Beautiful Tuscan Villa with Large Pool, Stunning Views and Experienced Staff

OVERVIEW: Sant' Antonio, a recently renovated 19th century Tuscan farmhouse combining English elegance and comfort with Tuscan charm and style, is cool, light, spacious and comfortable. Sitting in its own private setting on top of a hill in the middle of a large, beautiful Anglo-Italian family-owned estate, it enjoys magnificent, unspoilt views. The estate continues to function as a working estate, producing olive oil, wine, arable crops and cured meats.

Despite having many modern comforts, such as wireless internet, an efficient hot water system, WIFI, TV, DVD, Apple TV and Sky etc, the house retains many of its many original traditional features like terracotta floors, vaulted brick ceilings, stone walls, two large fireplaces and wooden beams. The house is surrounded by terraces and gardens with several outdoor seating and eating areas, and of course has the use of a large private swimming pool in a stunning setting (open from mid-May to end of September). The huge, fully equipped kitchen is a great place to try your hand at Tuscan cooking and is also where we can organise cooking lessons for you. You will be looked after by the staff, who have many years of experience at the house, and the groundsmen who maintain the pool and gardens.

The house has been (and continues to be) rented out by the very high-end lettings agency in London for over 20 years: the agency has an international clientele that expects high standards, and as such the house is vetted on a yearly basis.

ACCOMODATION AND FACILITIES:

Ground Floor: Entrance Hall, Sitting Room, Kitchen/dining room, twin bedroom, shower room, utility room

First (upper) floor: 3 double bedrooms (2 ensuite, 1 with showeroom next door), two twin rooms, 1 ensuite showeroom, one with bathroom next door, TV room.

CHECK-IN and CHECK-OUT TIMES: check-in is between 5pm and 7.30pm: late check-ins are inconvenient as a member of the staff will have to be called in after hours on a Saturday evening. Check-out is NO no LATER than 0930am on your departure day. (Please take these times into consideration for distances to and from airports on your arrival/departure day).

SWIMMING POOL: The pool, which is painted emerald green has incredible views down the valley and is 14m x 7m. It is fenced in with a lockable gate which is up to the tenants to operate. There is a table tennis table near the pool under a pergola. You will have to sign a responsibility and liability waiver to use the swimming pool. The pool is usually opened in mid-May until end of September- an early opening fee of €250 is charged though it is subject to agreement ( weather dependent too).

GARDENS AND OUTDOOR AREAS: The villa is almost surrounded by wide terracotta terracing ideal for eating, socialising, reading or enjoying the views. Surrounding the terrace are large gardens where children can play and adults can lounge and read. There is a walkable path below the house, through the forest, that leads to our ruined 13th century castle, now subject to yearly archaeological excavations. Beyond that, for the fitter walkers, the various paths lead to a ruined medieval bridge on the River Ombrone and through hundreds of acres of woodland.

LOCAL ACTIVITIES: Large pool, walks, excellent restaurants and other local amenities and activities (including a tennis club in the village, golf clubs, riding, polo, sailing, wine tasting, spas and miles of sandy and rocky beaches and Tuscany's tallest volcano (exinct) all within easy drive), and access to many of the best bits of Tuscany, be they Renaissance towns such as Florence, Siena, San Gimignano, Pienza or Montalcino, archaeological sites such as Roselle and Tarquinia (and even Rome), and ancient sulphur baths like Petriolo and Saturnia. In fact the house is very well positioned in the triangle of the sea, site seeing and wine tasting: that said, you may want to spend all your time at the villa, which many of our guests do.

