REVIEWS:
"Anna's historic house in Franklin is an excellent place to stay in the region. It is supremely kid-friendly, well-appointed, uniquely furnished, and very clean. Anna was a pleasure to deal with and responsive to questions. Highly recommended if you find yourself heading to Franklin and the Oneonta area."

"We had the best time and wished we could have stayed longer! Anna's home is very comfortable clean and decorated with the most amazing style. Our kids loved the drum set and piano. My husband didn't snore! My twin sister fell in love with the shower and all its detailed fixtures. Everyone had the best nights sleep. This morning we had a tasty breakfast at Tulip and Rose. Anna is a great host! Her house is perfectly set up for guests. Her decorating style made us feel very comfortable. The attention to detail to everything from furniture, art, to unique hooks shows she really cares! Any question that I had she responded with a friendly response. The next trip to NY we will definitely stay at the Franklin Guest House and plan to use the beautiful kitchen! Thank you so much!"

"Cozy and clean, totally redone, this guest house is so welcoming, quiet & relaxing, roomy and warm. The beds are dreamy, so comfy and soft, and sheets and blankets are all new and soft. All new amenities, the views outside are so beautiful, and the town of Franklin is quiet and calming. I would stay again & again at other times of the year to see the beautiful seasons change. I truly enjoyed my stay!"

"Anna saved the day when my phone & computer crashed, causing me to lose all the info from AirB&B, except for her phone #. We arrived late in the evening, & she promptly returned our text with the entry code ~ whew!!! The house is fascinating, as Anna is an extremely talented artist, with a unique eye for placement of her work. It would take another week to begin to absorb the artwork alone. We loved the eclectic combo of antiques & modern. The house is immaculately clean. Absolutely everything one could need was provided in a logical, hence easy to find, fashion. We went back to Franklin to spread our mother's ashes. The beauty & peace & quiet added to the nostalgia of our visit. The fact that the bedroom window faced our childhood home was a perk probably just relevant to me! If you are looking for an "unplugged" experience, this is perfect- there is no TV. The 2nd-hand store, a four minute walk, was an incredible find, as was the Railroad Museum. The only eatery in town was, unfortunately, closed for the week. Oneonta is a mere 11 miles away. We found Sloans, Jay's Place, Your Father's Place, & of course we returned - twice - to Brook's Chicken BBQ!!"

“This large house in a small village was the perfect spot the the getaway we were looking for. The house is eclectically decorated, the kitchen modern and the beds comfortable. There is a huge assortment of books, magazines, arts& crafts, puzzles and games for all ages. We enjoyed our stay and will definitely book again when back in the area.”
-Michael

“Anna's place is very spacious, clean and comfortable. It is wonderfully appointed with antiques, art, stuff for kids, etc. Yet the kitchen is modern. We enjoyed it and would certainly return.”
-Don

“Great place. Keeps the atmosphere of the village alive. Felt very comfortable and welcome here. This place is like stepping back in time but with all of today’s amenities. The beds were super comfortable and everything was clean and well organized. We came for the theater to which we walked. Our check in time was accommodated and Anna responded quickly to all.”
-Kenneth

“Lovely space with a great host.”
-Daniel

"This property is roomy and immaculate. It has 3 bedrooms and is conducive to bringing children or friends. It resides in a small town with an eclectic cafe around the corner. Easy ride to Cooperstown All Star tournament or just a quiet house in the country. Owner, Anna, is funny and responsive. Why stay anywhere else when in this area?”
-Craig

"Thanks again for the care and thought that was put in to the guesthouse. We really enjoyed it."

"Eclectically decorated, impeccably clean, very comfy farmhouse. Located in the quaint town of Franklin close to Oneonta, Delhi and Cooperstown. Very quiet at night, slept like a rock. Bring a book b/c there is no TV- but does have WiFi. Highly recommend."

"Thank you so much Anna. Lovely home and we really love your art as well."

"Hi Anna! Thanks so much for the opportunity to stay at your place in Franklin. It was just fantastic, and exactly as you described in your listing. We met your lovely neighbor Diana and had a great time at her shop (Botanical Treasures) and in her garden!"

"We very much enjoyed our 2 night stay at Anna’s place. We were in the suite with half bath. The suite was clean, decorated with care and was very comfortable. I would highly recommend this place."

a perfect guesthouse
It really couldn’t have been better. Every aspect of the house was even better in real life than the pictures. I don’t know if it’s mentioned in the description but the house has high ceilings, which makes it seem even more spacious. The place is filled with beautiful art, little curios and stylish decor, with several well-designed, comfortable spaces to hang out in. Great for a small group of adults, or for a family, I’d imagine. We all wish we could’ve stayed another night! Anna was an excellent host. We’d definitely stay here again!

Charming village home
The Franklin House was a perfect stopover for our family. Bedrooms were comfy, living areas spacious, and artistic touches are everywhere. The village itself is a beautiful period piece with good food choices. Enjoy the spooky churchyard next door this Halloween!

Beautiful home in quiet town
Anna’s home is incredibly well appointed and comfortable. Everything one needs to travel is available - linens, towels, stocked kitchen. The beds were very comfortable. Anna was easy to communicate with and available if necessary. We had no needs but she answered texts about coming and going quickly. We felt very much at home. Bea’s cafe up the street is a must go-to. Egg sandwiches and muffins rival the best we’ve ever eaten. We were in Franklin July 4th weekend so much of the town was closed. Oneota was close enough for dinner and ice cream. Our plans included Cooperstown - easy commute back and forth.

