Second Home: Private beach house with fabulous pool on Marine Conservancy

Situated on a cliff at the north end of Kuruwitu Marine Conservancy, the house enjoys lovely views and gentle breezes. Tastefully furnished and comfortable. It has a mature garden and a fun sundowner deck just above the Indian Ocean. There is a gorgeous 12 x 6m infinity pool with a stunning pool house (see additional notes at the end). There is a cook, a housekeeper and a groundsman and Maintenance man. The house has good security. Staff quarters can accommodate one extra if required. Direct beach access at low - mid tide. Steps to beach relatively steep for the elderly/infirm. Beach access at very high tide (for keen body surfers) or for elderly folk unable to manage the steps is only a few hundred metres down the road on the public access route.

The pool and beach: Kuruwitu Beach is one of the last unspoilt beaches on the Kenyan coast. Despite it being blissfully bare of people and beach boys , it is secure as there are 'askari's' patrolling for the marine conservancy. It is also unusually clean as the conservancy oversee the picking up of the debris that is common along most coastlines. The snorkelling metres off the shore is incredible - coral heads mean an abundance of tropical fish as well as octopus and lobster. There is a glass bottom boat boat for hire. The conservancy also offer guided tours of the reef where there are even more wonderful snorkelling spots.
The infinity pool set in front of the house has a 'baby pool' section. The adjoining pool house is large and comfortable with a bar and drinks fridge as well as a living and dining area, a water feature and sunbeds. The terrace below with overflow pool is not safe for young or unaccompanied children.

The house: The master bedroom has its own sectioned off veranda as well as a nook with a TV with an amazon firestick for those with accounts. Laptops can also be hooked up to play movies and there is a DVD player. The middle bedroom has a double bed and a sofa. The rear bedroom has 2 single beds and a bunk bed. All bedrooms have air-conditioning and standing fans in case of preference or power cuts. All bedrooms are ensuite with large bathrooms with showers.

There is very good wi-fi with 13.5 gb available per day and a speed of 15 - 20 mbps.

The sitting/dining area is big and very airy with good security wrought iron all around. It is tastefully furnished in a coastal style with wooden overhead fans and 'lamu beds' as sofa's. There are many novels in the bookshelf that can be borrowed during your stay.
The kitchen is relatively small compared to the rest of the house and is manned by Reuben who is a competent cook specialising in seafood, curries and swahili style cooking, but with a large repertoire of many dishes. Pili is the housekeeper and takes care of the laundry and general cleaning. Karisa is in charge of the pool, garden and general maintenance.
Shopping can be ordered and delivered from Kilifi if you don't want to go yourself and Karisa can also go shopping for you if you need to top up anything so long as you cover his transport.
Activities: If you can bear to drag yourself away from the fabulous pool and beach - the world class Vipingo Ridge golf course is less than a 10 minute drive away. The elegant club house has a good restaurant in a beautiful setting. Kilifi which has supermarkets and a bustling little town is a 25 minute drive away to the North. Dhow trips can be taken up the creek here. Diving is available at the famous Mnarani Club. There is also sailing and water-ski-ing available at the picturesque boatyard. Malindi is just over a one hour drive Northwards.
Head 25 minutes south and Mtwapa has several excellent restaurants and tourist activities. The Bamburi Nature trail is 35 minutes from the house as is Nyali and the City Mall shopping centre. Old town Mombasa (Fort Jesus etc) is approx 45 minutes drive depending on the traffic.
Additional notes: Neem Tree is a laid back house with lovely staff. However, we have taken trouble to furnish it nicely and there are a lot of personal touches which we expect people to respect. Allowing children to spoil games, play on the darts board and sit on furniture in wet costumes will impact the enjoyment for the next guest. We also are very conscious of the environment and do not allow plastic straws in the house and ask guests to minimise use of plastic, electricity etc where possible. Please respect the sea and the beach - never leaving litter behind or picking up shells or destroying marine life. Note at the time of updating this (January 2021) the pool is in need of resurfacing - the 'niru' has worn off or is wearing thin in places giving a marbled effect. Unfortunately we are not in a financial position to undertake this major job in the forseeable future, particularly after COVID-19. We take the best care possible maintaining the water quality and hopefully you will find it sparkling.
Reuben is a very good but not a terribly speedy cook and it is wise to keep your menu plans relatively simple. He is not a cordon bleu chef, so please do not expect 3 courses at every meal unless you are prepared to help him in the kitchen particularly if you are with a large group.

