Stylish holiday barn by beaches and coast, above Salcombe estuary

We've owned the Roundhouse for about five years, and enjoy lovely family holidays there all year round. The spacious house is in a wonderful position above the estuary opposite Salcombe, South Devon, in the pretty village of East Portlemouth. Originally a threshing barn, it has been completely renovated as a contemporary and stylish home with accommodation for 8 people in 3 bedrooms.

With the beautiful, sandy beaches of Mill Bay and Sunny Cove, the passenger ferry to Salcombe and the stunning South West Coastal Path all just a short walk away, the Roundhouse could not be better placed for a seaside holiday. The Salcombe estuary - one of the loveliest in the South West, with miles of sheltered water and fine sandy beaches - is renowned for its sailing, safe swimming, kayaking and body-boarding.

The Roundhouse offers a wonderful light and airy space, with a big living room overlooking the village church, with vaulted ceilings and exposed beams, stone fireplace with wood burning stove, and doors leading outside. Stairs lead upstairs to a bright, open-plan and well-equipped kitchen and dining area, with washing machine, tumble dryer, cooker and microwave.

The house has three bedrooms - one double room and one twin room, plus a room sleeping four with bunk beds. There are two bathrooms - a large modern bathroom with bath and shower downstairs, and a lovely light shower room and loo upstairs.

The terrace garden, sunny courtyard and an unusual covered indoor-outdoor area create a great entertainment space for dining, barbecues and games in all weather. The pretty terrace has views over the hills above Salcombe. It is dog friendly.

There is ample parking on a gravel driveway for up to 3 cars.

East Portlemouth is an attractive village in a peaceful rural setting on the Salcombe estuary. It is served by a regular passenger ferry and water taxi service to Salcombe, a bustling town with shops, pubs and restaurants. There are excellent pubs in the neighbouring villages of East Prawle and South Pool, and plenty of lovely cafes and restaurants to choose from in Salcombe, Kingsbridge and the local villages, including the nearby Gara Rock. Salcombe is just one mile away across the water; Kingsbridge, a pretty market town at the end of the estuary is 10 miles by car (or 4 miles by boat); and the A38 Devon Expressway is 16 miles.

Lovely week stay

Lovely spacious property with everything you need. Very quiet area with nothing really around apart from the nearby farm shop, so if you are after peace and quiet then it is ideal. It is very quick to get to the ferry to cross to Salcombe (£2.50pp each way) to get more shops, pubs, restaurants. Unfortunately it stops running at 18:30. Mill Bay beach is also lovely and not much further to walk. However be aware that the return walk is not for the faint-hearted. It is very steep, but ok if you take your time. We won't miss that walk back :) The road to East Portlemouth very long, winding and narrow and difficult for two cars to pass each other - especially wider cars. There are plenty of passing points and if everyone on the road is sensible and considerate then it is OK. Invariably you meet people who are neither, and that makes the drive quite stressful. We only ventured out in the car once to get shopping. Some nice walks, especially around to Gara Rock and back along the coast path. Stunning views.

A great property from which to attend a wedding by the sea. Property much more spacious than photos show with some lovely personal touches. Well equipped with comfortable mattresses, just sorry we had to leave bit early due to poorly child

Beautiful location, comfortable family hone

We had a lovely stay. Mill Bay beach is stunning and well worth the climb back up the hill! If you have young children, it’s worth the 5 min drive down to the carpark in the morning though, as tired children and hills don’t mix! The electric bike hire opposite the house is a really fun family activity and we also loved Bantham Beavh about 40 mins away in the car. Thank you for a brilliant stay.

A relaxing holiday in a beautiful home from home

We had a wonderful 9 days in the Roundhouse. The Barn has everything for a relaxing family holiday. The village has no facilities of its own but a ferry ride to Salcombe is part of the magic of the holiday & our 2 year old black labrador soon got the hang of it. Fitness is required for the climb back up to the village. We loved sitting at the Venus Cafe on the East Portlemouth side of the estuary watching the sailing boats & activity on the water. Highlights for our family were lovely walks to the Gara Rock Hotel, The Winking Prawn St North Sands, Mill Bay Beach, breakfast at Stokeley Farm Shop & walking around Slapton & of course the famous Pigs Nose Inn, East Prawle.

