13 foot ceilings. Concrete floors. King bed in sleeping area, very comfy full size futon in living area.

Architect-designed guest house was a potters studio and has been redesigned as a unique living space.

Huge outdoor spaces. On a beautifully landscaped corner lot. This property is on the front of the lot. Well landscaped, lots of charming outdoor areas.

The seating and landscaped areas on three sides of the guest house are for guest house use. The stone patio and outdoor fireplace area on one side is the owners front yard and is primarily for owner use. Use of this area would be by invite only.

Downtown and Town Lake are five minutes away. Walk to great restaurants, grocery, coffee one block away on West Lynn.

UT is five minutes drive (it's a huge campus, so exact travel time is going to vary).

Sleeping areas are one king size bed plus one full size leather futon.

This property has a short term rental license from the City of Austin.

This is a Furnished Housing In Austin property. We have been in business for ten years in Austin. We are a veteran-owned local small business, and we thank you for your consideration.

PLEASE ASK about longer term rates. Short term rates for March and October are much higher because of SXSW and ACL so if you are looking for a longer rental that includes those months please ask, as overall rate may be much lower.

We provide a very comprehensive Welcome Letter and an electronic code for the front door. Late check in is fine. We are available reasonably to answer questions about property and neighborhood.

Highly sought after charming neighborhood with a lot of history and character. Very laid-back. Perfect location adjacent to downtown, Town Lake, hike and bike trails, etc.
Grocery, coffee, excellent restaurants one block away. Clarksville has many excellent restaurants and nightlife options.

Bus stop one block away. Direct bus route to UT is one block away. Uber and Lyft are very easy to get.

Very close to UT, downtown, etc. Five minutes by car. Downtown is ten to fifteen minute walk through beautiful neighborhood, or five minute drive. UT is fifteen to twenty minute walk.

There is also great bike (and kayak and other stuff) rental app in the area. Details in Welcome Letter

Unique structure in a fantastic neighborhood. Locally owned (not a giant corporation). Austin is a boomtown and is experiencing unprecedented growth. You may hear construction noise in the neighborhood, see road closures for festivals, races, etc., see chickens roaming the neighborhood (an old Austin tradition).

Location and Amenities are Spot on.

My husband and I enjoyed 5 nights at the Clarksville location in Austin. We walked daily to Pease Park from the house and picked up a few things from the small grocery down the street. The small home is very comfortable and well thought out. - Austin is a great city and we would definitely want to stay here in the future if returning.

We fully enjoyed our stay, the studio apartment was perfect for two people and a dog with a kennel. The home had everything we needed, the bed was comfortable and the shower had really hot water which felt great on some old bones. The neighborhood was nice for walking our dog and restaurants we're within walking distance and a grocery store. I was a little worried about all the windows and it not being dark enough, but there were no issues. The kitchen was fully stocked for cooking, which we did on Christmas eve for 8 people. I wouldn't recommend having 8 people over for dinner, but in our case the food was taken elsewhere. The only thing I wish had been available was a fenced in yard for our pup, but we knew it didn't going in. Our dog sure did enjoy looking out the lower windows. We will for sure will stay again

Nice quiet studio in a neat neighborhood

When we arrived at the studio Brian was there “tweaking” the place although why I am not sure everything was perfect. We brought our little Sheltie and she was very comfortable with walks through the neighborhood. The area is centralized with easy on/off to the highway and great restaurants (loved the Italian place down the street). I am sure we will be back as we expect to retire in the Austin area. Only issue was the recycling bins and garbage bins, some explanation of what goes where would be helpful to us Houstonians.

5 stars: Location! Cute neighborhood, coffee shop, restaurants, grocery store, drug store and park, all within a short walking distance. 3 stars: Space. Studio, plenty of room for two. Lots of natural light with windows at your feet and 15 feet up, none at eye level. For us, the space was crowded with too much furniture, although modern and nice quality. The foundation has a tilt toward the front door, which impacts: cooking (oil all runs to one side of the pan), sleeping (head of the bed falls downhill, enough to notice) and the ice maker thinks it’s full as the ice piles up to one end (minor annoyance). During our 8 week stay, the oven did not work for 6 (a special part needed to be ordered). There is also an issue with water seeping from the bottom of the shower onto the bathroom floor, which needed constant monitoring. The owner said this had never happened before and insinuated we were the cause. Although he did send a handyman, the issue remained. Which brings me to the 1 star: Communication with the owner. All was fine until we disagreed with him showing the unit to prospective renters while were in the space (maybe you would be fine with this, we were not). E-mails about that issue and repair items (shower and stove) were lengthy, argumentative and condescending. When we asked for all communication to be via phone calls, he didn't seem as eager to communicate in person and our last few weeks were quiet.

Wonderful

I stayed at this property for a few weeks while I was in town for work and was so pleased with the neighborhood and area in addition to the guest house. The space itself had everything I needed and more. Brian was so easy to work with and extremely responsive. Check in and out was a breeze. I highly recommend this spot and even recommended it to co workers in the area who have frequent guests coming into town.

