Welcome to a charming lakeside private home in a fabulous location for a most peaceful yet eventful vacation on Squam Lake. The private lakeside stone terrace and 30' dock, and garden provide stunning views of the Squam Range and White Mountains, and is a perfect venue for family and friend gatherings.

The waterfront area, with exclusive access to a private 30' long dock for enjoying the lake and sun, is an ideal place to launch our 3 kayaks from the dock as well as moor your motor boat. Whether you are enjoying coffee on the terrace, spotting the loons on the lake, taking a swim from the dock, an afternoon nap in the lakefront hammock, turning cart wheels on the lawn, sitting in the screened-in porch, enjoying a barbecue near the picnic table or simply relaxing by the fireside in the evening, West Acres has what it takes to make it a truly memorable vacation on Squam.

This location also provides easy access to a number of attractions and activities nearby. The Squam Range offers mountain hiking trails, and fast moving rivers and brooks. Shopping and restaurants can be found in Sandwich and Center Harbor, both just 4 miles away. Tamworth, with its theatre, distillery, and farmer's market is just a few further miles north. There is a golf course in nearby Tuftonboro, a Science Center in Holderness, and quaint country villages all within easy reach.

Squam Lake is ideal for swimming, snorkeling, waterskiing, paddle boarding, sailing and fishing. A wealth of coves and islands can be explored by kayak. For hikers, the Squam Range, White mountains and Presidential Range offer trails ranging from 30 minutes to all-day and overnight excursions. The Koenig Wildlife Reserve down the road and Loon Center are perfect for bird enthusiasts, while the Squam Lakes Science Center's collection of raptors, otters, bobcats, bears, and even mountain lions is a great spot for the whole family.

Lovely spot on lake, terrific property with everything needed already there.
Couldn’t have asked for better. Thank you for sharing your house with us. Only issue was the VRBO listing had the WRONG ADDRESS… so we had lots of trouble finding the correct house.

A True Vintage Squam Beauty
Our stay at West Acres was heavenly. The location was one of the most serene and beautiful on the entire lake. Dock was easy to access. The house was classic, comfortable and provided all that our family of 5 adults and our puppies needed. Very private. Great fireplace and enclosed lakefront porch. Juliette communicated promptly and was very personable. Would definitely recommend.

Stunning Squam home
Old Squam charm is written all over this property. One of the best locations bar none on the lake. Wonderful host and caretaker are there to direct you to all the aspects of the lake and region. We have been coming to the lake for thirty years and this was a very enjoyable family vacation. Highly recommended.

Great Fall vacation
The lake in the fall was spectacular! The place is perfect for the lake- definitely a cottage that makes time slow down, which is perfect for Squam. Great location and quiet. Juliette was a great host.

Wonderful Vacation!
Squam Lake is so beautiful, with the clearest water & spectacular views. We loved having the kayaks, and we also rented two paddleboards for the week. If you are looking for modern & updated, this is not the place for you. But if you love vintage, retro, a piece of history, a step back in time, feeling like you are at summer camp (in the best possible way), then you will love this lake cottage. Open all the windows, to enjoy the views & fresh air! The fireplace is so cozy. Lots of wildlife to see- bald eagles, loons, black bears, lots of birds, turtles. We loved the calls of the loons! Gusto Italian Cafe is so delicious, just 4 miles away. Thank you Tristan, for the new Berkey water filter, it was awesome. Juliette was very accommodating & easy to communicate with. A spectacular setting to celebrate our daughter's graduation from Dartmouth College. Thank you for sharing your special place.

The Perfect Squam Getaway
This house blew our expectations. The property is gorgeous, the views are stunning, and the house is beautifully rustic while still offering all of the amenities that you need. Juliette was a pleasure to communicate with and was always available for questions. The house was clean, spacious, and packed full of amazing lake views. The private dock is in direct sunlight all day which is great for sunbathing and swimming (the water was SO clear!). Anyone looking for a peaceful New England getaway should look no further! We are so thankful to have found it!

West Acres
This is an iconic house that is part of a family camp that is integral to the history of Lake Squam, and when you stay in this house you feel a part of that history. The location and views are magnificent, and provide the perfect sense of a New Hampshire lake vacation, including the sounds of loons in the evening that carry across the quiet lake. The large wood burning fireplace was comforting as the weather was unseasonably cold for a few nights. It was particularly nice to be able to enjoy a vacation with our Labrador Retriever who loved roaming the yard, enjoying the vast views of the lake from the dock, and meeting the caretaker’s friendly dog. Thank you Juliette and Tristan for a wonderful stay.

Wonderful retreat on Squam
West Acres was a perfect getaway! The location on Squam is unmatched with beautiful views, great access to local trails and scenic hikes like Red Hill, and privacy. The house was well with plenty of books and games to enjoy indoors, kayaks with paddles and life jackets for the lake, and kitchen supplies and tools to prepare meals for our group. Juliette and the property’s caretaker were very attentive and helpful with thorough guidelines and so nice to check in mid-week to offer suggestions and see Howe everything was going. We look forward to booking again!

Classic family lake vacation spot
The house was exactly as represented on VRBO. Location was stunning. House was reminiscent of the lake home we had when I was a teenager. It had everything you’d ever need including two things I didn’t expect a rental property to have: a charcoal chimney for the Weber grill, and a salad spinner. Every time someone in the kitchen was looking for a utensil and asked if there was one, I just told them to open drawers until they found it. And they always found it! The only thing not found was an egg slicer, and then we laughed at the fact that no one else we know even uses such a thing anymore!🤣🤣. It was a fantastic week at a place that took us away from the world for 7 days. It was exactly what we wanted. Perfect.

Beautiful surroundings
True Squam lake cottage with great kayaking...close to shopping and activities in Meredith and Center Harbor. Attentive host. Only drawback was the amount of mosquitos this time of year...made it difficult to he outside for long periods of time, but out on the lake no bugs!!

About the host

I have been coming up to Squam every summer since I was a few months old, and this is the case of my siblings, my mother and all my numerous aunts, uncles, nieces and nephews and cousins. There has been a Pratt presence on Brown Point Road since 1905, and each generation is as committed as the past one to continue to build roots in this stunning area of the world.
We tend to all come up for the month of August during which time we have many family reunions and each successive generation gets to run wild and reconnect with each other and nature.
We all love the outdoor living we can enjoy at this time. Swim, ski, kayak, paddle board, sail, play tennis, climb, ramble and the rest are our daily entertainment. Not to mention the many picnics, barbecues and dinner parties that we organise with friends and family.
Our time at West Acres is the real highlight of our year and each one of my siblings and myself choose to spend the month of August on the lake and leave our European homes behind in favour of our dream place on Squam.

What makes this property unique

West Acres combines both modern amenities with an old style, vintage camp feel. A perfect balance of functional and aesthetic.
