Casita Privada, close to ruins

This spacious home is perfect for short or long visits. 3 bedrooms make it great for friends or family, with a newly-remodelled kitchen perfect for home-cooked meals. The townhouse opens onto a common garden and pool, where you can enjoy an evening cocktail as the sun sets over Tulum.
The townhouse is located near the ruins - a community of local residents that is a 10 min walk to downtown Tulum and the hotel zone. There are lots of things to do in the Tulum area, including swimming, shopping, and sightseeing. We'll be delighted to provide our guests with a list of our favourites upon arrival.
You have full use of the home and the garden/pool area and the beautiful beach zone is a short bike ride or 5 min taxi journey from the casa.

We live close by and are available by phone. We can give suggestions on activities in the area, as well as help arrange transportation to and from Tulum.
You should avoid drinking all water that isn't purified. In the kitchen we provide a stocked 20 litre purified water dispenser. Should you drink what is in the dispenser, there is usually an extra 20 litre jug or two in the kitchen that you will have to place in the dispenser. The 20 litre water jugs can be purchased for 27 pesos at the little neighbourhood market should you run out of water completely during your stay. When purchasing a new jug from the market, remember to return the empty one to avoid having to pay a deposit.

Wonderful trip

Super séjour à tulum

Nous sommes restés 5 nuits à tulum et c’était super !! La maison est très bien placée, on peut aller dans le centre de tulum à pied pour manger des super quesadillas! Pour aller à la plage le mieux est de prendre la voiture (il y a souvent des bouchons pour les plages les plus prisées) ou à vélo! La maison était très propre et elle est parfaite pour 6, Rosie a été adorable, très accueillante avec pleins de bon conseils On recommande et on espéré pouvoir y revenir 😎

Tulum birthday trip

The place is pretty centrally located allowing for walking/biking to grocery stores, restaurants and gas or to even rent bikes/cars. In the neighborhood there is an amazing restaurant called Catrinas where you can get authentic Mexican food (breakfast and lunch and early dinner) highly recommended and in the same area on the end corner there’s a small ice cream shop called geugle gelato for the best gelato you’ll get to try or best aguas frescas! The place itself has a pool, 3 bathrooms, a full kitchen, and dinning room. We enjoyed cooking meals after long days exploring. The accommodations themselves were great, the place was mostly clean but in the master bathroom seemed like the curtain/shower had mold. The other 2 bathrooms were good. The kitchen included all appliances needed for meals. I suggest you run into the grocery store and buy napkins, toilet paper and extra water because there’s not very much in the house which isn’t a problem, specially since we were a big group and the grocery store was near by and there’s a small little store in the neighborhood which sells everything too. The TV works, a little slow, but we only used it for music anyways when we got home after days of exploring. Our host was communicative and allowed us to put our luggage in since we arrived super early in the day, it was super helpful. My only real complaint was the pool area because it didn’t have any lights at night to enjoy, chairs were dirty and kind of broken. The water it self was great, could of been clean a bit more but no big deal. Had an AC issue and owner had handy man come and was fixed in minutes, it was great. Overall, great host, great location, good communication and directions and very comfortable for all 6 of us! Thank you Roxie for an overall great experience! Great people, food and experience. Highly recommend renting a car, locals are happy to help with directions. Cabs can get pricy and they will hustle you for more if you don’t know any better or speak any Spanish. So just be smart, but enjoy it! Such a great place to be in!

Very nice home and comfortable. When we arrived the AC was on so thebplace was cool and with the heat outside was a great welcome. It was easy to get access to a Taxi and we got a taxi number to be avle to get to down town and to the beach and to the supermarket. Very quiet and safe location.

Great location!

Very comfortable home close to downtown Tulum and the famous Tulum ruins. Ian and Tim were very responsive before and during our stay. I would recommend this home as a great place to rest if your are coming here to explore the area. We ate all of our meals at one of the many restaurants in the downtown Tulum area. The kitchen seems to have the basics, but why cook when there is so much great food at a reasonable price nearby.

Great Place With Plenty of Elbow Room

The three bedrooms gave the 4 of us plenty of room to spread out. The kitchen was very complete and saved us many pesos versus eating every meal out. The shared pool was a nice place to relax after a long stressful day on Tulum's beach and traveling to the area sights. Ian and Tim were VERY helpful sharing info on Tulum and the surrounding area. We used the apartment as our place to kick off side trips to Valladolid, Coba, Bacalar, Sian Ka'an Bio Reserve, and Tankah Bay. The apartment is not the Ritz but you can't beat the space and location per dollar in all of Tulum.

Great stay in Tulum

We stayed here for four nights and had a great stay. The location is pretty good, and being a little far from the beach area really isn't a problem - it is about a 10 minute walk from a taxi rank where you can get a cheap taxi to the beach or to the ruins. Its a 15 minute walk to the edge of the main strip in Tulum pueblo which is full of bars, restaurants and shops. The beds were very comfortable and the sofa too. The air conditioning worked well and was very welcome! The shared pool was really nice. One final note, there does seem to be a lot of building work happening in Tulum at the moment, and unfortunately as part of this work there is a big construction site next to the house that started making a lot of noise early in the morning (6-7am when we were there). Not at the fault of the owner, but we wanted to mention that this now happening across the town. Overall a very enjoyable stay, we would definitely return!

Big apartment in calm village.

The "hoppa" transfer we haved booked had big problem to find the address and drove around almost one hour in Tulum in the night. Good if the driving instructions can be in Spanish. Contact with the owner was very good before and under our stayed. In the area there were many loose running dogs. It would have been good if the garden in front of it had been fenced and there have been outdoor furniture. At the back there was fenced but no outside furniture. We had appreciated more different glasses and better plates and mugs. Missed also a toastmaker. The Wifi and beds was very good.