The property was well maintained, private, very clean and comfortable.

This quiet little gem is cozy yet contemporary. The bed was comfortable and I appreciated the good quality pillows and linens often lacking in affordable rentals. I also appreciated not being charged for breaking a water glass. The manager considered this normal wear and tear. The kitchen has modern appliances that function perfectly. I would definitely stay at this guesthouse again or one of the other houses on the property.

Modern space amazing yard fantastic area

I lived in the Studio Guest house for 5 months and this is by far my favorite place to be when it comes to staying to Austin. Not only is the neighborhood beautiful and safe but the property itself is very unique and special. Inside the home, the appliances are top of the line, from the fridge to the oven to the amazing coffee machine, the entire kitchen is gorgeous. The kitchen includes all the dishes and utensils you'll ever need and the dishwasher even sings to you!! The Studio guest house is VERY clean, which is one of the main reasons I chose this place. The decor is very thoughtful and modern and the nicest bathroom that I've ever had the pleasure to use everyday. Management was very attentive and I had no problems and no complaints. My favorite thing about this neighborhood is all the cool restaurants in walking distance. This is a perfect neighborhood for families or anyone basically who wants to feel at home. Everything is included when you stay at this property: washer and dryer, indoor heating and A/C, and you're own beautiful yard. There isn't any other place I would rather stay and it was very hard for me to leave. Top notch neighborhood! Top notch management! Top notch guest house!!!!

The property is very nice and located in the popular Clarksville neighborhood.

This is a great location if you enjoy walking to restaurants, shopping, nightlife, etc. The house is two-bedroom, one bath with a nice size living room. Kitchen is well equipped and has a wonderful retro stove, large stainless refrigerator, microwave, coffee makers, tea pot, etc. The two queen beds have nice linens and are very comfy. For business travelers, there is a work desk in front bedroom. Overall, this was a great place to spend a weekend. One word of caution, if arriving after dark, it is difficult to see the house numbers as porch light is motion activated and did not come on until we were on the porch. Keep in mind, this cottage is known as unit "A". B and C are nearby. We thoroughly enjoyed our stay and hope to return soon.

Fun Place In Great Shape Outstanding Location

Terrific place in an oustanding location. It's in a great neighborhood centrally located close to downtown and really anywhere you want to be in Austin. It may be only around 600 or 700 square feet but it feels much larger, probably because of the high ceilings and modern design. I loved the KCup coffee machine. The owner put out a lot of extras like Kcups and little soaps and shampoos, etcetera. Many really good restaurants just a two or three minute walk away and Josephine House - one block away- is a fun spot for cocktails. The neighborhood is fantastic. The neighbor has a chicken coop and gives out fresh eggs but a block away you can get a $75 steak. So it's a neighborhood of extremes. This place was a great hotel alternative. I feel like I got about twice the space for half the price I would have paid for a similar quality hotel room and I was in the middle of a fun neighborhood instead of some bland hotel.

Definitely would stay again - book it if you can

I've been to Austin a few times. This guest house was the ideal place to continue exploring Austin. It's an old established neighborhood with a lot of charm. And it's right in the middle of Austin. Very easy to get really anywhere you want to be. The guest house isn't huge. I wouldn't recommend for more than two people. But it's very, very nice. It has a very modern feel without being uncomfortable or pretentious. There were many extras, like a lot of outdoor space, really nice yard, and really top quality bed and bath linens. Even the soaps and shampoos in the bath were top quality. The bed was very comfortable. It took a few tries to figure out the electric blinds on remote control, but once I got the hang of it they worked great. They are blackout blinds so since I'm a light sleeper that was great. A lot of thought went into the design of this place. Kitchen is first rate. Everything seems to be in it's place. There was a surprising amount of storage. There are two other houses on this property. I think both are furnished rentals but I'm not sure. I never saw the other tenants. I was expecting this guest house to be on the back of the property. Not the case. It's right on the front of a really nice corner lot. So it's easy to get to, with really nice views as you sit outside and have a cocktail. The restaurants within a couple minutes walk are really first rate. Jeffreys is VERY expensive but the rest are pretty moderate for the area. The Fresh Plus grocery is one of the best neighborhood groceries I've seen. I never saw the owner. But he was very easy to reach by email or text. There was a very detailed letter with restaurant info, etc. Possibly too much information, but it was good to have. There were also quite a few Austin guidebooks and such. I had business at UT and it was maybe $7 by Uber each trip. Trips downtown (depending on how far I wanted to go) were maybe five to ten minutes and under $10. I really wanted to explore nearby Pease Park but ran out of time. The only downside is no king bed. It's a queen. Would be nice to have a king. Didn't sleep on the futon but it looked reasonably comfortable, but probably wouldn't want to sleep on it long term. It's really unlike any place I've ever stayed. Very charming area, and a really nicely done place. I would most definitely rent this property again.
