This centrally located property is a short drive from downtown Buffalo and Niagara Falls as well as minutes from local shops and restaurants. There is also a brand new playground across the street for children. Being located in one of the nicest suburbs of Buffalo this is a great central location and a very family friendly town putting you minuets away from most Buffalo attractions.

3 bedroom two bath house with a fenced in yard. Patio is furnished with table and chairs and the inside of the house is fully furnished with a northern farmhouse flare. This is a quiet family neighborhood with local shops and spots to eat min away.

Visit to UB
Flew in to see our daughter’s dance performance at UB and had family driving from MI. It was perfect for us and the location is excellent since we made many trips back and forth to the North campus. Charming is the right word for this home. We enjoyed our stay very much. Thank you!!!

Cozy and perfectly located
Located within a nice neighborhood. They had a little kid park down the street we were able to take the kids sledding on the little hill. The home had everything we needed. Close enough to everything but out of the hectic downtown area. There was enough space for 2 cars in the drive way and a shovel was provided. Communication was quick and effective and the entire check in process was easy. Loved every part of the trip which was made whole by this cozy home

Very cozy
The host responded quickly on all questions. She allowed us to add another day even with early access. The house was very clean with coffee, creamer, sugar and spices available for our use. We will be returning to Buffalo in the summer and hope this place is available for our stay.

Great location. Close to lots of outlet shopping and malls. Home was cozy and warm and clean and we loved having our own space to hang out and dine in.

We loved this house!
We stayed here while visiting our daughter for Family Weekend at the University at Buffalo. This house was perfect and fit all our needs. This cute and cozy home had enough space for myself, my husband and my two teenage sons. The house is about 10 minutes to/from the University which was perfect with plenty of stores and restaurants nearby. Check in was seamless and there was no need to contact the owner during our stay. We are so glad we found this place and will likely stay again in the future.

A lovely weekend at a wonderful Air B&B
We enjoyed our annual shopping trip to the US. After a busy day of sightseeing and shopping, it’s just so lovely to come back to our little home away from home. We were so close to everything and our host was so accommodating with suggestions re where to dine and where to visit. We consider ourselves so lucky to have found this charming home!

Girl's Shopping weekend
We stayed at this property for a Girls shopping trip, we were 6 women over the age of 30. All communication with the property owner was smooth and fast. Overall the stay was good but the house needs a good clean and better upkeep. For example it requires a deep clean, there were dust bunnies and spider webs throughout the house. It needs a better lock for the front doors in order to feel a bit safer. It would greatly benefit from a reno in the upstairs bathroom, and possibly new mattresses. Although the stay was good, we probably would not stay there again.

Nice little place
This house was perfect for our week in Buffalo. Cute, beds were comfortable and had what we needed. I would agree that it could use a little more tlc with the cleaning (it was not dirty, just dust bunnies) and the downstairs bathroom was pretty small but nothing we couldn't work with. We'd stay again

Nice property. Cute and comfortable. The house, although not yet fully updated, was clean and well stocked. We felt safe in the nice neighborhood. Our host, Ashley, was attentive, accommodating and easy to contact. Ashley’s suggestions for things to do/ places to eat were spot on.

We loved our little home away from home.
Great location. Lovely neighbourhood. Great shopping and restaurants close by. We come to the US for our annual ladies Christmas shopping trip. And it’s great to have a place we can all enjoy together. So much better than staying in a hotel. We loved it. And the host was great. Gave us a ton of suggestions and responded to all my emails. We are coming back next year!

Ashley was very responsive, and we appreciated her recommendations for local restaurants, coffee, etc. Main floor very cozy and decorated nicely. For a group of four girls, it was challenging for all of us to get ready in the morning with only one bathroom (downstairs bathroom very small and no outlets). Small details like a bar of soap and a hand towel hanger would have been nice. Compared to the main level, the upstairs does not seem to have the same level of care and attention. Not sure if remodeling is in process, but the floors were splotched with paint. I would also agree with the previous reviewer in that it was quite dusty and dirty (base boards in bedrooms full of dust, under the bed had dust bunnies). Some of the blinds seem to be in need of replacement. Had a great stay overall but would probably stay somewhere else next time.

When a property charges a cleaning fee, I expect the property to be clean. Floors in bedrooms were dusty. Some of the coffee mugs were dirty. Several items were broken, I.e. the ceramic soap dish in shower was broken and presented a potential danger. Window coverings were broken.

Great Stay
This house is in a nice neighborhood where we took morning and evening walks. We enjoyed preparing meals and eating in the roomy kitchen/dining area. A great location for visits to Buffalo and Niagara Falls attractions.

Cozy place, great location
My wife and I and another couple spent 4 nights here. The house is a comfortable place for four adults. The neighborhood was quite nice and quiet too. We spent a day exploring parts of Buffalo and three full days exploring Niagara Falls (both the American and Canadian sides) and the Lockport area. After spending all day exploring, it was nice to come back to this place. We made dinner two nights and ate out two nights. Our host had some good recommendations for places to dine. There are Tops Supermarkets nearby if you're looking to buy groceries. The kitchen is adequate - having some wine glasses, smaller mugs for coffee, and a good set of silverware would be appreciated. Living room, dining room, and outdoor patio were comfortable. The downstairs bathroom is quite tiny. Upstairs, the bedrooms are good-sized. The beds were very comfortable - and we slept well! Bathroom upstairs is good-size. Plenty of towels in the upstairs closet. Check-in is easy. The wi-fi is easy to connect to using the QR code on the modem beside the TV. Our host, Ashley, was quick to respond and great to work with.

Enjoyable stay
It looks like they are updating the property. A bonus was they have fans in all the bedrooms. Closets have plenty of hangers! There is not a dishwasher, but for is its not a big deal. Communication with the property manager was easy and enjoyable.
