines, nodding sunflowers, forests of towering oak trees and turreted chateaux perched high above winding rivers - when you're in the Charente, you'll see some of the loveliest countryside in France. Grange Lapin is situated amongst these sunflower fields and is a very spacious property so ideal for large groups or just families needing a little more space. We have provided all the modern facilities you would expect but kept as much of the original character as possible, giving Grange Lapin a wonderful homely yet very French feel.

This property offers wonderful views all around and is situated in a rural idyll. The pool looks out over the countryside and makes for an ideal place to sit sipping a glass of chilled wine watching the sun set. Grange Lapin is only 4.5km from the town of Montmoreau with all amenities and you can see the pretty village of St Martial on the horizon.