Perfect place to stay on holiday
Beautiful house with a magnificent view. Staff did all they could to make us feel at home. Rueben is a fantastic cook, Pilli took care of the house and our laundry, Emanuel showed us his village and let us meet his family. We enjoyed the pool with the view on the ocean with the cleanest beach we ever saw. We made amazing snorkling trips in the marine conservancy, just in front of the house. The only disadvantage is the distance to the shops, but the staff was very helpful.

Super Urlaub in entspannter Umgebung
Wir haben die Zeit in der Villa Neem Tree sehr genossen. Karisa, Pili und Reuben haben sich bestens um unsere Anliegen und um die Villa gekümmert. Die Lage direkt am Meer ist traumhaft. Im Poolbereich kann man die Aussicht auf das Meer den ganzen Tag und bis spät in die Nacht genießen. Mit Reubens' super gekochten Gerichten, startet man entspannt und gut gestärkt in den Tag und das Dinner ist der Anfang für einen traumhaften Abend in entspannter Postkartenumgebung. Als Ausgangsposition dient die Villa sowohl als Startpunkt für eine Safari im Tsavopark (ca. 2 Stunden Fahrt), als auch für Sightseeing in Mombasa (ca. 1 Stunde Fahrt, je nach Verkehr). Der nächste größere Supermarkt ist zwar 45 Minuten (Mtwapa) von der Villa entfernt, ist mit dem Taxi aber sehr gut zu erreichen und führt dazu, dass man regelmäßig vor die Tür kommt. Wir haben den Aufenthalt sehr genossen und können die Villa wärmstens empfehlen. Sollten wir erneut Urlaub in Kenia machen, werden wir mit Sicherheit unsere Freunde der Villa Neem Tree besuchen.

Absolutely Fabulous...my children loved it
Everything is perfect - the house, pool, rooftop beach walk and ofcourse the staff. Reuben makes the best cheese cake...Pool is always clean with a fabulous view of the ocean. The house is secluded perfectly with the advantage for day drive to Kilifi, Watamu and Malindi. One thing i liked...was having the dining table set at the pool house for the whole family to sit down together for dinner - priceless moments that are rare on normal days.

Beautiful home for a much needed getaway
The home is beautifully situated on the coast with mature gardens and scenic views and is attended to by truly wonderful staff! We enjoyed our stay here so very much that we extended our stay for a few more days. The kids were either in the pool or on the beach or out on the reef. It was wonderful to get them away from their electronics and they truly immersed themselves into the wonderful environment that Neem Tree offered. Rueben and Pili and Emmanuel and Karisa, the staff were very welcoming and attentive to our well being throughout our stay. We cant wait to go back again!!

Clean, beautiful, tranquile paradise.
It was just awesome. From the beginning, all went smooth. Lyndsey went the extra mile(s!) to make sure we had all information that we could possibly need during our stay. The people she has working for her are lovely. The house is amazing and we spent almost all our time at the pool or on the very safe and deserted beach. Monkeys came to visit us sometimes in the morning, and we had fresh lobster, prawns, squid, red snapper...... We really asked ourselves why it is again that we live in Uganda and not here..!

Lovely family holiday house
The house was exactly as advertised with a massive infinity pool and friendly staff. We spent our days being lazy around the pool and snorkeling in front of the house. Reuben, the cook, sourced fresh seafood from the local fishermen and prepared it daily for us. The detailed information provided before we arrived was very helpful.

The best of the unspoilt Kenyan coast
Lyndsey and Rob were a great help even before we set off introducing us to car hire companies, advising on best modes of travel and getting us into the New Years Eve party at the nearby Beach Club and helping stock the larder. The SafariLink flight into Vipingo Ridge is a game changer. Once there we had one of the best holidays we've had for years where we immediately fell into a gentle pattern of Kenyan coastal life. Up early for a cup of tea before snorkelling in the marine conservation park after which we returned for partly Kenyan (fresh fruit) and partly English breakfast (bacon and eggs). Lazy days were spent reading by the pool, wandering on the reef at low tide or a brief wander up the beach up to the fabulous Beach Bar for drinks or the occasional lunch. Every night we sat overlooking the ocean drinking cocktails and eating fresh fish or shellfish which had been caught earlier that day by the local fishermen. We spent the evenings chatting and playing cards. The house itself is in the old colonial style which we love. Very relaxed and not at all prissy. This is a house that is lived in and loved. The monitor lizard visited the pool every day and the kingfisher took a daily bath in the infinity pool. Reuben, Pilli and Emmanuel were wonderful and looked after us beautifully. On the first night of our arrival there was a problem with the cistern but it was fixed the next day. If you want a five star hotel full of beautiful people and a power shower then this is not the place for you. If you want to be in an authentic coastal experience in a place of great natural beauty then look no further. We all had the most wonderful holiday and we shall definitely be back

A quaint, Kenyan coastal paradise
Tucked in the corner of the sensational Kiruwitu beach and on a marine park! A quaint house with lovely service, it was everything we wanted and more; Ruben cooks the most delicious prawn curry, breakfast by the pool ensured I felt like I was on the most wonderful private holiday, the pool was so inviting that we could hardly move away from it. I'm sorry that the person on 13th December felt the need to complain so bitterly, I was nurtured and cared for and am definitely going back.