Great Escape
We had a great family weekend at the Guest House, despite rainy weather. The house was welcoming, spacious, and clean. The antique furniture pieces and original art were all beautiful. The host thought of everything: towels and linens, hair dryer, fans, toys for the kids, board games for adults, etc. Our whole family enjoyed the house and we'd definitely come back again!

Lovely and Fascinating House
We had an amazing stay. The owner was VERY accommodating in helping with some pandemic related weirdness with our visit. Her communication was fantastic and the home was spotless. The art is amazing - so much to look at and appreciate and get lost in. We enjoyed the peace of Franklin with day trips to the Farmers Museum near Cooperstown, hikes at Glimmerglass Lake and the Audubon Society nearby as well as some lovely bike rides near the house. One pointer: many businesses in town are open only on weekends or Thursday - Sunday.

Magic
Anna’s home is beautiful, historical, and pristine. The house is peaceful and very finely appointed for comfort and ease in a well-located town which offers just enough activities and conveniences to make it a practical place to stay as well. Anna trusts her guests to love her creations as much as she does and has filled the walls and antique cabinets with her own exquisite ceramics, drawings, and sculptures. It was the perfect place to unwind, dine, read and spend time together. My teens add: “relaxing ambiance and good vibes.”

Perfect for our group and occasion
We came to Franklin for a family wedding on the outskirts of town and were happy not to have to come all the way from a hotel farther away. It was very convenient. We enjoyed this house so much and it had pretty much everything you could need in general. We loved that there were so many areas of the downstairs to relax in comfort surrounded by interesting antiques (or at least vintage!) that added to the character of the house. And the art that is throughout the house (mentioned in other reviews) was interesting. Perhaps not everyone's taste, but we sure enjoyed looking at it all, especially the ceramics. Somehow all the vintagey furnishings and art played off eachother in a tasteful way and this house just had so much unusual interest! The bedrooms were all great, nicely furnished as described previously, and sheets and towels were all provided and nice quality. The bedrooms are all on the second floor, which I did not know, but it was fine for us. However, there is a fairly steep set of stairs (typical for a house of this period I'm sure) to go up to the bedrooms, so if anyone would have a problem with that, it would be good to figure it out in advance with your party. I was glad that my elderly mothers did not join us because those stairs might have presented too much of a difficulty. But I'm 60 and managed fine (and always with great care!) Also, what is typical for an old historical home is beautiful old plank floors. Beautiful to look at but let's face it, they can be creaky. If you are super sound sensitive while sleeping, and someone in your party is a nightowl or just has to get up a lot at night, then it could be an issue. In that case, I'd make sure the sound sensitive person was at the end of the hall the farthest from the bathroom, LOL. We made great use of the full kitchen, and there was ample dishes and glasses and mugs. In fact just the display of dishes on open shelves was a beautiful sight to behold. The fridge was very clean which is always nice. The only thing I was surprised about was the lack of any kitchen items to "borrow" like tin foil, plastic wrap, baggies. I'm not sure if that's necessary but if you plan to cook you might want to make sure to pack some of that with you. That said, there was ample paper towels, and dish soap. If I come to Franklin again, I'm definitely coming back!

Great Home and Property Manager - Just not for us.
We chose this home due to it's cleanliness in pictures and proximity to Cooperstown All Star Village. The town is older and very cute - but I was staying with my 4 year old son, and the artwork and cemetery behind the house were not mentioned in the reviews or description. We ended up not staying because he was very scared -shaking even- and pretty certain that something/someone was in the room with us (very out of character for him). The others that we traveled with did stay, and they had no complaints. It just wasn't fit for my 4 year old. I will say, all the "freaky stuff" that made us leave aside, It was a clean and beautiful home in a quiet town, and I am sure most would enjoy their stay.

Can't beat this lovely home a stones throw from Cooperstown...
4 bed rooms, 2 half baths, 1 full bath, fully stocked kitchen (very modern) with everything one needs. Just bring appetites and food! Comfortable beds, roomy and spacious, laser beam internet, loads of parking, no AC but it's rarely needed, plenty of fans and screened windows, more toys and games for kids and adults then you could play in a week! Now put this in your pipe and smoke it.... A real set of drums for kids... "Bang on the drum all day". Quiet street in quiet town 10 min. from plenty of shopping and dining. Now here's the topper... You're 30 min EZ drive into Cooperstown and it's priced at a third of what you'd pay in Cooperstown proper. We were pinching ourselves. The owner, Anna, has decked this warm home out with enough art and decorations to open up a retail store. Simply can't tell you how wonderful this 4 day trip was to Upstate NY. A true diamond in the rough... We'll be back!

It was our 1st trip to upstate New York and this charming house gave us the comfort and feel that we were looking for! Upon arrival, the home was very clean and tidy with a lot of character and charm befitting a house from this period. The owner checked up on us to make sure everything was to our liking.

Hello future guests! I'm Anna, a self-employed business owner, artist, mother of two. I bought this wonderful home to be close to my children's school (it's a block away); we split our time between here, an old farmstead nearby, and Brooklyn.

What makes this property unique

If you like the genteel hospitality of a late-1800's home, then this home is for you. Be warned- there is no air conditioning, no maid service, no large screen TV (though there is wifi so bring your devices and stream away!), and you might find the occasional ladybug visiting your bedroom. My home is smack dab in the middle of one of the most charming little American villages you will ever visit, surrounded by rolling rural pasture land and forests. In June & July the village pool is open, it's about a 5 minute walk away. From Memorial Day to Labor Day there is a lovely farmer's market one block away, Sundays 10-2.
