*** NOV to FEB 3 night breaks £330 to week £510, SUMMER Holidays in Devon 2025 (all + site Service Fee) *** ‘Annacombe’ is a spacious and imaginative coachhouse conversion perfect for a child friendly escape for family, for friends or a romantic bolt hole for two. The cottage is set in the grounds of a large country house in the beautiful countryside of the South Hams near south Devon’s historic and buzzily-alternative town of Totnes. Lying not far from the river Dart, and between the sailing centres of Dartmouth, Kingsbridge and Salcombe and the rugged wilderness of Dartmoor, it is an ideal base for exploring this unspoiled region with its excellent beaches, landscape and charming towns and villages. A whole array of inviting pubs and restaurants will tempt a break from self-catering, and the attractions nearby - sporting, cultural and fun - provide lots to do for children and adults alike. Walk down to the friendly Church House Inn for a drink and a meal. Go into Totnes for excellent butchers, deli’s and cheese shop, Norman castle, art and craft gifts or a river cruise or steam train ride.

The centre of the house is dominated by an impressive, double-height, south facing living room with its gallery, open roof beams, natural stone fireplace, bookshelves, pottery and rugs. It has both a living and a dining area. The modern fitted kitchen/breakfast room with its oak floor and spectacular granite worksurfaces is well equipped with dishwasher, fridge/freezer, microwave, induction hob and double-oven together with a breakfast table. The utility room houses the washing machine, tumble dryer, and boiler. On the other side of the living room is a ground floor double bedroom, which like the living room and kitchen, overlooks the large cobbled courtyard belonging to the house. The en-suite bathroom has a bath with thermostatic shower, WC and washbasin.

Upstairs there are two bedrooms, one at either end of the living room gallery. One has twin beds and the other a double bed. Next door to the double bedroom is the second bathroom with a bath with thermostatic shower, WC and washbasin.

Outside, the cottage looks south on to the original cobbled, stable courtyard and, through two arches in the courtyard wall, into the enclosed lawned garden. There's outside furniture to use in either, and the garden is planted with shrubs with climbers growing up against the wall.

The cottage is more than 200m up drives from the nearest lanes. As well as ample parking in the courtyard, there is a further space in the central area of the drive.

On a clear night the stars and the Milky Way are magnificent.

On the HomeAway pricing model, prices for 3 nights and weeks should be correct but other durations will probably be too high - please enquire.

NB Linen can be optionally provided at £9.50 per head. Hot water is included in the rental but oil for central heating, and electricity for heating and EV's, if required, is charged at cost. Logs are available for the living room fire at £3.00 a notional basket.

Lovely cosy and peaceful cottage in South Devon

Very well appointed and comfortable cottage on a manorial estate near Totnes. Surrounded by quiet - albeit hilly - roads and footpaths for cycling and walking. In easy range of Dartmoor and the south coast. Totnes itself is just about in walking distance on a steep track and is a friendly small town with a good range of restaurants & shops. Enjoyed the veggie cafe and the brewpub, both on the High Street.

1 WEEK AT YARDE COTTAGE

very quiet and secluded cottage which had charm and interesting features. The cottage is well laid out with character and charm. Little bit difficult to find 1st time especially if you miss the turning. Must be very cosy in the winter months with the open fire and logs stored.

Great antidote to lockdown

We had a terrific week in Gavan's barn. Very well prepared from a cleanliness perspective in the times we live, so we felt safe in the property. Beyond that, the barn is a really homely place, suitably quirky in typical South Devon fashion. Plenty of space for 6 of us, lovely local surroundings and great places to visit and things to do, very useful in an unseasonably cold and wet week.

Rural retreat

The Amazing library of both novels and factual books filled our evenings. Such an interesting collection. Downstairs double bedroom with en-suite was perfect for elderly relative. Very rural and very quiet so is a good retreat but property itself does not afford any views. However, once you have driven past the near neighbours in the very large and interesting old house, to which this property we assume was the stables, there are plenty of views. Harberton very pretty little settlement…. Church worth a visit. Roads very narrow. With petrol distribution difficulties limiting supply, having plenty nearby of interest was good. Totnes, Berry pomeroy castle, Dartington estate all worth visiting and only a few miles and it’s not too far to Dartmouth. Owner very responsive and helpful. Everything you could need in kitchen provided. If you want to light a fire take small bag of coal and don’t forget matches: we did! but central heating if left on keeps property cosy. Have given rating of 4 not 5 stars just because it is a little remote and no views but the sun streams in when it comes out as it faces south and it is very peaceful and spacious.

