Coral Bay Outlook is a beautiful hillside villa overlooking the harbor of Coral Bay with views of the East End and British Virgin Islands. It is relaxing Caribbean retreat that is perfect for exploring all that St. John has to offer. The National Park's premiere beaches and hiking trails are just a short drive away while the restaurants and small shops in the Village of Coral Bay are within walking distance.

Even with so much to do on St. John, what many guests remember most is relaxing on the Outlook's deck with family, friends and their favorite tropical beverage while watching the sun retreat behind Bordeaux Mountain.

The villa's main level features a large great room with kitchen, dining and living areas, a comfortable deck, and two large bedroom suites - each with their own bathroom and delightful indoor-outdoor shower.
The lower garden level of the villa provides a charming one-bedroom living space with queen bedroom, bath, kitchen, seating area and private deck with expansive views of Coral Bay.

Our villa has good internet service in every room and the property is on the electrical grid but also has solar power with two Tesla Powerwalls.

Coral Bay Outlook is comfortably furnished with natural rattan furniture, tropical hardwood cabinets and terracotta tile floors. The rental is supplied with linens, towels, beach accessories, guidebooks and more - everything you need for a carefree vacation. The open plan kitchen on the main level has a dishwasher, gas range, refrigerator and is equipped for group cooking. A Weber gas grill is on hand for memorable outdoor grilling on the scenic deck.

Access to the property is on a quiet, paved road. The villa is surrounded on three sides by mature tropical plantings. From the decks overlooking the harbor, you can watch the boats traversing the harbor, watch spectacular sunrises and sunsets, and relax while gazing at Norman Island and Tortola in the neighboring British Virgin Islands.

After an eventful day spent hiking, sightseeing, shopping or swimming in the warm Caribbean waters, retreat to your bedroom suite and drift off to the gentle chorus of tropical frogs and palm trees rustling in the evening Trade Winds breezes.

Cozy home with a spectacular view

We thoroughly enjoyed our stay at Coral Bay Outlook. Our family fit perfectly and the house had everything we needed. If we could suggest one thing it would be fans for both bedrooms. The view is to die for. Plenty of outdoor seating to enjoy it morning and night. Annie is the kind of host everyone hopes for. Great communication, detailed instructions and helpful suggestions. We will definitely book again!

Coral bBay

The property was like the photos. Beds were very comfortable. Colabash market was best for fresh meat, fish, produce and best prices on alcohol and beer. There is a washer and dryer, but you cannot use them. There is 1 coin laundry in Cruz Bay.

Peaceful & Pretty Coral Bay House

We had a great stay at Coral Bay Outlook. Easy to access this house right in Coral Bay with great views. Quiet with wonderful breezes. The house had everything we needed, including nice beach chairs, good beach towels, cooler, very well-equipped kitchen. The only thing we didn't realize, (which was not a big deal) was that we didn't have access to laundry at the house, so just pack and plan accordingly. A great spot in Coral Bay!

The Perfect Oasis!

Annie and Andy have an amazing place, truly a marvel. The breeze from the decks gives great relief from the hot days. Sunrise over the bay is breath taking! So many amenities like a dishwasher, beautiful showers, beach chairs, and snorkel gear! Annie and Andy had so much material to ensure you had the best possible experiences during your stay. Their guestbook library was a huge perk and made finding the best spots so much easier! And they themselves gave us so much info via email. We look forward to visiting again!

Excellent View

My wife and I greatly enjoyed our 10 day stay at Coral Bay Outlook. We stayed in the upstairs unit where the 180 degree views of Coral Bay and beyond were excellent. We enjoyed the outdoor showers, the night sound of the tree frogs, the wild goats and donkeys, the snorkeling, the hiking, feeding the bananaquit honeycreepers, and eating dinner at AquaBistro. The beach chairs were a big bonus. It's difficult to identify a favorite beach since there are so many, and they each have their own attributes. We monitored the winds and currents on the weather channel to determine which area to go for snorkeling each day.

