About this property

Modern House on a Private Beach - Relax in Paradise with OBX like environment.

During the summer months we prefer to rent by the week, from Friday to Friday or Monday to Monday. If this isn't possible please send us a message and we will try our best to accommodate.

Our cozy, modern Beach House is situated 100' from the water with a private beach extending hundreds of feet. The house has incredible views overlooking the widest portion of the bay from every room with huge bay windows off the two-story family room.

Experience breathtaking sunrises over the water each morning and gaze at the stars without the bright lights of the city. Sip coffee from the screened-in porch in the mornings, spend time on the beach and in the water during the day, and gather at the firepit for s'mores and storytelling in the evenings.

The Bay has a soft, sandy bottom in only 2 to 5 feet feet of water. It's the perfect environment for children to play and swim. Included with the rental are plenty of floats and 3 ocean kayaks to explore the surrounding area.

All the beds in the house have luxurious mattresses, 3 of them being memory foam! The house has a master with a king bed and large bathroom on the first floor, a second master with a king bed and a bathroom on the second floor, then 2 more bedrooms with queen mattresses and a shared bathroom also on the second floor. For additional guests the first floor also has a full-size futon in its own room and a queen memory foam pullout sleeper.

Included with your rental are access to our three ocean kayaks with open-tops. One double-seater and two single-seaters.
EV charging and basketball court.

Bring your binoculars and camera! The Chesapeake Bay is well-known as a bird lovers paradise. From the house you can watch several local osprey, great blue heron, bald eagles and pelicans diving and catching fish. Some mornings we've even seen pods of dolphin passing by. In the winter months you can listen to the roar of a thousand Canadian geese arriving together to spend the night near shore. Cardinals, blue birds and other songbirds also abound among the bayberry trees, magnolias, huge azaleas, crepe myrtles, dogwoods, and towering lob lolly pines on the home's 7 acres of property.

Local attractions include: boating, fishing, vineyards, golf, shopping, antiques, art, Irvington Farmers Market (monthly: June-Nov), drive to one of 3 towns (White Stone, Irvington and Kilmarnock) in ‘The Golden Triangle’ within a 10 mile radius. Swimming Pool and Tiki Bar with live music (Friday, Saturday nights during Summer) less than 1 mile away at Windmill Point Marina.

Less than 1 hour to Richmond and Williamsburg (including Busch Gardens). Less than 3 hours to DC.

Richmond Interational Airport (RIC) is 1 hour away
Norfolk Interntional Airport (ORF) is 1.5 hours away
Williamsburg/Newport News (PHF) is 1 hour away

Weekly and monthly rates available.

This is a quiet area and a wonderful place to unwind. Our house is most suitable for gentle and respectful family getaways.

Our cancellation policy is strict due to experiences with folks cancelling last-minute. If you need to cancel, please contact us and we may be able to work with you.

Quiet Place

The HOA keeps a sharp eye, but overall a fantastic getaway! The water depth is perfect for recreation and out near the rocks you can fish and crab. Perfect driving distance to anything you could want, and the marina is right down the street. Recommend this place for anyone looking to escape.

Gorgeous house, beautiful views, great owners

House is absolutely wonderful with beautiful views, large rooms and everything a family needs to relax and enjoy the beach. Owner’s responded immediately when we had questions and were very accommodating. They had a very helpful book with house and local area information. We especially loved the screen porch and sitting out there in the evenings.

Awesome trip

We had a fantastic trip. This home is a great place to get away from it all to relax. The water is perfect for younger children because it's shallow, especially during low tide. The kids played for hours while the grown-ups got to swim in deeper waters, use the kayaks and lounge in the water tubes. Would recommend bringing water shoes to avoid stepping on any sharp rocks. The house is spacious and it was convenient not having to bring bed linens and towels. The kitchen was well stocked and the family room had lots of board games. Highly recommend staying here.

Beautiful location, house needs deep clean, TLC

This location was amazing. We saw Bald Eagles, Heron, Ospreys. View was beautiful. The house itself was laid out well but needed a very deep cleaning and some repairs and definitely fresh paint throughout. We had three small grandchildren and I cleaned everything before they arrived. The refrigerator was very dirty and I had to pull it completely apart inside and wash it thoroughly before adding our groceries. Which after driving 6 hours to get there was infuriating. Also the bathroom showers had used bars of soap and shampoo in them I had to discard and clean. Brad the property manager did answer my phone calls and tried to help us work something out to help make our stay better but I already cleaned and the tone for our week was already set. My daughter and her husband left three days into the vacation due to centipedes and water bugs in the house as their children are 3 months, 2 and 3 years old. We wanted to really enjoy this home in its superb location but we couldn’t because of these issues and more. We often stay at VRBO homes and this was a disappointment.