Lovely getaway!

We were lucky enough to spend a week here - arriving the Saturday before the second lockdown (meaning we were able to stay for the duration). It’s a lovely property with plenty of room. We went as a couple and one of our single friends. The layout was perfect as the downstairs bedroom and en-suite is the other end of the house to the upstairs double bedroom and Kanin bathroom. This meant that we all had complete privacy. Downstairs is lovely - very sociable lounge with open fire and a good size kitchen. Really the only downside we could find is the fact that it’s so remote that we felt that we had to drive somewhere to go for a walk - simply because the lanes are so narrow and we wouldn’t have felt safe walking down them. However I’m sure that a lot of people would be fine with it. The fact it’s so remote is also a huge plus point. Even though there are a few houses around the property; it was so quiet and peaceful it was so easy to relax in! The stars are quite spectacular! Our host (remote) Gavan was very friendly and helpful from the day I made the booking back in the summer to the end of our holiday. I would definitely recommend this place for a break away for some much needed peace, quiet and relaxing and with Totnes deceivingly just a couple of miles down the road you’re never too far to pick up whatever you need at to head down for a pasty and a walk along the river!

A comfortable, well equipped cottage within easy distance of attractions

We had a lovely week here as a family. The cottage is beautiful and well maintained with a private courtyard and garden. It’s in easy driving distance to lots of South Devon beaches and towns and Dartmoor too. Gavan was very helpful throughout. Highly recommended.

A magical hideaway in rural Devon.....just what we were looking for

The description of the property on Home Away is spot on and the communications with the property owner were excellent throughout. We were looking for a Christmas hideaway and this was it, perfection. Its cosy, quiet and private and the night sky without light pollution is stunning. Everything we needed for a week away was there, a well stocked kitchen with all utensils and facilities. We used the main downstairs bedroom with kingsize bed and en-suite, which has a great shower as does the upstairs double room. For star gazers the upstairs rooms are amazing as you can lay in bed with an amazing view through the velux windows. For those who need to have functioning technology the Wi-fi is great and the router is located upstairs, but has a great signal throughout and if you really must work whilst away there is an amazing space upstairs with a desk in the gallery overlooking the sitting room with loads of natural light. We were a party of 2, but this property would easy accommodate a family with plenty of room for everyone. The sitting room is an amazing space, such a wonderful feel to it and as it was Christmas we brought our own tree and decorations which made the space even more magical. The homeowners have added some beautiful indivailual touches, such as the mobiles in the sitting room cleverly created from drift wood collected from the beach. It felt very much like home and we were indeed very sad to leave and it was a privilege to have stayed there and we would at some point very much like to return.

Gemültliche und ruhige Unterkunft

Wir waren mit zwei Erwachsenen und drei Kindern von 13 bis 17 Jahren in der Ferienwohnung. Es hat uns sehr gut gefallen. Es war alles dort was wir brauchten und genügend Platz, um zu Essen, zu spielen und gemütlich zusammen zu sitzen. Die Ferienwohnung liegt sehr schön ruhig. Mit dem Auto ist es aber trotzdem möglich viele schöne Ausflüge z.B. ins Dartmoor und ans Meer zu unternehmen.

Stylish, comfortable house in a magical setting

Beautiful and stylish converted coach house in a magical setting. Spacious, well equipped and comfortable - such comfortable beds! Never got tired of the approach to the house with the view down the valley on one side, sheep in the field on the other and the turrets of the big house just visible through the trees. Peaceful semi-rural setting - lovely to come back to at the end of the day. The big house is next door and divided into separate flats but we barely saw or heard any of the residents while we were there. 10 minutes walk into the village which has a 13th century pub with good food - very friendly owner and staff. 10 minutes drive into Totnes - full of little independent shops and cafes (highly recommend Woods Bistro for breakfast and lunch). The market on Friday is well worth a visit. Half an hour drive from Dartmoor and 25 mins from Blackpool Sands (pristine beach, well worth the fee for parking). Gavan was super friendly and helpful throughout the booking process. We were very sorry to have to leave!