Wonderful home away from home

Coral Bay Outlook was a great place to call home while we were on St. John. The villa was immaculately clean upon our arrival. The manager called the first day to make sure everything was OK. She was very helpful. View from the deck was fabulous. Kitchen appliances worked well; dishes and utensils were adequate but a few more salad/cereal bowls would be good. The location is good for getting to all our favorite spots on the island. However, a few nights we had to use earplugs to get to sleep because there was loud music from the restaurant at the bottom of the hill. Voices from nearby houses might also bother light sleepers. But overall, it is a great villa that I would rent again.

Poorly managed and maintained, misrepresented

I really wanted to love this property. We stayed at two other St John properties on our extended visit and gave both 5 star ratings. We came in to this last place on a definite high. Unfortunately we encountered one problem after another. The property manager is unresponsive or takes hours to get around to it. When he responded at all he was snarky and rude. When we arrived and I saw the washer and dryer are padlocked and asked for the code, his response was to demand to know why we "wanted to do laundry already". The owner then told me when I emailed her that they had been broken for over six weeks. When I asked what I was supposed to do for our family of FIVE for almost a week, I was told I could go halfway down the island to a laundromat. I got them to at least bring more towels so we didn't have the same wet salty beach towels for six days, but no apology or offer of help was ever initiated. I guess we were just going to have to deal with it as far as they were concerned. I reported that the fitted sheet on my bed had bloodstains on it. I didn't get a response, but when we came home later in the day the sheet had been changed. When stripping the bed to leave I saw the mattress topper underneath the sheet also had bloodstain, which had just been left and covered with the sheet above. I notified the owner that one of the sliding doors had a broken lock and we could not secure the house when we left or slept. NO response and not ever repaired. When I went to unpack the first day I found used masks, tissues, and bandaids left in dresser drawers. Broken window blinds in the master bedroom. Teflon cookware so scratched and damaged it was unusable. There is no air conditioning, which can get warm but we can deal with it with proper fans. Several of the fans are coated in dust, hair and grime and I tried to clean them but they are so old and rusted it is impossible. Again, no response or acknowledgement when I informed the owner what we were encountering. I have owned a beachfront property for almost 20 years. I know what it takes to maintain a property and I would feel terrible for my guests. Though there are bound to be some issues that take a bit longer on an island, it is not an excuse for the problems we had. The other places on St John where we stayed were clean, well-stocked, and the management was wonderful. If they are able to maintain their properties, it shouldn't be that hard for these folks to as well.

Owner was very helpful as we navigated the strange water of covid travel. Always seek a house not to scarily high up the mountain. The location was good.

Beautiful setting and views

This property was everything advertised and more. Beautiful views of Coral Bay, comfortable and roomy house, surrounded by flowers and trees. Enjoyed watching the birds from up here and also watched an iguana munch leaves at the top of one of the trees. Truly was walking distance to the market and restaurants/bars - with the chance to get your workout in on the walk back up the hill.

Scenic stay in Coral Bay

We had a great time staying at Coral Bay Outlook. The property had plenty of space for 6 adults and was well maintained. The property manager and Annie were very responsive. Although the property is up a few switchbacks, we managed fairly easily with a 7-passenger SUV. The beach chairs and coolers were perfect for full days at the beach and the property was a great home base for exploring the island. We hope to come back again soon!

Great home in a quiet location on St. John

We enjoyed our state at Coral Bay Outlook and you can't be the views. The home was perfect for our size of five adults. The home was well equipped with everything we needed, included beach towels and chairs, and we really liked the outside showers. It was nice to be able to walk down the hill to some of the restaurants and shops and there is also a grocery store there that is pretty well stocked with anything you need, just be prepared to pay higher prices. We stocked up on St. Thomas at Cost U Less before coming over to St. John, which saved quite a bit of money. We really enjoyed Aqua Bistro and went there a couple of times. The location was great for being able to drive to multiple beaches, with most being less than 20 minutes away. The owner, Annie, was very communicative and offered great insight of places to eat and things to do. One thing to note, which is the case for most homes on the island, is that the water is on a cistern system, and they had not received much rain, so we had to be very conservative with our water consumption. This was not a problem for us as we all own camper trailers and understand the importance of conserving water.