Beautiful spacious relaxing home on the beach

8 of us total, 4 adults, 4 kids from 6-9 yrs of age. The house was very clean and spacious. We asked Brad if we can check in early and he said no problem so that was an added bonus to get us some more beach time in. The house itself is right on the beach, perfect so you dont have to lug anything around. The owners had 2 kayaks and some tubes for renters to use so it was perfect for the adults while the kids played in the water. The house itself was perfect for us since it had 2 master bedrooms for the adults and the kids shared queen beds in the other rooms. There is also an unadvertised 5th bedroom/office on the main floor, really nice to have the extra space. The favorite part of the house was sitting in the screened in porch throughout the day and night. While the kids were staring at the tv or tables (when not in the water) the adults were enjoying some tunes coming from the Sonos and having drinks on the balcony, this was the perfect spot. Overall the place was great. Some things to note: 1) as you enter the water there are little rocks and wood, be mindful to not cut your fee. After you walk a couple feet its nothing but soft sand. 2) dresser drawers in the kids rooms are not bolted down. Our kids' drawers at home are anchored so just something to keep in mind if you have littles 3) owner had personal papers in the master bedroom on the first floor (this should be kept in a safe for the owner's safety) We loved the place, we would book again.

A peaceful getaway

If you're looking for some peace and serenity, this is certainly the place. We had an amazing week with family. Plenty of room in the house, comfortable beds and we never turned the TV on. Everyone enjoyed the home, the views and the water. Sandpiper restaurant was a fantastic local place to eat. Our phone/internet reception was better than expected after reading some previous reviews. The actual beach area for this specific property left something to be desired. However, it's such shallow water with sandbars not far out that makes it perfect for younger children. Worst part of the trip was one of my kids getting stung by a jellyfish. Thankfully, it was minor, and all irritation went away within a few hours. And it was towards the end of the trip. I will certainly consider returning to this place in the future. 5 stars!

Best Get Away Place

We (family with three kids) really enjoyed our vacation on private beach. Beautiful modern property and secluded location. Swimming, kayaking, fishing, TV, Netflix, many board games - you will be entertained at any weather. Amazing view from each room, two master bedrooms and two good size bedrooms, planty of family space. Highly recommend for any ages! We will be back.

Secluded Location Escape off the Beaten Path

Easy reservation process and good communications. House is very nice with two master bedrooms and plenty of space for my family of 4 (we didn’t use all the bedrooms). The location having its own beach and gentle swimming area was key with beautiful views of the bay and nature. . The provided kayak was a big hit with our kids (ages 11 and 13) plus having a firepit to enjoy the evenings outdoors was nice. The seclusion comes at a cost however. As described in the listing, it does have internet but, it’s wireless point to point which is just about non-existent on weekends and maybe 2 or 3mbps at best on weekdays. Don’t plan on streaming much of anything. Likewise, ATT cellular was 0 to 1 bars with hit or miss data. Know this going in. After a few days you adjust but, trying to find restaurants or local info is tough when you have poor connectivity. Restaurants are geared towards lunch and dinner and are at least 5 miles away. There’s not a diner to be found for breakfast but, the Car Wash Cafe came close (though a bit pricey). For a change of pace, we discovered a place called Compass Entertainment that is great for a rainy day. Indoor climbing, VR, games and ropes course plus mini golf, go karts and batting cages outside and a movie theater and bar all in one place that seems pretty new. The house has a ping pong table, beach chairs, kayaks, floating tubes, and beach toys. My only complaints about the property would include a pick up truck partially blocking the driveway (annoying to drive around), a fair amount of dust and some crumbs under furniture, and a few bulbs that were out (informed manager about bulbs).. All told though, this was a great place to get away for a change of pace and seclusion. Just know that you’re off the beaten path a bit.

