Rosa Cottage, Brancaster, ideal for Weekly or Weekend Breaks, Mon or Fri arrival

Rosa Cottage had an amazing makeover over the winter of 2017/18.

Rosa Cottage is at the end of a narrow lane with open farmland to the South and West. The lane is part of the North Norfolk Coastal path and all that you are liking to see passing the door are walkers, dogs and the occasional vehicle.

There is a large open plan living area with a full height vaulted ceiling with a sleeping gallery over looking the living area and offering fabulous views over open countryside. There is a glimpse of the sea from here too but I can't call it a sea view!

The living room has a glass apex on both ends and full height bi-fold glass doors on the south facing side opening onto a patio area. There is a log burner for the colder nights, dining area and kitchen.

Three bath/shower rooms.

Rosa offers four bedrooms -
Kittiwake - a king size bed with ensuite shower room
Dove - a double bed with separate bathroom
Teal - a twin room with separate shower room
Seagull - the fabulous sunset gallery with double bed, lots of natural light but no privacy as part of the living area. A curtain and screen are provided.

The kitchen is equipped with an oven, hob and extractor, microwave, fridge, freezer and dishwasher. Behind the cottage is a lovely sheltered patio and to the side a sunny south facing patio and lawn. There is ample parking space for several cars. Free Wireless Broadband is included. Well-behaved children and dogs (max 2) are very welcome but dogs are not allowed in the bedrooms. No smoking.

It is a 15-20 minute walk to the beautiful beach and a 5 minute walk to the pub which has a very welcoming bar and restaurant.

Arrival is after 4pm, departure is by 10am.

Located in King's Lynn, this cottage is in a rural area and near the beach. Sandringham House and Princess Theatre are local landmarks, and the area's natural beauty can be seen at RSPB Titchwell Marsh and Titchwell Marsh Nature Reserve. Courtyard Farm and Paint Me Ceramics are also worth visiting. Windsurfing and sailing offer great chances to get out on the surrounding water, or you can seek out an adventure with cycling and hiking nearby.

Perfect base for a beach holiday - early morning swims, days on beach with grandchildren, dog walks. House itself was very comfortable for our group of 7 plus dog. Easy access to other attractions such as Houghton Hall. Recommended!

Very impressed with property and had a lovely stay. Owners were very helpful with their recommendations. Location of the cottage was ideal for our family trips to an empty beach and how the house is presented was stunning. We are certainly hoping to return in the future and highly recommend.

Beautiful property
This property is superb not only in the quality of the house but also the location. The house has everything you need and the owners have thought of every possible thing you could possibly require to make your stay so enjoyable. The location is perfect for walkers of all capabilities, you can walk for miles or take a easy stroll to the fantastic Brancaster beach,. We fortunately had a good week of weather so a most enjoyable time was had by all.

House is great for families. Clean & extremely well equipped. Perfect holiday location. Walking distance to the beautiful Brancaster Beach. We have stayed in a few places in that area, this is by far the best. We will definitely be back!

Brancaster Beauty
In keeping with others who have stayed at Rosa Cottage in Brancaster, we were bowled over by the condition, cleanliness and overall style of the property. It is spacious and stylishly appointed and furnished. It has everything one would need for a relaxing stay on the North Norfolk coast. It is up a quiet lane close to the main drag in sleepy Brancaster but very quiet and peaceful. Brancaster beach is a 20-minute walk away or 5-minute car ride. The owner takes Covid-19 safety extremely seriously with extensive turnaround cleans as well as ensuring a good availability of hand sanitisers in the house. In summary, you’ll be delighted at your choice from the first moment you open the front door until you reluctantly pull it behind you for the last time. Strongly recommended and somewhere we will definitely use again if we stay in the area.

