Large yard and ample parking. This road is a private road near the State Beach and Mt Sunapee for summer hiking and adventures park activities. Take a tour of the lake by boat, go to the historical “Fells “ for some history and see a play at NL Barn Playhouse to round out your cultural experience. The Warner Indian Museum is a real find especially when they have a pow-wow.

Everything was delightful at this property. Barbara and Dick did an excellent job making sure everything was in place when we arrived and went out of their way to get us information on some local attractions that we wanted to see. I highly recommend this location.

Great get-away
Very neat & clean. Excellent access to boat slip. Owners live close, very attentive.
Barbara and Dick are excellent hosts. They went through the entire cabin with us, explaining where things were and how the appliances work. The A/C and heat are a big bonus.
Our family stay at Barbara and Richard's cottage was everything we hoped it would be. The location was absolutely perfect and the access to their dock with a private boat slip was better than we could've imagined. They were the perfect hosts and were attentive to all of our needs and went out of their way to make sure we were comfortable and had a fantastic experience. We will definitely be back!!!

Fishing weekend
Caught some nice salmon. Camp was very comfortable and clean. Weather was tough. Sure it must be great with good weather. Hosts were helpful and available .
House was cozy and very clean. Nice place to regroup after a day on the lake. Lots of parking and was able to park the boat for a night due to bad weather when we first got there. Park and beach very close by; slip was perfect for the boat. Barbara and her husband were very sweet and very responsive!
We had a great week with the family at Rocky Roost! It was a great rustic cottage with just the right updates with WiFi and laundry! The lake was perfect. Just a short distance from the cottage to the dock to keep our jet skis handy all week. The owners are great! They are very easy to talk to and recommended places to go and eat in the area. We will definitely go back to the Rocky Roost!
Retro cottage was clean and had everything needed. Barbara and Dick were so welcoming and helpful. The dock space was perfect as well as the sandy swimming area.. Would rent again but apparently already booked for entire of summer 2022.
We had so much fun on our return trip to Rocky Roost. Dick and Barbara were as always very welcoming and hospitable, going above and beyond to help us out when we needed it. The weather was so-so but it was actually nice to have some down time and hang out and play board games as a family and get a much-needed break from screen time. The neighbors were all very nice and welcoming and we felt right at home. We were sad to leave!
Cozy cabin on Lake Sunapee was exactly what we were looking for. Was great to be able to keep our boat at the shared dock. The lake is just a short walk down to the water, easy to set your chairs down by the dock and enjoy the wonderful view of the water.
Barbara and Dick were very accessible, kind, and easy to work with. Cabin has everything you need for a comfortable stay. Enjoyed our week and hope to be back.

It was perfect for what we needed. We didn’t want to be stuck in a hotel room while visiting our daughter in college. It’s small but it was very clean and had everything we needed.
We loved this cozy little cottage set conveniently close to Sunapee Lake & Mt. Sunapee Ski Lodge! It was a very tidy cabin with unique touches throughout and all the conveniences of home including a washer & dryer. It was the perfect size for the 4 of us - would work well for a small family and was priced right! The VBRO owners were very friendly and communication was spot on and instantaneous - don't miss out on this treasure - we will be renting this one again!
I can’t say enough good things about Dick and Barbara and their attentiveness to my kids and I on our stay. We rented a boat at the marina on the other side of the lake, a 20 minute ride, which Dick volunteered to give us a ride to, both when picking up the boat as well as dropping off at the end of the week. We would have been up the creek without his help. Beyond that they were extremely accommodating and welcoming (as was the entire community of houses nearby). Not just polite and friendly but going out of their way to make sure we were happy and comfortable.
In terms of the property itself, it was simple, which was what we were looking for, since we spent most of our days out and about putting around on the boat and exploring. When a few showers came we played Yahtzee out on the porch. I slept in the full bed in the master and the kids were in the double beds. The property was pretty well-appointed for a small group with plenty of plates, cookware, a gas grill. I cooked more than half the time we were there which worked out pretty well.
As I mentioned we rented a small Boston Whaler for the week so we found this rental to be a very affordable way to get dock access. Looking back it was actually preferable having a shared dock since it gave us a chance to chit chat with the neighbors that were out relaxing or taking their boats out. Kids had a blast fishing off the dock and it seemed like the neighbors got a kick out of watching them
Overall if you have a small group like ours, in particular if you have a boat, spend most of your days on the water and need affordable access to a dock, and enjoy meeting new folks, this was a great option. We didn't have any connections in the area and it made all the difference feeling like we had great folks around us invested in making sure we had fun. Thanks again Dick and Barbara!

Couldn't have asked for more
I booked this place for a girl's weekend getaway and wasn't disappointed. Barbara and her husband were fantastic hosts. They were always easy to reach and were very responsive to any questions we had prior to our arrival. They met us at the property with smiles and a bottle of wine. They gave us the rundown of the house, made recommendations about local happenings and went on their way. While there, they were attentive without being intrusive. Always kind and helpful. The property was private and off a dirt road. The neighbors were friendly and kind. The house is retro-kitch and perfect for a lakeside getaway. The pier is shared with 3 other houses but we were the only ones on it all weekend. The beds were super comfy, the heat and appliances worked well. Everything we needed for the weekend was provided - plenty of pots, pans, cooking utensils, silverware, towels, toilet paper, glassware, paper towels, pillows and blankets were provided. If you're looking for high-end and fancy, this place isn't for you. If you're looking for a cozy, warm and authentic, this little lake house in the woods is perfect! These owners make you feel like family while you're there! We had a wonderful time and will definitely be back!

Lake lovers hoping to give an experience to others. We have been lake owners for years and our children enjoyed the summers here to enjoy the nature and culture of the area.

We are excited to share own cottage with families that want to experience the lake. You have your own boat slip for your stay just 400 feet from the dock . You can see your boat from the lovely screened in porch . You have the New London Barn Playhouse that has a great array of shows including children's and concert. The new feature is the serving of beer and wine in souvenir cups. The Fells is for all the historians to learn about the John Hay estate as well as the many gardens on the property Kids have a special room for all the animal life in the area. Concerts on Sundays to enjoy. We must not forget the tour and dinner boat the will tour the lake. These are some of the many things to do in the area with very little traffic
What makes this property unique
Boat slip and great water for just about anything. There is a beach area for children and a dock to jump right in for deeper water. Near the State Beach for added enjoyment as well as Mount Sunapee for hiking and biking as well as rope course and events on the top. The NH craftsman's fair is a must see.