Fabulous house in a quiet, beautiful location.

It was our second visit to the Roundhouse, a spacious, well equipped house in a lovely quiet location. Just a short walk to fabulous beaches & the boat taking you across to Salcombe. The outdoor (undercover) table tennis provided a lot of fun in the evenings & the log burner some welcome warmth. Communication with the owners is excellent. We would definitely stay at the Roundhouse again & highly recommend it to others.

The Round House East Portlemouth

Good communication from the owner and very accommodating. Lovely clean well equipped kitchen and house, plenty of room for 5 adults and two dogs. Very safe garden for dogs and children. Would recommend 👌 the only negative would be not suitable for anyone with out transport shops are either in kingsbridge 10 miles in the car or across the estuary in salcombe 18mins away or 40mins drive. And if you chatch the ferry across be mindful its a good climb back up to the round house. But so worth the climb!!!. 😀😁

Lovely place to stay

The Roundhouse is spacious, comfortable and very easy to live in, we felt at home and relaxed as soon as we arrived. It is pet friendly and the garden is secure so we could let our small dog out. The communication and information from Imogen was excellent and gave us everything we needed to enjoy the stay. If you live in the sticks as we do you will probably find the location perfect . It’s quiet and peaceful but only a 600m walk from the little ferry to Salcombe with it’s shops and restaurants (2 minutes) and you are on the right side of the bay for the beaches. We would definitely recommend the Roundhouse and hope to visit again.

Family and dog friendly holiday home

This is a lovely holiday rental which is spacious and well positioned for the beautiful beaches, many local walks and Salcombe. The owners were very helpful both before we booked and during our stay. The property is dog friendly and secure. There is plenty of parking on the drive and on adjacent roads. Only downside was the lack of recycling which meant a trip to a bottle bank and taking cans and plastics back home with us. Overall a fabulous 14 day staycation In Devon. Good memories. Thank you.

Great location lovely property

This property was wonderful. At the top of the village in a quite location near the church. Ample room and facilities for 6 people plus dogs. Two good bathrooms and 3 lovely bedrooms. A good size kitchen and a huge lounge with log burner. The owner dealt with us effectively and was very helpful. 5 stars rating from us. Just a side note... the property is at the top of the steep climb from the waters edge. We have dogs and enjoy excercise and this it was ideal for us, but if we had our parents with us who are in their eighties it would be too much for them. Nick & Ange

Spacious, comfortable and fantastic location

We had a fantastic time here in October 2020. The house is spacious with three comfortably sized double bedrooms (one with a bunk bed that our daughter loved). There is a large cozy living room with a wood burning stove, and a well-appointed kitchen with everything we needed. But the best thing about it its location, a short walk to several sandy beaches and the ferry to Salcombe with its shops and pubs. The coastal walk to Gara Rock is a must-do. The owners were polite and extremely helpful, and everything was helpfully set out by email. We will definitely return!

A lovely property in a quiet location

This is a lovely property. It's fresh (no musty smells), spacious, bright, and in a quiet location whilst not being isolated. The living room is nice and large with a wood burning stove which was perfect for our autumn week visit. The bedrooms are a comfortable size and the bathrooms are clean and modern. Overall it's really well kitted out, and we had everything we needed for a family week away. There were no little "quirks" or oddities, that you sometimes find with properties, which can bug you during your stay. Everything worked as expected, and as it should. The owner was very friendly, communicative, helpful, polite, and checked in (by text) to make sure we were comfortable and happy with everything. We spent a lovely week here and will happily rent this property again. Be aware that if you stay here, your nearest shop is a couple of KM up the road in East Prawle, or across the water in Salcombe, which took us 20 minutes from the front door to the middle of Salcombe walking down to the nearest quay and getting the Ferry across the water. This in itself was an enjoyable journey!