A Great Secluded Beachfront Property

Well, to start, it rained 3 out of the 5 days we were there. But hey, it was February and, believe me, no one was swimming anyway!! We were just there to "get out of town" during the pandemic. That said, we LOVED the house. The Owner has provided several kayaks, a basketball court (and balls), (for our grandsons, who live a mile away from the Property), board games and, during periods of rain, the ping pong table was our savior! We will definitely return during the summer months. -Mike

The perfect “get away”

This property was exactly what we were looking for...a private “get away”. The house was so welcoming. Plenty of room for guests to sleep downstairs and upstairs. Cozy atmosphere that’s spacious and private. A nice gathering area In the center to watch movies (there’s an extensive DVD collection), play games or just chat. All while keeping warm by the fireplace. The kitchen has everything need! From the coffee machine to the pots and pans. We just brought our food. Now, on to the gem of this property...the backyard is your own private beach! We were there towards the end of December, so it was cold. However, that didn’t deter us from taking walks everyday, getting in several days of kayaking and making a fire at the fire pit almost every evening! We roasted marshmallows which we made s’mores with and also roasted mini hotdogs. We enjoyed daily sunrises walking on the beach, standing on the rocks or just sitting in the screened porch with a cup of coffee. There were so many things to do inside and outside of this house. We even played some table tennis! The serenity of the beach and the comfort of the home with all activities, created a beautiful concoction to the perfect vacation filled with great memories! Thank you and we hope to visit again!

Very nice house and private beach.

House is amazing and very clean. Could use some dressers for clothing in bedrooms only suggestion for owner. Had to live out of our suitcase in master bedroom. We felt as if we were on our own little piece of paradise with the private beach and remoteness of Henry's Island. The only drawback was the ferocity of the insects, flies and such. We couldn't really use the fire pit like we had intended because of the bugs. But the listing did make mention of that and it could be better in a less rainy summer perhaps. The screened in porch was appreciated!! Kayaks were a really nice amenity. Overall a really nice property!

Tranquil private getaway

We vacationed at this beautiful spacious house on Fleets Island the first week of August 2018. My parents stayed in the downstairs master bedroom, my sister and her husband stayed in the upstairs master, and me and my husband shared the other two rooms with our kiddos. We loved the layout of the house and everyone had a wonderful time! We loved that we were steps to the bay and our 5 year old and 3 year old stayed in the water from 9 a.m. to 5 p.m. every day. For naps, we kept my 2 month old in a bassinet in the living room and used a video monitor that reached to our setup in the sand, which was awesome! We also kayaked and used the tubes in the water daily. We mostly cooked at the house in the beautiful open kitchen, but we ventured out one night to the Sandpiper which was fantastic. We were a little nervous about mosquitos, but found that we didn’t get any bites during the day and we’d wear bug spray in the late afternoon. The house had everything we needed, from towels and sheets to food spices and board games. It was perfect for small children too. All in all, a 5 star vacation! Thanks to Brad for his hospitality!

Secluded & very relaxing private vacation spot!

We returned here recently with our sons and their families for our second year. The house is clean, and well situated to provide great views from every room, which have plentiful windows facing the bay. We played lawn darts and Bocce ball in the yard and enjoyed the ping pong table under the house. We floated in the bay, and kayaked, too. We grilled some really delicious meals. The sandy beach and shallow waters are perfect for our grandchildren. We never saw jellyfish. The water temperature was fantastic, very refreshing. We saw dolphins this year, an osprey and a bald eagle. A fire pit was fun in the evening - we used it while we were there for s'mores. Beds are very comfortable and rooms are spacious. Cell phone service is limited, but while on vacation that is usually a bonus. We never turned the TVs on. Lovely vacation spot, very private - has the feel of an island hideaway.

Wonderful place we had a really nice time.

This is our second visit to this property and we are very pleased with it. We had a great time and found local seafood and nice people all around. The property was great ... everything was intact as described clean and nice. We have two children in elementary school age range and they had a great time playing on the beach. Zero complaints. Five stars all the way.

Very nicely done beach house on the bay, could not be happier

This place is really nice. We arrived to a clean and clear place with memory foam beds for kids, nice king beds and suites for adults. It is perfect for us. Two adults and two kids. We have kids that are 3 and 5 and there were some toys and a closet in the kids room doubles as an additional playroom. We had the good fortune to stumble across a friendly man that directed us to a marina where we bought fresh farmed oysters from the oyster farm in view of the house. Appliances all worked, hot water took a minute to come on but was HOT and plentiful if used wisely. Screened in porch was appreciated. Kayaks in decent condition, ping pong table in basement was fun.... The kitchen is REALLY nice with good pots and pans, utensils are great, washing machine works great, everything in good order. We have loved this place. Sorry to be going home. Set your expectations to "really fun vacation house" and be pleased. Movie selection good, and the universal remote worked flawlessly.