PLEASE ALSO NOTE: Rentals are from Saturday to Saturday, unless otherwise agreed. The price indicated is therefore for a week's stay for the entire villa.
- Taxes and Utilities are included EXCEPT the local tourism tax and heating. The tourism tax is very low at €1 per person per night for the first 7 nights (16 and under exempted). For heating, consider that (i.e. in April and May) it might cost around 250 euros per week to heat the house, if it’s a cooler Spring. Aircon is included in high and peak season weeks ( July and August ), but is 250 euros per week in any other months. There is 4 hours of daily housekeeping 5 days per week (except weekends) included in your stay; they make the beds and do a general tidy up though it is up to and important that the tenants keep the house tidy and clean, and report any damage immediately. The staff will not wash up hundreds of plates for example. Bed linen and towels are changed every Saturday which is included in your stay; any extra changes in the week will usually incur an extra cost. Cooking can be arranged (even for the arrival day) using the services of an external cook who you will pay directly as an extra cost and subject to their availability. The owners and staff are not involved in the food preparation process but we are happy to help organise logistics/menus etc. Cot and/or Highchair available on request.

OTHER PROPERTIES ON THE ESTATE: We also have several lovely cottage-apartments to let should you need further bedrooms; ideal for extra guests or even staff. Sant' Antonio has a charming, newly renovated, 1 bedroom, cottage annex a 3-minute walk away, which can also be rented to achieve a 7-bedroom total capacity. It has air-conditioning, sitting room with kitchen, bathroom and terrace with lovely views. Please enquire if interested; booking by separate agreement.

A wonderful Tuscan property!

We had a magical week at Sant' Antonio with our family. The beauty of the house and property (and views) far exceeds the pictures! The house itself is tastefully furnished and well appointed, and the design of the house kept us cool even on the very hot/humid days (even without using AC). The pool was fantastic Luca and Nicoletta were super helpful with local recommendations/arrangements, and the staff tidied up the place and even did laundry on a daily basis. There are multiple archeological/excavation sites on the property, which was also really cool for our kids to learn about the history of the area. It's also well located for vineyard/wine tastings in Montalcino (about a 30 min drive). Highly recommended!

Wonderful Experience.

We chose this working farm in the quiet side of Tuscany for our one-month stay because we wanted to have an immersion experience living in a non-touristy region. We also wanted to have friends and family come and go as they chose to visit some of those other places. This was a good situation for us, offering plenty of sleeping options, a large kitchen, lots of quietude from the hustle & bustle and only a short drive to the local village for necessities. Luca and his staff went above and beyond to provide such warm welcoming hospitality and we were treated to top notch service. I must admit, I fell as much in love with the people as the place and hope to return. I left a piece of my heart here.

Extraordinary stay!

Our stay exceeded all expectations! The Villa is beautiful and comfortable. The room arrangement gives everyone privacy while the common areas have plenty of room for all to comfortably spend time together. The vistas from all areas are amazing. The pool was pristine and beautiful (and refreshing with the August heat!). The gym also a huge plus- well equipped from yoga mats and weights to a treadmill. The location is perfect- we got to hike to San Rabano in Alberese, swim in the ocean at a private beach club (everyone’s favorite!), tour the vineyards in Montalcino, wonder the streets of Montepulciano. And most importantly Luca and his crew’s thoughtful hospitality made every step of our trip effortless- from planning advice, day to day logistics, arranging excursions and meals. Anything we needed. They made us feel like part of the family. Thank you for the most amazing stay!

Most Wonderful Place and People!

Ten of us (ages 7-75, one with mobility constraints) spent the most wonderful, relaxing week at this incredible place. None of us wanted to leave! The house is stunningly beautiful & thoughtfully appointed, but it's also comfortable & durable enough for kids (ours ages 7 & 9, who were excited to find even toys provided for their enjoyment, thoughtfully placed so as not to detract in any way from the elegance the rest of us enjoyed). We loved the big kitchen where we gathered often, enjoyed a wonderful meal prepared for our arrival as well as the provisions thoughtfully stocked for us in advance, & took an incredible cooking class before feasting on our efforts (plus lovely wine made on the property). A spacious living room to relax, read, sit & chat, or play cards. Loved the pool, a perfect place to unwind & play, with a beautiful view & water at the perfect temperature day & night. Location is incredible, including the views from bedroom windows and multiple downstairs terraces, lovely places to walk/run, & charming nearby towns. We enjoyed amazing excursions, including wine tasting (& more) at Poggio Stenti, hot springs at the Terme di Saturnia, wanders though magical hilltop villages, gelato in the central square of nearby Paganico, & a trip to a private beach club graciously arranged by host Luca. We felt so well cared for, by Luca who provided amazing guidance & suggestions before we arrived and answered so many questions, & lovely Nicoletta who assisted with so much. ❤️

