Experience the magic of the Southern Seas just a three minute walk through the dunes to the back beaches of Rye. Tasman is an immaculate coastal home devoted to relaxing & entertaining with a wing for family & friends, spacious open plan living opening to an over-sized sheltered sundeck.

Fully equipped and functional kitchen with modern appliances, coffee machine, all the essentials to cook with are in the pantry. Fulfilling every need with ducted heating & cooling, a toasty warm gas pebble fireplace and lots of parking space. Very close to Bass Strait lookout & the iconic 16 Beach General Store.

BEDROOMS: 4, sleeping up to 8
BATHROOMS: 3, 1 x main and 2 x ensuites
VEHICLES: up to 3. A high secure fence is located at the front boundary.
Min set nights from Mid December to end of January. Min 2 nights all other times, min 3 nights long weekends, min 4 nights Easter.

Bedroom 1 with a queen bed, in its own wing, sleeping up to 2.
Ensuite with shower, vanity and toilet.
Separate parents retreat with a reverse cycle air conditioner, adjacent to the master bedroom opening out to a fabulous outdoor deck.

Ensuite with shower, vanity and toilet.
Bedroom 3 with a queen bed, sleeping up to 2.
Bedroom 4 with two singles beds, sleeping up to 2.
Family bathroom with bath, shower and vanity and a separate toilet.

Dining for 8 with breakfast bar stools, all opening out to the fabulous outdoor deck area with Weber BBQ facilities and outdoor dining setting for 8 guests. Living area with digital television, reverse cycle air-conditioning and gas pebble fireplace. A 2nd living area with TV.

Laundry with washing machine and dryer. Native garden & fire-pit area. Wood is required to be purchased. Fully fenced and gated.

LINEN
A Full bed and bathroom linen package is provided for 7 nights or more. BYO Beach Towels. For 6 nights or less, this property provides the basic linen package which includes mattress protectors, doonas, doona covers, pillows. You are to bring sheets, pillow cases, bathroom towels and bathroom linen. Hire linen is available. Contact our office for prices which includes delivery and bedding made up prior to arrival. Hire linen orders must be received at least 1 week prior to arrival during the year, 4 weeks prior during Summer peak times from 1 December to 31 January.

BOOKING POLICY
A Security deposit of $1500 will be held on your stored Credit Card and pre authorised the day prior to arrival.

STRICTLY
No schoolie groups bookings, events, or parties. Only mature guests will be considered. Instant bookings that do not comply with the minimum requirements will not be accepted and will be cancelled. Our booking terms and conditions cancellation policy will apply.

CODE OF CONDUCT
Mornington Peninsula Shire Short Stay Rental Accommodation Local Law. Guests must ensure they read and follow the requirements of the Code of Conduct during their stay. The Code of Conduct requires guests to:
• Behave responsibly during your stay. Loud yelling, screaming, cheering and aggressive behaviour is NOT acceptable and may result in the early termination of your stay if a complaint is received by Council.
• No additional accommodation is permitted on site such as tents, caravans, campervans.
• Do not use outdoor areas for activity between 11.00 pm to 7.00 am.
• Place all waste into the bins provided prior to leaving.
• Park all vehicles within the property boundary. Occupant and visitor cars cannot be parked out on the street or on nature strip areas.
Please be mindful while enjoying your stay that surrounding neighbours live in this community and are entitled to peace and amenity in their residential area. A serious breach of the Code of Conduct may result in the termination of your rental agreement and require you to immediately vacate the property.

Room for everyone

2 lounges great for guests to have their own space when needed. Ensuites in 2 x masters appreciated Lovely big deck and fire pit means outdoors is used. Kitchen well equipped Comfortable lounge in main living Could do with a bit of a Spring clean but overall it’s clean and the couch in retreat could do with a steam clean or update location is great as walk to 16th beach across the road, we enjoyed coastal walks in spectacular National Park, short drive to multiple beaches such as Blairgowrie front beach & Sorrento back beach. Overall would def book again.

Amazing property!

A wonderful property and so clean and well appointed. It was our family getaway and very comfortable for all 8 of us. The family and kitchen area was so spacious and the fireplace made us warm and toasty on a cold and wintery weekend. The late check out was also such a bonus. Thank you! Beach House Rentals were also lovely to deal with regarding our booking. We will most definitely be back again.

We all loved the house, the layout was exactly what we were looking for.

We had a great time at this house, good location, lovely furnishings, perfect layout. Great communication from the property manager and we were given a late checkout.