A lot of fun

We loved the area. Having a large car made it difficult to get in and out of the driveway. That in addition to having a car that had transmission trouble on the first 2 days created a situation where we got stuck. We were not aware until we got there that we could park in area just before the switch back.... That maybe good to know before the trip. However someone else was there so would not have made a difference. The floor in the upstairs apartment appeared dirty not a big deal to me but I kept wanting to mop it. Could not find a mop. Throwing our TP in the garbage was a surprise but very duable ... We have only satyed at the Echo lodge our previous trips so this was an easy transition and we enjoyed it. Our family of five couldn't have been happier with this home, its location and everything about our stay there while in St. John. This was our second time staying in Coral Bay; we just love that side of the island - more remote=more peaceful, less populated, amazing views. The house was perfect - love the view overlooking Coral Bay, the outdoor showers, the setup of the house, the new tv's, all the amenities we needed, and after staying higher up the mountain during our last visit, we found the driveway and the drive up/down easy and not stressful at all, which made going back to shower before going out to dinner an easy thing to do this year.

Essential Information Missing From the Listing

Although the views from the balcony are stunning, the property had some serious challenges and we abandoned it after just one night of our week reservation. (1) Coral Bay is subject to frequent power outages, and the electricity went out twice on our first night there. Some properties in the area have a back up generator but this is not one of them. Note, you can not run water or flush the toilet when the electricity is out. The house only had one small working flashlight so we recommend you bring your own. (2) The water is limited and you need to be very economical when using showers, toilets or sink. The owner requests that NO toilet paper is flushed down the toilet. (3) This property does not have air conditioning and St. John is tropical and therefore gets very hot and humid even at night and in the winter. (4) You have to be very careful about letting bugs in the house, particularly since you need all the windows and screen doors open. One of the screen doors does not close all the way therefore causing flies, mosquitos and lizards inside the house. Also, despite the property being relatively clean, we found cockroaches in the dishwasher. (5) Note, the showers are outdoors. See above about bugs. (6) The house is located up a very steep, narrow and winding road. Coming and going at night is very challenging and frightening since it's a two way road that barely fits one car. (7) The mattresses seem old, are uncomfortable and are covered in thick plastic. Although the area is gorgeous, this property is not for everyone, and you should be prepared.

Coral Bay Outlook is comfortable and beautiful, with stunning views of the harbor.

Our group was two couples and one single, so we rented the whole house for five nights. We all loved the place. Great kitchen, with everything we needed for cooking breakfast and several suppers. The beds are very comfortable, and outdoor showers in the upper unit are glorious; one has a window overlooking the bay. Other details we appreciated: the view from the deck, the sense of privacy; spacious, attractive layout and decor; WiFi throughout the villa; a nice selection of guidebooks, novels, and games; coolers, beach towels, umbrellas and chairs; screens on the windows. We highly recommend this beautiful villa. We spent our days snorkeling and swimming at the beaches: Leinster Bay (swam to Water Lemon Cay), Francis Bay, Trunk Bay, Cinnamon Bay, Salt Pond Bay (where we also hiked to Ram Head) and Maho Bay. All were beautiful beaches, within easy driving distance from the villa. We saw many sea turtles, rays, sharks, and fish. Dinners out were at Oasis (good), Aqua Bistro (mediocre) and Miss Lucy's (great food and live music). We recommend grocery shopping at the Dolphin Market in Cruz Bay rather than Coral Bay as the selection is much better there. We made several lunches ourselves, and in addition, bought sandwiches and pickles from Pickles in Paradise in Coral Bay, and excellent Reuben sandwiches and delicious home baked treats from North Shore Deli in Cruz Bay.

Beautiful property. Loved the island.

Lovely 2 level apartment. Perfect for our family of 6. Beautiful views. Coral Bay is still recovering from Irma. Many buildings are damaged seemingly beyond repair and abandoned cars litter the roads around Coral Bay. That being said, the apartment has no discernible damage and all the utilities worked perfectly throughout our stay. Several small businesses are trying to regain a toe-hold in Coral Bay. We had uniformly excellent meals in Coral Bay -Wok on the Beach, Aqua Villa, Skinny legs (we can't say the same for restaurants in .Cruz Bay). I would recommend renting snorkel equipment at Busy Bee. The beaches and hiking are great. Our family would hike in the morning and go the beach in the afternoon (don't forget to grab sandwiches to pack for lunch from Pickles in Paradise). This villa offers easy access to national park and beaches. We did a day boat trip to snorkel in BVI which was a highlight of our trip. Don't use Rick with Lion in da Sun for a boat trip. I would try Busy Bee as they have their boat in Coral Bay. Drive up to the villa is intimidating but doable. Worth the work to get the views! Great villa for a home base to rest and relax after a day of activities on and off the island!