A Truly Fabulous Holiday

We were three generations getting together for the first time since lockdown and what a treat. Such a wonderful property surrounded by beautiful grounds. We have been to Tuscany many times but this property was by far the most ‘home from home’ for all of us, making our holiday experience one of the best. The villa had everything we needed, with so much space to relax. The many rooms and bathrooms meant we could spread out and go at our own pace all together. The staff were amazing and always on hand to help. We will definitely try and book again.

Another beautiful stay in Sant’ Antonio

We rented this lovely Tuscan villa with our family in late September 2022 and loved it so much that we brought our friends along April 29-May 6, 2023! The property looked beautiful with the springtime flowers blooming and the lush long range mountain views were a feast for the eyes. The villa was perfect for the 6 of us (easily could’ve had two other couples join us and not felt crowded) Having Luca and his staff, Nicoletta and Priscilla, are invaluable. Not only do they provide you with a beautiful, well stocked villa , they make dinner reservations, arrange wine tastings, have a large menu for on site home cooked meals (AMAZING), arrange cooking classes, suggest points of interest—basically whatever your heart desires, they will try to make happen! Sant’ Antonio truly is the perfect location for day tripping to all that the Maremma region has to offer. And is also the perfect place to relax, put your feet up with a glass of wine, take in the amazing views and go absolutely nowhere.

Tolle Woche in der Toskana

Das Haus sowie die Umgebung sind wunderschön. Es gibt viele sehr schöne Sitzmöglichkeiten im Außenbereich, aber auch die Küche und das Wohnzimmer sind sehr gemütlich, falls das Wetter mal nicht perfekt ist. Luca und Nikoletta halfen uns zudem bei der Organisation von Weinproben, die sehr empfehlenswert waren. My husband and I, our two adult children and their spouses, nephew and 9 month old granddaughter stayed at this beautiful villa Sept 17-24, 2022. The villa is simply perfect—it’s comfortable, spacious and provided many areas for family gathering while affording everyone their needed privacy. The views and grounds are spectacular. The outdoor seating and eating area, as well as the pool, were lovely. The location is ideally situated in the Maremma region, close to many charming Tuscan villages and the coast. The host Luca Savelli was very communicative during the booking process and after arrival. He is a wealth of information and is really invested in ensuring his guests have a enjoyable stay. Highlights of our visit include the attentive and hospitable house manager, Nicoletta and her assistant, Priscilla. They provided us many tasty dinners, scheduled us a delightful cooking class with Fiorella, reserved a wine tasting and tour of Poggio Stenti, and arranged for us to enjoy a day at Luca’s private beach club, Cala Piatti. If we could rate this property higher than 5 stars we would, and we most certainly will return. Grazie mille Luca, Nicoletta and Priscilla!

Fantastic property

We loved our week at this beautiful villa. We were a multi-generational group (grandparents, adult siblings with spouses and children of all ages) from the US and Italy. Everyone enjoyed it. Great spaces to relax together but also plenty of room for everyone. Elegant furnishings. Beautiful views. It was very hot here (and throughout Italy), so we really enjoyed the lovely pool and that kept us cool during the days. The housekeeping and welcome team led by Noemi was very friendly and thorough. We took many excursions from here including wine and culinary tours at nearby Montalcino, beach time at the Argentario and Castiglione della Peschaia, and visits to Pienza and Siena. One highlight was the visit to the owner's private beach club perched on a hidden cove in the Argentario....a really special spot with great swimming and food.....we highly recommend that if available.

Very nice location. Fantastic scenery. Spacious house. Great views, nice and tasteful interiors - everything needed was there - welcome fridge, outside furnitures and kitchen equipment of all kinds (not one of these septic minimum equipped houses!) Luca and his team were perfect - highly responsive, friendly and helpful. Thank you. If something to be improved - pls- consider upgrade of some of the bathrooms ...