Perfect Location
We really enjoyed our stay at Rosa despite rather a wet week. It is a very well equipped house and just as clean and modern as the photos show. It is a joy to be able to walk to the beach - Brancaster is a 10 minute walk along a path with wonderful views to the sea. We had drinks at The Ship which is a 2 minute walk away, a delicious supper at The White Horse in Brancaster Staithe and Sunday lunch at The Hero, Burnham Overy Staithe, and at the Thornham Deli. I can highly recommend them all. Just one thing I would mention changing is to put in a tumble dryer as we couldn’t get anything dry and as a result things started to smell damp, especially the towels. It was a particularly wet week though! Our last day was sunny and we spent all day on Brancaster beach and then had fish and chips at Wells - a wonderful end to the holiday. Many thanks.

Rosa Cottage in Brancaster
Directions to the property were easy to follow. We found the property matched that of the online photos. Rosa Cottage is well situated along the North Norfolk coast, giving easy access to the beach for walks. Or if you choose going to other areas in the locality. Our stay was very enjoyable and as it was during the winter months, although we got out to various spots. We did spend a lot of the time in the Cottage. However with the property being large we could either stay as a group or spend time doing separate activities. We can recommend the White Horse in Brancaster Staithe for an excellent meal whether it be lunch or dinner. Close by you have the Brancaster Store for supplies or coffee and cake. Also Thornham Deli. though this can be very busy. All in all Rosa Cottage is highly recommended for that family get together.

Great family break
Rosa lived up to our expectations - comfortable, well equipped and great location. Within walking distance of Brancaster beach and pub. Useful detailed pre arrival information from Carolyn allowed us to plan our stay and very quick responses to couple of queries during our stay. Family weekend away.
The house was amazing even better than it looked in the pictures( to be honest I wanted to move in) it is in a perfect location very quiet and private. It is a lovely walk to an amazing beach which Tilly our cockapoo loved, the local pub was great very accommodating and dog friendly. The food was spot on we went back a second time. We enjoyed a day out along the coast road stopping off at some beautiful places along the way. I would highly recommend Rosa Cottage and will most definitely be going back again later this year it is done to such a high standard with everything you need to enjoy your stay. Thank you very much for our stay 😊

This excellent house is situated in a wonderful location for birdwatching, beaches and a bevy of good food stops. Comfortable, clean, well equipped and warm Rosa is a fabulous property for friends and families, and dogs. Loads of hot water for the three bathrooms and comfortable beds make for a very relaxing return after walking the coast in search of birds or walking the dog. The outside taps, hot and cold, make sorting out mucky pups so easy. Then cook at home or go out to the many excellent pubs, walk to the Ship Hotel in Brancaster or breakfast at the Thornham deli. The extension is brilliant for tall people, no low beam head banging cottage this. We, 6 adults, and two dogs had a fabulous time. Thank you.

My husband and I, along with 4 friends, have just spent a few fantastic days at Rosa Cottage, Brancaster. The property is beautiful, extremely well equipped very clean and in close proximity to a lovely beach, plenty of good pubs for lunch/dinner. Would definitely like a return visit to discover more of Norfolk.

Modern and welcoming!
Three generations had a very peaceful break in a lovely area of Norfolk. The house had everything to make our stay comfortable and enjoyable with local walks and easy access to many other well known places just a short drive away.

We were very impressed with the high standard of this stunning property. Spotlessly clean with everything we needed for our stay. It’s located at the end of a very quiet road and overlooks fields. Brancaster is in a lovely part of North Norfolk with the attraction of miles of sandy beaches. We can recommend The Jolly Sailors pub for meals, the Brancaster mussels were very tasty. We would certainly recommend Rosa Cottage as a great place to stay.

Amazing house with everything you need for all the family within a superb location.
Superb house, beautifully decorated with a great feel and comfortable throughout for families. We had 8 of us staying and it was the perfect house and location for us to go for walks to the beach, into Brancaster. Also travelled to Thornham, Burnham Market, Wells on Sea to name but a few. Everything is accessible within 20 minutes. The owner was lovely and communicative from start to finish, offering excellent advice, directions and instructions. We will be back 100% with friends and family in the future.

After 13 years of happy guests, 526 bookings and lots of repeat visitors who return year after year we decided that Rosa was ready for a makeover which was carried out over the winter of 2017/18. We now have a home with the real "wow" factor (Our first guests words, not ours)!
