The space

10 min walk from Sherman oaks Galleria, short drive to Fashion Square mall and the locals secret Lake Balboa and Japanese Gardens!!!

Walking distance to Ventura Blvd Bars dining and Shops .

You get the entire private property With a soft water pool , electric gate , front yard and a back yard , park 4 cars inside the gate. and have plenty of parking on the street .

House is great for couples , friend gathering and very family friendly.
Kids under 14 must or special needs Mysr be with adult supervision at all time.

This house is the historic house of Ernie. Ernie was one Sherman oaks leaders for revitalize the LosAngeles river - Ernie’s Walk . Kester and Valleyheart( 5 min walk ) there is a walkway on the river and a biking area , in season , you can relax watching birds and listening to water .
House is not new but super cute . If you are looking for new and perfect this is not the one !

Lots of filming in this street so you could maybe touch the stars and don’t forget smile when you drive by ...

So if you are here for the action or to relax you got it all -CASA DE JULIA -swimsuits are optional!!!

No lifeguard on duty and many doors leads to the pool … be advised not to leave kids or special needs without supervision.

Pool water are 2-6 feet deep , so no diving ! Also pool is not gated .

Usually at short term property, you will get this at check in , We don’t like surprises.

Here are some rules and
instructions:

1. ABSOLUTELY NO PARTY'S ! NO excessive drinking of alcoholic beverages and usage of hard drugs on premises!
Any Smoking fee - $800 refreshment fee.

2. No Laud music after 10:00pm  or any disturbance to the neighbors.

3. After 6 guests ; No extra guests are allowed on premises unless landlord is notified.
Guest Pay in advance;
Daytime guest visit more than 1 hour $30 per guest per day .

4. Unless special approval was given ; Over 6 guests no pets .overnight guests are allowed only if paying the extra fee $30 per guest per day when pay in advance or $50 per guest per night if there was no approval and payment before arriving.


5. Absolutely NO Smoking , smoking extra cleaning charge would apply.

6. Please don't leave any flammable such as candles, incense unattended.

7. If you need an extra extra key or lost a key please notify us (do not duplicate our house keys) and please return the keys at the end of your stay.

8. Please keep the house reasonably clean and organized.
No eating in bed or on sofa .
Cleaning fee is basic cleaning if there are stains on furniture extra fee will apply.

9. Please keep front door locked while in the house or when you out ,Heater/AC& Lights must be turned off while out for your fun day (otherwise subject to deposit deduction)

10. AC should be turned off when checking out.

11. WiFi
        Is on the Wii Fii router in the bunk beds room.

        12. HOW TO ENTER THE HOUSE:
Check in time is anytime after 4:00pm.
You enter from the pedestrian gate (it will be unlocked)
Text to get access code for the house .
******It will not work pass 10 am on your check out date .
*****Please check out on time or house will be locked .
The remote for the gate will be hanged by the door key hangers , please return to same place.

        13. Check out is absolutely at 10:00am - cleaning starts at 10am sharp.

We have back to back reservations and we must get the house ready for the next guest .
First 30 min late ck out( after 10:00) $30 , after $100 per hour or part of the hour. ( from 10:31am)

please return all keys                      
       And remotes To where you found them on the key hanger by the door and each room Tv/Ac/Light remote to the remote holder.
Lost key / remote - $50 each .

14. Using the pool is on your own responsibility please make sure gate are closed there are 2 French door also lead to the pool - there is a lower lock and an upper safety lock to this door .
The pool gates are not a safety feature and kids under 14 or with a person with special needs must be accompanied by supervision of an adults at ALL TIME!
No glass by the pool area . Pool shallow in some areas - No diving .
No glitter blooms or glitter by the pool .
Please close umbrellas if not in use.
Pick up all trash from pool and outdoor area.( paper cups and plates can burn the heater and guest will be charged for damages)

Also -

Splashing is Fun - but please fill up the pool if the the water are low .
( Low water can burn the heater)

Pool heater fee -$75 per day. You will not be charged if you don’t ask to use - Please ask at list 7 days in advance to get code access. We dont approve requests for heater if weater dont allow to keep the heat , like no heater in less than 62 degrees outside or rainy days .We can only turn the heater for entire stay we can’t turn for single day , it takes 24-48 hours to get the pool warmer. It’s not a jacuzzi so don’t expect hot water .
We don’t suggest to order pool heater in very cold days because every night the pool get colder again.
Pool heater works automatically one pool pump is working so it depends when you turn it on , it may not work same time you turn it on but will start the same time of the pool pump daily schedule.

Gardner once a week
They are entering to the yard only - without notice, And stay less than 40 min.

*** Any food /blood / make up /slim / play-doe stains on furniture towels or sheets will be deducted from deposits .
No eating in bed or on sofa ( extra cleaning fee will apply) .
16. Please reply with a list all your guests names .
17. Ck out - please don’t fix the beds you slept on .
Please place all dirty towels on the kitchen floor. Please make sure no items or trash left outside .
18. Please make the reservation for the right amount of persons including babies.
If you made a reservation for less of the amount of person staying- you will be charged for the amount of extra person times $35 a day for each guests . So 2 extra persons for 3 extra nights is : 2x$35x3 = $210 extra.
If you book in advance it’s not $35 it’s $20. So please book in advance.