Better than advertised!!

We arrived and found the place was stocked with stuff that we had fretted about packing. Clean, well thought out house design and location that's hard to describe unless you're there. We had some bad weather 2 days but found plenty to do in nearby Kilmarnock and Deltaville as well as the games under the house in the garage. The owner was responsive to every question we had and even overnighted a coffeemaker to us when the existing one wasn't working. We're already talking about going back again sometime. Our little ones loved it and were never bored. Good times had by all and a spot I'd recommend to anyone. Josh P

Stunning Property with Amazing Views!

We had an absolutely wonderful stay at this property. The owner was very responsive and was a pleasure to work with. Property was as described in the listing, well maintained and was clean upon our arrival. Beds were comfortable and there were more far more supplies provided at this rental than in others that we have stayed at. The kitchen was very well equipped. The only thing we couldn't find was a pizza pan, so if you want pizza bring one with you. Towels are provided but I would suggest a few extra. There are a large number of beach chairs provided as well as 2 umbrellas available at the house which are all in good condition. There were also a variety of beach toys/games available. The views from the house are absolutely outstanding and the beach itself was amazing. There are a couple of other houses around but the property overall is very private and tranquil. If you are looking for a peaceful getaway to rest and recharge, this is the place for you. We enjoyed a ton of time outside and were very sad to leave this amazing place. We will definitely return.

Beautiful!

This property is amazing! It is the perfect place for a relaxing family vacation and to escape the hustle and bustle of everyday life! There was plenty of space for our family of 5 and we loved having our own private beach. It was peaceful and quiet and surrounded by nature. The house was very clean and furnished very comfortably. We loved opening the windows and sliding doors at night and listening to the waves. The kitchen was well-stocked with utensils, dishes and appliances and we loved having a laundry room so we could pack clean clothes when we were ready to leave. We enjoyed taking the sea kayak out and paddling around the bay and there were many chairs and beach accessories available to use as well. We also enjoyed the local restaurants in Kilmarnock. I highly recommend staying here and plan to make a return trip next year!

Fun, well equipped location

Had a great weekend with family and friends! Great location for long walks on the beach, campfires and watching all the Bay action! The house was in very nice shape with a great layout. Our only suggestion would be to have a dresser in each of the bedrooms for better clothes storage and perhaps a luggage rack for unpacking/packing.

Beautiful, large beach home on Chesapeake Bay with amazing views

We stayed here on a family vacation due to a wedding we had to attend nearby. The house was large enough for 10 people (8 adults & 2 kids) to sleep comfortably. The kitchen was well stocked with plenty of pots/pans etc. for cooking. The house also has plenty of extra perks such as kayaks, beach chairs, a fire pit on the beach, table tennis, and a Nintendo Gamecube. The kitchen table was large enough for 8 adults to sit around comfortably, and they just added a nice sectional couch in the main living room. The manager was extremely pleasant to work with and was very flexible with my needs. My only complaints would be about the Jacuzzi tub and the dryer. I did not use either, but my sister-in-law said the dryer did not dry well, and the Jacuzzi did not work right. My whole family was very satisfied with our stay at this wonderful house.

Amazing views from every room!

My wife and I and our three teenagers (ages 19, 16 and 14) rented this beautiful property for a week in August. We had never been to this area but were amazed by its the natural beauty. We saw this fabulous property on VRBO and it didn't disappoint. The house itself is beautiful, clean, and well-maintained. There are spectacular views of the Chesapeake from every room and the private sandy beach was wonderful. The house is also well-supplied with sheets, cookware and plenty of towels (including beach towels) as well as beach chairs, floats, beach umbrella, kayaks and even crab pots! We have rented two other times on VRBO but this house was far and away our favorite. Our family had such a great time swimming, kayaking and just relaxing. We particularly enjoyed the screened porch during the early mornings and watching storms roll across the bay in the evening. The booking process was very smooth and Brad answered all of our questions and even checked in with us during our stay. The security deposit was returned promptly. Overall, this was a fantastic rental and we would love to return again in the future.