Lovely property in a secluded spot not far from Totnes.

Loved the open plan aspect to this house and which gives you lots of options in the way you can use it, dining in the large room, kitchen or outside and you can open out into the courtyard and enjoy the the country air and evening warmth with a G&T. The sleeping arrangements worked well for us with almost a separate annex bedroom and ensuite downstairs was ideal for my daughter and her partner and little girl. We explored South Devon but it was essential to have a car though ,the narrow lanes are a challenge as it is easy to lose your bearings. We had a problem with the fridge but Gavan tried his best to sort out the problem but that was the only blip on a lovely holiday.

Quiet country life

Wonderful three bedroom property away from all noise with nearby neighbours approximately five minutes drive from Totnes Devon. Comfortable three toilet .two bathroomed property with good wifi connection. The kitchen is well proportioned and has excellent facilities and is comfortable and welcoming. Ideal for elderly people with mobility problems having its main bedroom on the bottom floor.

Relaxation in rural Devon!

Stayed between 13th - 20th May 2017, 5 adults and a 3 month old baby. A lovely rural retreat, very convenient for Totnes and for exploring Devon and Dartmoor. Large comfortable lounge, well equipped kitchen and very comfortable bedrooms. Light and airy family bathroom, downstairs en-suite could do with a refurbish. Quiet, private location, part of a Victorian house/estate. Access 'interesting' as via typical Devon roads, but little traffic so not too much of a problem. Local pub, Chuch House Inn, in Harberton very welcoming with good food and service. We all loved our week here!

Beautiful barn conversion in a peaceful and scerine setting.

The owner was very helpful and accommodating. The accommodation is a spacious 3 double bedroom barn conversion built within a quiet country estate. The kitchen is practical with breakfast area and there is a separate dining table in the main living area that also houses comfy chairs and lovely large open fire for cosy winter evenings. The accommodation is very clean and well maintained and styled in keeping with the building type. Access to the 2 upper bedrooms is via a substantial wooden mezzanine landing that fits beautifully with the rest of the exposed wooden beams. The property is suitable for a couple who appreciate space or a family gathering. The 'Arty' town of Totnes is just over a couple of miles away down traditional Devon roads and has a Morrisons supermarket. Totnes has its own charm, community feel, nice tea shops and readily available parking. The accommodation is sited such the coast, and Dartmoor, as well as Haldon Forest (mountain biking, walking routes and segway experience) are all accessible and if city shopping is necessary then Exeter is not too far. Torquay has a zoo and there is a real quad bike experience 20 mins East at Devon Leisure. We would return Anytime!

As a child we came on holiday to this part of Devon and I have been in love with it ever since. Then, as now, it was the wildness and romance of the coast and Dartmoor, the beaches, the rivers and the tors. As an adult, you also fall for the fresh food in the pubs and excellent restaurants, the beautiful landscape and historic towns, and the variety of the cultural scene …. and, as a parent, the endless possibilities for entertaining and stretching the children from simple pleasures on the beach, paddling in streams or crabbing in Dittisham, to big days out.

Work is elsewhere now, but we still come here for our family holidays.

Why they chose this property

This was the first house I looked at when I moved to Devon to work. I then spent six weeks looking all over the area for a better one. In terms of character it was the most appealing, with the wonderful feel of the living space, courtyard and garden. In terms of location it is ideal, just outside the most interesting town in the area, Totnes, only a few minutes from the A38 for Plymouth, Exeter and beyond, close to a village with a great pub, and central for both the coast and Dartmoor, plus a main-line station. It stood head and shoulders above all the others I’d seen …. so I bought it.

What makes this property unique

Fabulous location for a holiday full of variety, and a haven of peace to retreat to when you are done for the day. Oh, and don’t forget the starry skies.
