The Garden Carriage House

Nature oasis of intimate gardens, lush forests, peaceful pond, and scenic views.

The Garden Carriage House is a lovely garden setting on 10 acres. We are located on the south end of Overland Park, Kansas on the edge of the Blue River Valley. This nature escape is surrounded by lush forests, a peaceful pond with a stone bridge, and intimate garden walkways designed by Artist and Photographer Kelly Daniels. This space is perfect for one to reflect, a couple's romantic getaway, or a fun family vacation (children LOVE exploring here). 5 minutes to grocery store, great restaurants and 20-30 minutes to Downtown Kansas City and The Country Club Plaza!

Beautiful hidden gem

What an incredible place for a young family to use as a home base for a long weekend. The zip line and trails were great activities and getting to watch the wildlife from the living room and deck was wonderful.

Food for the Soul

Kelly is a dream to work with. Cottage was in a meadow with small pond and stone bridge. It is idyllic!! Serenity at its finest! The upstairs loft bedroom is right out of a romance novel! The animals were icing on the cake.

Great weekend stay!

Great place for a family getaway! The kids had a lot of fun using the zip line and kayaks and it was so peaceful and relaxing at the carriage house. Kelly was a fantastic host and made sure we had everything we needed for our stay. We would definitely stay here again!

We had a great time ! We needed a get away to just chill and relax. Given we were in KC we thought we may check out some of the local things , But after getting to the cottage we decided we didn't need to leave.

Beautiful spot

Easy check in, very clean and everything you need it enjoy your stay. We had a mom and daughter thanksgiving with our two dogs. Loved seeing the horses every morning.

Good stay

Cute place that looks the same as pictures. Good location close to many restaurants and activities. The only down sides are that there only one tiny bathroom downstairs and the bedroom is upstairs and that if you visit in winter, make sure to turn the heat all the way up ASAP or it is chilly.

Nice country

The location was nice, lovely country setting while still close to shopping, etc. Enjoyed the horses, ducks, and chickens. Comfortable accommodations, but being in the country there were quite a few box elder and pill bugs in the house. The humidity did bring out some previous pet odors as well. We did appreciate being able to bring our pets.

Unique and Relaxing

Lovely carriage house with large living room, upstairs loft and large deck. Beautiful views, and chickens! We were kindly allowed to feed them, and my grandson was able to harvest an egg to his delight. Horses too. Bedroom felt like we were in a treehouse, lovely.

Nice getaway but close to the city

We had a great experience here. I was a little worried pulling up seeing the wedding tent, but it appears to be set up for the season and there was no wedding while we were there. The set-up worked well for us with young kids, as there was a door at the bottom of the stairs to close. So peaceful with the pond and ducks, and the chickens were a favorite of my kids (and the dog was super interested too). Because of the location by fields, there were quite a few spiders that found their way in the front door, but nothing unexpected given the location. Plenty of space upstairs for an extra air mattress and a pack and play for the kids to sleep too.

Not as clean as we expected.

More like going camping than staying in a cottage. Bugs were rampant on the first floor. We were vacuuming several times a day so we were not stepping on them. Woke up to horses by the driveway leaving their manure along the driveway, wedding tent and pond. Some had been there for quite some time. The bathtub drain and bathroom sink drain did not drain properly. Both filled up immediately upon use. The kitchen faucet fixture was loose, not completely connected to the sink. Upstairs bedroom had no bathroom. It was not mentioned in the information that it was a 2 story with upstairs bedroom. Photos of property need to be updated. Our main concern was cleanliness. It did not meet our expectations.

FOUND: Real life fairy garden!

We were fortunate to learn about this separate small gatherings business that shares this magical space with guests. I hosted a shower for thirty under a canopy of trees beside a lake and next to a waterfall. In that space we fit (4) 8' rectangular tables in a long row, a six foot table for food, and another 6' table with a bartender. It was perfect and totally surpassed any expectations we had. There are several arbor entrances that lead you into the garden space, and benchs around the lake to enjoy the view. A highlight was the beautiful gazebo on the lake with chandeliers inside. This is where we set up a "bloom bar" for our guests to make their own floral arrangements. There is also ample room in a grassy area in the sunshine for other tables, this is where our gift table was. The icing on the cake was the flock of ducks, hens, roosters, horses, etc. Our guests were enthralled with them and I'm sure they have never been photographed more! The whole property overlooks a natural space for ecosystem restoration. Just beauty everywhere you look. The cottage was elegant, well-equipped, well... perfect. There was an entrance to the bathroom on the outside of the cottage near the garden for easy access. The second floor had a huge gorgeous bedroom with a balcony. A huge mirror and lots of space made me think it would be the perfect place for a bridal party to prep before the big event. I highly recommend this property to anyone who is looking for a magical unique space.

Horrible Few Days

The cottage was nice on the inside. However the overall experience was horrible. There are a few things which should have been taken care before arriving. It was very hot outside with temperatures close to 100. When we arrived the air conditioning was off and the upstairs was hotter than outside. We had to unload luggage and go find air conditioning somewhere else for a couple of hours. The glasses that were provided were dirty and we had to wash by hand before using. The cottage sleeps four. We were provided 4 towels and washcloths. This would be fine but the dryer took 6 hours to get the towels to where they were just damp! In earlier review we saw it was mentioned dryer did not work, so still not fixed? The outside could have been helped by cutting the weeds and emptying the trash cans. It appeared aminals had got into them. These are things when you go on vacation you should not have to deal with! Again cottage was nice but very disappointing because owner should have made sure these issues were taken care of for their guests! We have used Home Away before with awesome experiences but it was because the owners took pride in welcoming their guests by taking care of the small things! I Kelly would take more pride in making sure the cottage is ready for guests to enjoy their vacation instead of wasting time doing things which should have been done already!

Creating artwork and a beautiful healing space in the forest for guests and children has been a passion for Kelly Daniels when she designed and built her original home here 30 Years. . . Her property here faces the beautiful valley of the headwaters of the Blue River, which was considered a sacred place and previously the main camp of the Blackbob tribe of Shawnee Indians. She is a certified forest therapy guide with ANFT and takes people on walks identifying the wild edible and medical plants and teaching people how to help themselves heal in nature.
Her artwork and gardens have been featured in national magazines such as Midwest Living magazine, Kansas City Homes and Gardens magazine, Kansas City Home Design magazine, and the Independent magazine among others.. She has been featured with her work on the Women Today show on channel 41, Fox 4 news, and channel 5 news garden shows.
She also specializes in creating scenic portrait art of children, families and weddings in her gardens, reminiscent of the Impressionist style. She embeds photographs into canvas and applies oils and dyes to enhance color and perfect the images, creating very personal pieces of art.