Fourth and probably last visit
We have stayed at the Neem tree a number of times but, alas, suffered when an anti algae agent was added to the pool staining us all yellow. Apologies were offered; it is easy to say sorry rather more difficult it appears to follow up and put meaning in these words. Our 7 year old was worried as her swimming costume turned yellow and she saw her dad dyed yellow. Protestations of this will clear were not backed by actuality. Given we have been to Neem Tree 5 times, and seen the lack of investment as this beautiful property run on a daily basis by a great cook and host, then the nature of response from the owner was appalling. It seems no investment has been made in the property to support the team on the ground, plastic sheeting across the roof, stairs to upper deck rickety and even the dart board having seen better days. Rust on the metal work (well beyond expected amounts from sea water and air) and we even suffered with mould on the seats where little or no cleaning of significance had been undertaken. My Mother-in-Law, who first stayed at Neem Tree some 6 or 7 years ago was aghast at how the property had become run down. A sad situation and one making us decide not to return given the owners seem to value short term monetary gain over the long term well being of their own team, the property and the well being of paying guests

Enjoy the seasons and the delights
Our third stay with the Neem House team - this says much about the hospitality and the setting of the house. Kick back, enjoy fantastic food and classic hospitality to go with this great food. Watch the fishermen off shore and maybe go take a look at the wildlife in the conservancy area. Choices are there and this a great place to enjoy yourself and savour the environment.

House and crew 10 points out of 10 !!
Wenn man Mombasa mit seiner Hektik und den Strand mit seinem Rummel kennt, dann weiss man dieses Paradies zu schätzen. Erholung pur! Und immer umsorgt von drei Hausgeistern, die einem von morgens bis abends jeden Wunsch von den Lippen ablesen. Ein einsamer Strand - unter der Woche waren wir die einzigen Schwimmer. Wer Ruhe sucht, keine Disco braucht und sich ein wenig für die Menschen in Kenia interessiert, der findet keinen schönere und bessere Bleibe. Vielen Dank an Reuben, Pili und Emanuel. Die Organisation durch Lyndsey war ebenfalls perfekt. Sie setzt sich sehr dafür ein, dass wirklich alles optimal abläuft - keine Selbstverständlichkeit in diesem Land. Da ist man eben nicht nur zahlender Mieter.

An idyllic spot, perfect for a relaxing holiday.
A lovely big house with all sorts of excellent facilities (including snorkels), very clean & well maintained. Owner very helpful, and staff wonderful. Hire car very useful - 20 minutes to excellent Tuskys Supermarket in Kilifi.

The place to stay in Vipingo!
A beautiful and comfortable house with gorgeous infinity pool and access to the beach. The owner was helpful and the staff very friendly. Fresh fish and seafood delivered to your doorstep and easy to travel to other beaches in the area. Would definitively recommend!

Home Away from Home
This was my second time to stay at Neem Tree. I thought the first time we went there the place was awesome but the second time round our stay was JUST out of this world. Oooh Reuben, Pili and Emmanuel there are awesome as always.. bless them. Thank you... we shall be back a third time and that is for sure. You just have to visit and experience then you will understand what i'm talking about. Jackie