Our family of 6 plus a friend enjoyed a restorative week in St. John, made possible in large measure by the wonderful home. The home has upstairs and downstairs living quarters which provided both private space and group space. The house is very well furnished, making cooking in an option. Kids/teens/adults needing to check work email will be glad to know the Wi-Fi is great. Renting snorkeling gear from Crabbys just down the hill for $40/person for a full week, plus the abundance of picture perfect beaches makes for a perfect week.

Beautiful overlook!

We just returned from our week in St. John and miss it already. The house was lovely! We rented both units and they were both well maintained and had everything we needed. We loved the outdoor showers, the spacious main room, the banakeets that came to visit the deck, and everyone enjoyed having their own beds. The view was breathtaking and it was so nice to have a breeze all the time. Coral Bay was nice and quiet which was just our speed. We would definitely stay here again if we come back to St. John!

Our family vacation at Coral Bay Outlook couldn't have been better. The main floor was the perfect size for our family of 5. The cottage had everything we needed! The absolutely best part was the location. We had been to St. John 3 times before and knew for our 4th trip (taking our 3 kids for the first time) we wanted to truly embrace the laid back vibe of St John by staying in Coral Bay. The cottage is perfectly located with gorgeous views of the water. We loved having the grocery store and our favorite restaurants, Oasis and The Triple B right at the bottom of the hill. Getting to all our favorite beaches was a breeze. Watching the sun rise from the deck while drinking coffee every morning was the perfect start to every day. We are already thinking about our next trip back and who we can bring with us so we can rent the entire house! :)

Lovely view, from driving around we give Coral Bay Outlook #1 for its beautiful bay view.

Beautiful villa, everything you need in a space. We loved the outdoor main bedroom shower with views of the bay. Clean and well stocked. The property manager contacted us via phone twice making sure all was okay. Ceiling fans or breezes flowing always when the decks open. Girls vacation

On a whim, I rented Coral Bay Outlook for get-away with my two daughters. We were thoroughly taken in by the beautiful view from the upper deck overlooking Coral Bay. We loved the outdoor shower and the high ceilings inside. The location was perfect for us. The grocery store and "Crabby's" water sports rental was just down the hill. We could walk to dinner each night. Each morning we packed up the cooler that was provided and set out to explore a different area of the island. We were glad we had rented a Jeep. The steep drive to Coral Bay Outlook and the winding roads of St. John made for a welcome challenge. I hope to rent from Annie again!

Lovely spot

This house was just perfect for our needs. We rented the top and bottom for two families. Annie provided everything we needed for our island vacation and we love eating our meals on the balcony overlooking the bay. The road up is seriously steep, but we got used to it after a day or two! There are grocery stores, restaurants and other amenities nearby and nothing is far away on St. John!

Why they chose this property

We enjoy sailing but the season in New England is very short so fifteen years ago we started sailing in the Caribbean during the winter. We fell in love with the Virgin Islands and especially St John with its uncrowded beaches, soft sand, clear water and spectacular snorkeling. When we wanted to buy a vacation house in a warm place, we decided to buy in the US Virgins and chose the village of Coral Bay because it is the prettiest part of this beautiful island island, and it is also the most convenient place to reach the best south shore and north shore beaches in the National Park.

What makes this property unique

We have made every effort to make our home very comfortable for us - and for you! We like to cook; sit on the deck and admire the view; get on line and catch up on our email; go for a swim; hike in a beautiful place; explore ruins; snorkel; go our for dinner, and also just stay in and relax. The Outlook is convenient for all this and more. It is truly a place to get away from it all in comfort - and yet still have instant, excellent email/internet service in every room of the house.