Wonderful Tuscan Villa with beautiful pool

We had a wonderful week at Sant Antonia. The house / rooms are all very large/ generous and the kitchen is fantastic and perfectly equiped for great cooking sessions! The pool is more than perfect and the size is great. We were a group of 4 adults with 6 kids and everyone had enough space to find a corner for him-/herself. The location is ideally situated to travel the souther part of Tuscany. And Luca was very friendly and always there when needed! I can highly recommend this house. The price is super!

Una meravigliosa scoperta..

Vacanza di due settimane con amici, ci siamo trovati molto bene..il posto è splendido immerso nella natura e la villa è fornita di tutto. La proprietà è stata molto disponibile e attenta e il servizio è molto buono. Bellissima piscina che si affaccia su un panorama spettacolare. Il momento del tramonto è quello che preferisco sia per i colori che per gli spazi da godere per bersi un semplice drink..ma le stelle che si vedono la notte al buio sono incantevoli! È stato un bellissimo soggiorno!

A beautiful farmhouse in an idyllic location with an amazing host.

Everything was so perfect. The house owner is incredibly helpful and cannot to do enough to make your holiday fabulous. We visited vineyards, hilltop towns, went to a beach club, lay by the pool and are delicious Tuscan food. I cannot recommend enough.

Fantastic villa for a family gathering

We were a group of 12 family and friends getting together from all over the world. We had an amazing week, the house was perfect, six bedrooms and six bathrooms made it very easy and everyone had plenty of space and privacy. Noemi, Nicolette and Fiorella looked after us so well, we had incredible dinners cooked for us, I don’t think we will ever find a better tiramisu! Luca is an fantastic host, so helpful and always quick to respond to any questions or offer helpful ideas. I hope we can return again one day, we are happily enjoying some of Luca’s delicious olive oil at home now.

A perfect Tuscan Villa!

We just spent a week at this beautiful villa and were very sad to leave. The villa is absolutely stunning and the view of the rolling Tuscan hills was breathtaking. This is definitely a place to relax, unwind and enjoy the peaceful countryside. Our week consisted of a perfect balance of some full days of sightseeing (Montalcino, San Gimignano, Siena) and some relaxing days at the villa. There was a major heat wave this week so we spent a lot of time cooling off in the pool. Luca was so helpful in helping us choose wonderful restaurants for lunches and dinners that we wouldn’t have found on our own. We preferred eating in smaller villages rather than some of the bigger, more touristy spots and were so impressed with the quality of food and ambiance. We had 3 dinners in, prepared by Noemi and Fiorella, and this worked so well. We ate in on days that we were out sightseeing. It was so lovely to come back after a busy day and have a relaxing dinner outside, sipping wine, in the peaceful setting. Fiorella’s tiramisu was a huge hit and we ordered it all 3 nights. Luca also helped us navigate some of our sightseeing destinations with suggestions on where to go and how to make the most of our visit. This was so much appreciated! We are a family of 5 and there was definitely enough space to house 2 or 3 families very comfortably in this villa. Thank you to Luca and the staff for all of their help in making this a relaxing and memorable vacation!

A bit of heaven in the Tuscan hills

An absolutely beautiful house in a perfect setting. There were 12 of us celebrating a "special" birthday and we could not have asked for more. So much room, so even on the rainy days we had space. The beds were extremely comfortable. Lots of hot water and good showers. Comfy sofas, plenty of outside seating and dining space. A great pool. Beautiful furniture. And the views!!! As others have said, definitely take up the offer of dinner in the house. The food was wonderful, there was a LOT of it and the price was very reasonable. Hint...don't do it on your last night as there are enough leftovers for at least one day! A big thank you to Luca, Noemi and Nicoletta for such an idyllic week.

Beautiful getaway in Tuscany

We are a group of 12 friends that spent a week at sant Antonio. The Villa couldn't’ Be more beautiful and in a lovely setting. Luca was helpful about many sites and was available in minutes if needed. His recommendation to visit Castle Pontofina for wine tasting and cheese making was a highlight of our trip. I would highly recommend this villa.

