About this property

Beautifully converted barn in absolutely stunning, quiet, rural location.

Bayses Barn is highly sought after.... 98% of our guests over the last four years are repeat bookings. The barn is located in the small, quiet village of Briningham - 4 miles from Holt and 7 miles from Blakeney and is in an ideal position for exploring all of the North Norfolk Coast. There are a large number of excellent restaurants, pubs and gastro-pubs all within easy driving distance.

I am happy to offer a reduced price to bookings for four or less people using only two bedrooms. (Not available in high seasons). Please message me for a price.

The barn is approached from the road down a track... some 200 metres from the road and sits on its own in the middle of our arable farm.

Bayses Barn has a large open plan living area with comfortable sofas and chairs. There is a wood burner (wood provided), underfloor heating, wifi, incoming telephone, large screen TV and DVD. The kitchen isvery well equipped with high quality cooking ware, cutlery and crockery. Integrated dishwasher and fridge freezer. Wine fridge. Double oven and warming drawer.

Private large, enclosed garden, terrace, outdoor furniture, Barbecue and off road parking.

There are three bedrooms. Super Kingsize... looks out over the valley through two huge glass screens. Television, cosy snuggle chair, walk in wardrobe. Large bathroom with walk in shower, bath, twin sinks. Kingsize ... looks out through terrace doors into the garden. Televison. Ensuite shower room. Twin bedroom with ensuite bathroom - shower within the bath.

Bed linen, towels, tea towels, bath mats, heat, electric, wifi and wood for the fire (October to May) all included within the price.

We do accept dogs at an additional charge.. but please note our Ts and Cs.

Wonderful stay

A perfect retreat!

What an outstanding property this is. Hidden in the heart of Norfolk surrounded by open meadows and rolling countryside it was truly a wonderful place to stay. The property is very well equipped with everything that you expect to find and more. Victoria provides a comprehensive itinerary which includes everything from dustbins collections to days-out. She also makes an amazing lemon drizzle cake and marmalade too! It was absolutely perfect… Thank you Victoria you obviously work very hard and we really appreciated it. Sean & Jacky Hoadley

Loved the location, really quiet and rural - just what we wanted... Bit disappointed with the field adjacent to the barn, we thought from the ad we had the whole field to let our dogs run in, sadly it was overgrown and only a small path cut out allowing us a short walk to the pond....

Superb, luxurious, rural heaven

We loved everything about Bayses Barn, from the underfloor heating and huge walk-in shower to the stunning view over fields and lake. Our 2 dogs loved it too, especially the wood burning stove and secure enclosed garden. It is a beautiful place - I cannot fault it in any way.

We didn’t want to leave!

We enjoyed our stay tremondously at Bayses Barn. Wonderful far reaching rural views to enjoy over late lazy breakfasts and then afternoon tea and homemade lemon drizzle cake kindly left by Victoria. Trips to Houghton Hall gardens to see the wonderful installations by Anish Kapoor and Holkham Hall with its fantastic adventure playground and grounds to explore. We also visited the incredible Shell Museum and got throughly muddy at PYO pumpkin at Algys farmshop! We spent the evenings drinking hot chocolate and spotting star constellations before retiring to the wonderfully comfortable beds. A super place to stay and we will most certainly be back. If we can find any availabilty!

The best holiday cottage we have ever had!

We liked everything about the property. The workmanship of the conversion was impressive - I'm a carpenter myself. It was our first visit to Norfolk on holiday, and we intend to return in 2017 if we can. We would have liked to use the bus service, which we noticed rang through the village, but could not find times and routes.

A great find

We really enjoyed our stay at Bayses Barn. it is in an ideal location in the beautiful Norfolk countryside, especially if you are looking for peace, tranquillity and stunning wildlife. We loved the barn, one of the best we've stayed in! It is very spacious with attention to detail. Also very clean and well maintained. We will definitely return.

I am a Mother of three boys and a very busy farmer's wife, a qualified Latin teacher too, although I have no time for teaching now! I manage the letting of the properties myself and the cleaning and the washing and the lawn mowing and take great pride in the standards that I strive to. We get many repeat guests.

Why they chose this property

We bought Home Farm, Briningham in 1998. Ten years ago we decided that something needed to be done with the old crumbling stables and cart shed and the old lambing yard.

We enlisted the services of local architect, Robert Lord and then local builders Mark and Carl Holman.

The result two beautiful barns to let as holiday accommodation.

Briningham is a perfect spot for exploring the North Norfolk coast, but at the same time is off the beaten track so that you can enjoy real quiet and solitude while on holiday. Many guests return time and time again and early booking is advised.

What makes this property unique

We love Briningham and even though it is only twenty minutes away spend our own holidays there! It is a perfect location for exploring the North Norfolk coast. Close enough to get there easily and far enough away to be off the beaten track and the regular tourist trail.

Most people who walk in to Bayses Barn are 'wowed' by the tranquility. Come and find out for yourself!
