Exceptional bay views from the upstairs balcony. Sit, watch and admire mother nature at its finest. Beautiful views over Port Phillip bay, prepare a meal on the outdoor BBQ and enjoy alfresco dining.

Upstairs comprises of a large open plan living area with lounge suite, tv, dining table and fully equipped kitchen. A pod espresso coffee machine, kitchen essentials and appliances to prepare a family meal. Downstairs, a large open plan living area with couches, TV, table tennis & pool table which will provide hours of entertainment for the kids and young at heart.

Min set nights from mid December to end of January. Min 2 nights all other times, min 3 nights long weekends, min 4 nights Easter.

PETS
Your Pet is considered by application only. A description of your pet is required. Breed, Size, Age. Do not book then advise as we do not wish to disappoint if your pet is not approved by our owner. Pet Stay Fee applies. Property is fenced and secure.

LINEN
This property provides the basic linen package which includes mattress protectors, doonas, doona covers, pillows, pillow protectors. You are to bring top sheet, bottom sheet, pillow slips, bathroom towels, bathroom floor mat, bathroom hand towel, Beach towels.
Hire linen is available. Contact our office for prices which includes delivery and bedding made up prior to arrival. Hire linen orders must be received at least 1 week prior to arrival during the year, 4 weeks prior during Summer peak times from 1 December to 31 January.

BOOKING POLICY
A Security deposit of $1500 will be held on your stored Credit Card and pre authorised the day prior to arrival.

STRICTLY
No schoolie groups bookings, events, or parties. Only mature guests will be considered. Instant bookings that do not comply with the minimum requirements will not be accepted and will be cancelled. Our booking terms and conditions cancellation policy will apply.

CODE OF CONDUCT

Mornington Peninsula Shire Short Stay Rental Accommodation Local Law. Guests must ensure they read and follow the requirements of the Code of Conduct during their stay. The Code of Conduct requires guests to:
• Behave responsibly during your stay. Loud yelling, screaming, cheering and aggressive behaviour is NOT acceptable and may result in the early termination of your stay if a complaint is received by Council.
• No additional accommodation is permitted on site such as tents, caravans, campervans.
• Do not use outdoor areas for activity between 11.00 pm to 7.00 am.
• Place all waste into the bins provided prior to leaving.
• Park all vehicles within the property boundary. Occupant and visitor cars cannot be parked out on the street or on nature strip areas.
Please be mindful while enjoying your stay that surrounding neighbours live in this community and are entitled to peace and amenity in their residential area. A serious breach of the Code of Conduct may result in the termination of your rental agreement and require you to immediately vacate the property.

The location of this property is excellent and facilities are good. Only poor feature was the double beds were poor quality and any partner movement made the bed move.

Rating Details: The property manager was very helpful. The vacation rental was very clean. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Very nice family home which easily accommodated 4 adults and 5 children. We all loved the closeness to Blairgowrie beach, the views from the top balcony, the large living area and downstairs game room. The home was well presented, clean and well appointed.

Overall, I recommend this vacation rental. Reviewer Comments: Enjoyed our stay - kids loved having the juvie space downstairs. Kitchen well stocked- loads of crockery, glasses etc. awesome Weber on the balcony. Great view over the bay. Traffic noise but you get used to it quickly. Neighbours had a noisy party one night but other than that ok. Some of the windows don’t open properly and fly screens missing but not a huge issue. We had a dog with us which worked well - kept him off the carpets and on the hard floors. Beds comfy although we had to bring our own linen and towels. Nice place - not too precious but very practical and great to look over the water. Beach House Rentals absolutely A1 service as always. Thanks!

Location location location
Location was absolutely amazing with this property being right across the road from the beack. Also walking distances to either Blairgowrie shops or Rye shops. There were 2 families so suited us with ones family sleeping upstairs and the other downstairs. Kids loved the gaming area. Highly recommend

Nice house for a long enjoyable weekend
The location of the house is very nice - close the beach and shops - the house have a nice distance beach view with good privacy and kids friendly games and a wide backyard . We enjoyed our stay .
