Damage Waiver: You are renting a PRIVATE HOME. Please treat the property with the respect you would like shown to your own home. We get that accidents happen – some more sober than others – and we want you to be aware of your Damage Waiver coverage should something get a little wild during your stay. In an attempt to make this easier for you, the Damage Waiver fee is INCLUDED IN YOUR CLEANING FEE. Here’s how it works:

By booking with us, you understand and accept that your booking fees include a Damage Waiver. It is the Guests’ responsibility (that’s you!) to report damage that is caused to the Property during your stay. The vacation rental Damage Waiver is not insurance, but instead an agreement by us, to replace or repair unintentional damages up to $1,000.00 (one thousand dollars) in total to the rental unit’s interior. Damages that qualify for this agreement must occur during a Guest’s reservation, be disclosed to management prior to check out, and the Damage Waiver must have been paid in full prior to arrival (don’t worry, it’s wrapped into the cleaning fee!). Any damages that either exceed $1,000.00 (one thousand dollars), are not disclosed prior to check out, or are deemed intentional, will be charged to the credit card on file, through the Airbnb resolution center, or through VRBO’s damage claim center. The Damage Waiver does not include theft or intentional or negligent damage and will not be covered by this fee and the Guest will be liable for all costs associated with intentional or negligent damage. The Guest is liable for any and all costs and fees associated with the vacation rental, including reasonable collection costs and attorney’s fees that are in any way associated with the Guest’s and/or the Guest’s invitee’s breach of this agreement, including but not limited to, money owned under this agreement for damage to the premises, fees, and/or fines.

Great Spot for Small Group

The apartment is nice, clean, and easy to get in and out of. The hosts were very kind and quick to respond to all of my messages. The apartment sleeps 5 people comfortably, 2 on the bed, 2 on the pullout couch, and 1 on a futon. The pullout couch and futon or not very comfortable but they work. The neighborhood is not great, I felt uncomfortable walking around it. The best and safest way to get to the downtown area is through Uber/Lyft if you don’t have a car.

Great place, not the best sleep

We stayed at this house for 2 nights. It is clean, in a great location, and the renters did a great job communicating. Our only problems, and the reason we didn’t give 5 stars: On the first night, it got really really cold. There is no thermostat in the room so we couldn’t control any of the temperature settings. We woke up in the middle of the night looking everywhere for one. Then we had to layer up and power though it. The next morning I looked at their handy note book that had information for tenets and there was no information listed about temperature. I did ask the renters and they said there was a space heater in the closet (again not mentioned in the note book) The second night our issue was the noise. It seemed like the renters upstairs (this place is the basement) had guests over. We did get back to the space that evening around 10:30PM, and were awake. But by 11:30PM the guests up stairs were still gathered and talking and walking around. This went on past 1:30AM, and kept us up for quite a while. We didn’t sleep until after 2:00AM. I am not a confrontational person and didn’t feel comfortable requesting a home owner to quiet down in their own home. Overall It’s a great spot but I most likely would try and different place if the noise is a normal occurrence.

Great communication & cozy stay.

The owners were so easy to work with and answered questions very quickly. Cozy little spot for a girls trip with convenient parking- a rare find in DC.

Definitely a basement apartment

Low ceilings, cramped quarters, and 1/8 roll of toilet paper greeted us. The people renting the place above us had a 3 am house party that was impossible to explain with words other than LOUD. The 2nd night was not quite as loud but started at 9:30pm. The thunderous roar of the HVAC was in our unit. Needless to say we couldn’t wait to check out. The broken corner cabinet and plastic decorative mirror with pieces falling on the floor were less than homey. The location is not a reasonable walk to local shops and restaurants. We tried to make contact with the manager about the noise happening above but did not even get a reply. We would say hard pass on this DC basement apartment.

Great for access to the city and Police Week

We rented during Police Week in DC. It's walking distance to Tent City, and the Metro. Uber's were always close by and the residence was easy for them to access (also an inexpensive Uber bill). Eric and Jason were very accommodating, two private off street parking spaces (small compact cars) were even included in the rental! The bed was very comfortable, and the apartment had more amenities than we even got a chance to use. The neighborhood was very quiet and beautiful. We will definitely consider this property again!

The apartment was clean and quiet. The neighborhood was nice and not far from the city.

The apartment was clean and well equipped. The free parking spot is definitely a plus. It is an about $15.00 Uber ride from the monuments. Eric and Jason were helpful and responded quickly when I had a question. Overall, it is a nice place and I would recommend it.

Lovely place.

This was my second time using a home sharing app. Our first experience was just ok but when we saw this apartment we thought we would take another chance. After this experience I see why people love it over a hotel. Just about everything is brand new. The apartment has private parking spot. We left our car and used the Metro to go everywhere. The station was 2 blocks away. Eric was quick to respond to our questions and gave us some good tips and restaurant recs. Super nice host. We would definitely come again. Thanks for everything.

cute apartment close to Metro

This apartment is very updated and is walking distance (maybe 2 blocks) from the Metro which makes traveling to and from downtown and sight seeing a quick trip. The bed was super comfy and there was a lot of space! The upstairs neighbors were a bit noisy and it creaks loudly when anyone walks, but that is expected with an older house! We honestly spent most of our time outside the apartment enjoying DC so it wasn't an issue! I would definitely recommend staying here!

Best price we found for 5 ppl in clean, stylish, King bed & pkg for 2

This was a wonderful experience. Everything was new and we popped in the bus right at the corner that took us all over town. And we were also steps to the Metro. The host Jason was very responsive and everything so clean