Another Wonderful Stay-thank you!

This is the third year I have brought up to 12 guests to San Antonio and I am booked already to return next year! The views are absolutely stunning from every side of the villa and my guests were in awe once again at it's beauty and splendour. Every morning we practiced sunrise yoga as the sun rose behind Mount Amiata in the distance and in the evening we were on the lawn as as the sun set - absolutely magical! The staff are beyond helpful and Fiorella is a wonderful cook who provided consistently delicious meals always presented with a big beaming smile. A dream holiday in Tuscany!

If I could give Luca's villa 10 stars I would. It was just what we needed for a relaxing and restful time in Tuscany. The villa is kept up very well with all the charm you would expect in a Tuscan villa. The place is HUGE with outdoor grounds that are beautifully kept. His house manager Noemi was great. She picked up items per our request for our arrival. We even were able to use the wood fire oven to make homemade pizza one night. The location is excellent - about 40 mins from Montalcino and 1.5 hours from Bolgheri. We visited both locations. The salt water pool is exquisite and even bigger than some hotel pools I've seen. There are walking paths around the villa as well to get in some exercise and take in the views. The villa is equip with modern day needs as well - WiFi in the house, multiple showers and baths, TV with apple TV hook up. The kitchen is perfect to make dinner which we did 2 nights that we were there. Big enough for a large group. Most importantly, Luca was so hospitable! He even recommended some restaurants for us and made us a reservation at one of his favorites which was delicious. Grazie Mille to Luca and his team at for an incredible holiday. It was more than we could have imagined. We cannot wait to return to your beautiful villa! (TIP: Ask him for the pin drop to the house so you can have it in your phone. GPS is not so accurate but google maps will lead you right to the estate and up to the villa.)

Luca is half English and half Italian, and lives between Italy and the UK. He spends his time running his beautiful estate and farm in Tuscany, and helping to run his two archaeological excavations on the estate with an international team of archaeologists, professors and students.

Like his ancestors, Luca has a passion for his estate, which is well known for its beauty. The estate includes a working farm producing olive oil, arable crops, wine, fruit and much more, and from the 1920s-1960s Monteverdi was a model estate for Italy winning many agricultural prizes.

He has meticulously restored many of its buildings to their former state, while including many 21st century comforts. Sant' Antonio has been one of his favourite projects, and has been converted from a tenant farmer's house, that used to have cattle on the ground floor and a large peasant family upstairs, to a comfortable and smart villa that has been rented to primarily British and North American clients for over 25 years.

Luca has a charming and efficient staff on the estate, including the maids who work in Sant' Antonio and the gardener who come down every day (except Sunday), and who will make your stay all the more enjoyable.

Why they chose this property

Sant' Antonio is surrounded by a large and historic private family estate, owned by the same family since 1912 when it was a whopping 11,500 hectares. The villa has a lot of character, combining Tuscan and English styles such as terracotta floors, wooden beams and comfortable English furniture, while also a few Oriental pieces make the house more interesting. The house has a fantastic large private pool ( please note the pool is 220cm deep, and there is no lifeguard ), large garden with outdoor seating and dining areas on three outdoor terraces with breathtaking, unspoilt views over Monte Amiata, the rolling Tuscan hills and the wide views of the Maremma. Despite being have a classic look, the house has many modern amenities, including fast wifi, DVDs, Apple TV, Stereo, Ping Pong table, a selection of board games and a card table, and a fully equipped kitchen.

Sant' Antonio also has a friendly staff who can help look after you, and who are all local to the estate. Staff are included in your booking for a total of 4 hours per day during which they do a general tidy up, however at extra cost they can shop for you, and arrange cooking (any cooking is organised directly with the staff and are not provided directly by the estate, though i am happy to help before your arrival ). The staff have many years of experience as the house has been a hugely popular house for renters over the years.

The villa is also up to date with all EU, Italian and Regional Tuscan health and safety requirements.