A great time in a lovely property

We thoroughly enjoyed our stay in the Roundhouse. A lovely property with plenty of space and well situated if you would like the feeling of being in the middle of nowhere while also being a 15 minute walk and 5 minute ferry ride from buzzing Salcombe. We have a 1 and 3 year old which we admittedly had to watch at all times due to the stairs but that was a small price to pay for what was a great few days. If you do bring small children, make sure you are equipped with a travel cot and a high chair if needed. Imogen was always on hand if we needed anything which was very helpful at times.

Lovely spacious house close to lots of lovely beaches.

We stayed for 9 nights and didn’t watch tv once too much to do. After a lovely day out exploring beaches, villages and local eateries we all enjoyed coming back to the Roundhouse for a BBQ and lit the welcoming fire pit and played ping pong. The house is really quirky and felt like we had an apartment downstairs with bedrooms and a lovely family bathroom with a deep bath, just right for the children after a long sticky day on the beach. With another bedroom and shower room upstairs off the kitchen. The house is well stocked with all utensils pots pans you will need. There is also an amazing collection of toys and games for wet/windy days. We were so lucky and didn’t have any !! The ferry over to Salcombe is a charming 5 minutes sail and the town is charming with its own Salcombe Gin Distillery which myself and husband visited (of course you have to support local trade!) We would only like to mention that if you have a baby/toddler in your family group then be mindful there are stairs and steps inside and outside the property with no stair gates. Maybe adding babies equipment such as a high chair, gates etc could be something we suggest to help make the property even more family orienteted xx

Super snug property, with bags of character in an unmissable location

We stayed for a week, 4 adults, 2 kids, a dog and two cars. The first thing that strikes you about the Roundhouse, even in the dark, after a 5 hour journey, is the space, it's tucked away behind a number of other properties, but inside, especially the living room, has high vaulting ceilings, with plenty of sofa space and a welcoming open fire. Outside, under cover is a great space for the many Table Tennis championships that took place and a fire pit and barbecue, plus seating and a separate artificial turf that acts as a mini sun trap. Further investigation shows enough room, bedrooms/two bathrooms for the 7 of us. For dogs, the only downside is an outside stream, small but rather muddy - perfect for a roll around(!), a quick hunt around in the garage found some tiles and problem was solved. Overall we loved the quirky nature of the property, slow wi-fi moans from the kids aside, who quickly found other things to do - a wealth of brilliant board games, the previously mentioned table tennis and some of the best beaches and water sports in the country. We spent a lot of time socialising in the kitchen, which has everything you could need and is lovely, light and open. Location is brilliant, the Church overlooking us and lanes down to the coast and some fine meals at Gara Rock, the opposite way you head down the road, past the converted chapel on to a grassy parking area and then a choice of paths to Salcombe Ferry (v.steep) or Mill Bay beach (stunning). The owners were brilliant in helping us figure everything out before we arrived and very quick to respond, we'd definitely consider returning, either another summer or a brilliant winter retreat as the property is super snug and has all you would need for families or couples. At the church be sure to try and find the gravestone of Richard Jarvis and discover the story behind his death!

A lovely house in a great location.

We were a party of 8 staying at The Roundhouse for a week in July. The house is very spacious, much bigger than it looks in the photos, and we weren't on top of each other at all. The kitchen is really well equipped for a rental property, and we weren't short of anything we needed. The mattresses on all beds could do with an update to more padded versions, springs could be felt, but by the time bed time arrived we were all so exhausted it didn't matter too much. Outdoor space is lovely, with plenty of seating for outdoor eating, and watching the swallows zipping in and out of the barn was a treat. Our dog turned her nose up at her own bed, transported with us, and instead opted to sleep in the bed in the kitchen, peering through the banisters into the hall. The house is situated towards the top of a hill, and so any trip to the beach or ferry jetty is an easy downhill trot (even with a three year old and five month old), but a bit of a slog on the way home. Anybody with a reasonable level of fitness will manage this fine, but we found it easier to drive to Mill Bay beach because of all the kit we wanted for four children, four adults, and a dog. Parking at the beach was always ok, and costs £7.50 per day for non National Trust members. We would definitely stay at The Roundhouse again, not least because it represents excellent value for money in what can be a pricey area of Devon.
