Welcome to The Old Post Office. The accommodation, situated in a village location with good local facilities, offers an ideal base for some quiet R & R or for visiting the numerous attractions that are within easy reach. There are also many enjoyable picturesque walks that are well documented and the village is on the Rutland Cycle Loop.

As its name suggests the property was once the village shop and post office but has since been converted and furnished to a high standard. This spacious property consists of 2 bedrooms (one double and one with bunk beds for two – minimum age 5), a living room, kitchen diner and shower room and benefits from central heating and double glazing. There is 13A EV charging available by agreement with host, separately payable. The cottage has its own front door and there is also a patio for enjoying the sunshine!

Amenities nearby consist of a well stocked community shop and a pub, The Black Bull, which serves good food. Also within the village is a bowls club, cricket club, children’s play area, doctor’s surgery, C of E Church, a Free Church and a country cafe. Market Overton is a lively conservation village of approximately 220 houses situated 6 miles from Oakham and 13 miles from Melton Mowbray. It is set within rural Rutland the landscape of which lends itself to walking, cycling and generally exploring Middle England. A bus service runs in both directions every two hours and the A1 (4 miles away) provides an excellent link both north and south. Towns such as Uppingham, Stamford, Peterborough and Leicester are also all easily accessible. Nearby Rutland Water is famous for its water sports and bird watching activities and has a cycle track/footpath around its perimeter.

It was the second time we stayed in this property and it won't be the last. In a lovely village with a great pub not far away that serves amazing food. Easy access and parking with lovely hosts who live next door. Location that's perfect for visiting all of the towns and villages that Rutland has to offer. We will definitely return in the future.

Wonderful thoughtful hosts. More than average amenities. They thought of all the little things to make our stay comfortable. Very cute little cottage and great location for our purposes. Definitely need a car though. Really good food at the pub and convenient to have a little store right next door.

This converted village Post Office is absolutely lovely in an ideal location for visiting Rutland. Every need is catered for and the welcoming chocolates were a bonus. Alan and Lynn are perfect hosts. It was our first visit and we hope it won’t be our last. V&L July 2024

A comfortable place to stay
The Old Post Office was clean and well appointed, we found everything we needed during our stay. Market Overton is a pretty village with an excellent shop and a pub serving good food. We'd recommend the property to friends and family and would return ourselves when visiting the area again.

Lovely cottage, very clean, comfortable and well equipped.
Owners Lynn and Alan very friendly and helpful. The cottage is set in beautiful countryside, gorgeous stone houses. The Black Bull pub next door serves good food and allows dogs inside, and the little shop sells just about everything you need. Thoroughly enjoyable weekend, would highly recommend : )

The bungalow is well appointed, clean and comfortable. The owners are friendly and helpful. The only downside is no off-street parking, but this is not usually a problem. The road and pub nearby are not noisy. The shop is very handy too.

Superb Cottage
The outside of the property is very old like most of the village, but inside it is ultra modern with every possible convenience. My wife and I found the handles on the side of the front and rear entrance and exit particularly useful. The home baked shortbread left for guest's is to die for. A beautiful village, shop next door and a pub serving meals around the corner. Sit out in the garden early morning or after a days exploring. Full marks to Alan & Lynne, we loved it.

Absolutely lovely
The cottage was homely and very comfortable. Good instructions for entry and a lovely welcome letter explaining all we needed to know. The cottage was immaculate. Beds very comfortable and all the facilities you need. Lots of handy leaflets about where to visit and local eateries. We highly recommend the pub around the corner, the food is great and the welcome warm and friendly, even a quiz on Thursday night.

A very comfortable retreat.
I feel compelled to reveal that Rutland's weather was atrocious for our spring holiday , though this made the comfort and warmth of the Old PO all the more welcome when we got back from our trips. Furthermore , Rutland itself has plenty of Houses and Gardens, towns and villages to enjoy. not least Market Overton itself. The Lanes are very thoughtful hosts.

Advise summer use only
The property was lovely, it had everything you need and was well equipped. However only supplied with one towel each so had no option but to put the washer on. As the property was very cold, this made it difficult to dry the washing. We asked for the heating to be turned up but we’re told to put a jumper on and I was told to wrap my husband in an electric blanket! It was just unacceptable for us so we had to leave mid week and come home to a warm house. Would be great to stay in the summer!

Why they chose this property

My husband and I first bought this property in 1988 when it was the village shop and Post Office. We successfully ran it as that until retirement in 2010 after which time we converted it to residential use, whilst still remaining in our own home adjoining The Old Post Office.

What makes this property unique

The property occupies a central point within the village being close to local amenities – ie the replacement community run village shop, pub, church, etc., and yet is only a few hundred metres to open countryside with brilliant views.