Perfect, quiet hideaway with hospitable staff!
We spent 18 days at the villa so we had enough time to get to know not only the house, but also the wonderful staff (Reuben, Pili and Emmanuel), the surroundings (the reef, beaches, villages etc.) and local people. It was a wonderful holiday, both to adults and kids (3 and 1 y.o.). Swimming pool is amazing, with water in just the right temperature (and I mean warm), salty, very clean. The garden is large and mature, beautiful even during rain. The sandy beach (just a few steps right from the stairs leading to the reef) was always empty. We liked all the people that appeared almost at once to offer us fish (in-cre-di-bly fresh and delicious), prawns, lobsters, oranges, pineapples, coconuts etc. - they were very friendly, open to suggestions and never ever crossed the thin line between selling and harrassing tourists. People in the nearby villages are cordial and welcoming, we took wonderful and very intimate photos and after a few days we almost felt part of the community. Vipingo is also a very good location to go on a 2-3 day safari to Tsavo East, it takes ca. 4 hours to get there. To the very special character of this place contribute also the cheerful and very hospitable staff. Reuben was eager to teach us suahili cooking (and we loved it), Pili got us tons of excellent cardamon from a village (to make mahamri at home), Emmanuel even cleaned our car before our safari. It was a pleasure to be with them, we felt safe, relaxed and at home all the time. In general, it is good to be in a new place, but within a settled social network in which everything works just fine - the car hire service is reliable, the suppliers are friendly etc. It is a must to visit Kuruwitu reef sanctuary (just a few minutes away) and go on a glass bottom boat trip at least once to see the Discovery Channel alive and to support the community. Snorkelling is mandatory, too. To sum up -we enjoyed our stay very much, we learnt a lot, we loved the food, the house, the pool, the ocean, even the weather was perfect (though it was rainy season it rained mainly at night and those few showers we had during the day were spectacular, refreshing, with great light and even rainbows above the ocean). Our daughter (3 years old) burst into tears each time we mentioned going back home and declared she was staying in Africa, in this house. So we made certain promises and we take them seriously:).Thank you Lyndsey, thank you Reuben, Pili and Emmanuel.

Perfect, private get away.
We absolutely loved the Neem Tree House! The staff were very helpful and the cook was very happy to make what was requested. He helped to gather all the supplies we needed and helped us connect with fishermen for fresh seafood. The beach just near the house was an amazing place to explore while the tide was out and we found many interesting sea creatures and shells. We absolutely loved sitting out and watching the tides come in as well. They come right up to the hill the property sits on and there is a spot to sit and take it all in. The nearby beach held it's own beauty and it was fun to play in the waves there. We also took advantage of the snorkelling from the Marine Conservancy and it was amazing! We just walked out with a guide and swam in and saw countless varieties of fish and other sea creatures. The guide was very knowledgeable. The house was very comfortable with 3 large rooms each with their own bathroom, and decorated nicely. The pool and pool area were lovely as well. As you can see we thoroughly enjoyed our time there! We have stayed at the Kenyan coast about 8 times over the years and this was by far the best place for us. It was a very private area and we were never hassled by "beach boys". The owner was very helpful in our one minor problem which was getting the internet router up and running.

A truly exceptional holiday rental
We've been meaning to review Neem tree since returning from a blissful 2 week there in October 2011. First things first: Lyndsey the owner was very helpful in reserving the house and giving us all the additional information we could ask for (we were travelling with small children and has specific questions about safety, food preparation, sleeping arrangements etc.) She also arranged for a friendly taxi to pick us up from the airport, and for a hot meal to await us on arrival. We arrived in late evening, and the staff could not have been more friendly or helpful in getting us settled and happy. Within minutes we had the kids in bed and were enjoying a relaxed meal on the terrace. It was a good beginning to what turned out to a perfect holiday. The house, garden, pool and beach are even more beautiful than they look on the website. In fact, we enjoyed it all so much that we didn't leave the property at all, except to take the kids on an outing on a glass bottomed boat on vipingo reef. One important point: bring water shoes with you (including for little ones), as there are sharp rocks and sea urchins at low tide. There is also a well-stockd first aid kit at the house, in case of accidents. Reuben and the house's staff spoiled us rotten, and made us feel welcome and taken care of. Reuben's cooking is delicious, and although our children (2 and 4 at the time) are usually picky eaters, here they scoffed everything put in front of them including freshly caught octopus, parrot fish and lobster. IN fact, buying fresh fish from fishermen on the beach was one of the highlights for the kids. All in all the mix of beautiful surroundings, comfortable house and friendly staff made for our most enjoyable family holiday to date. So much so, in fact, that we are returning for a week in May!

out of this world for peace
What can I say about Neem Tree .It is so special and the staff are so kind Reuben is such a gentleman he is a great simple cook. We taught him and he taught us. The fish dishes he did was just great my husband who will never eat fish because of bones ate fish at least 3 days a week while we stayded at this beautiful house. if you wish to do nothering this is the place to go no bugs very very clean and the staff are just great .In fact we have only been back 48hrs and have booked for next year It is such a great place to stay

Neem Tree exceeded our expectations
When you book a holiday on the internet there's always a chance that reality will not quite match the glossy marketing. Neem Tree not only lived up to its description, it exceeded our expectations. The serene setting with open views of the sea and clean beach where we could walk undisturbed - just what we needed to wind down after a hectic safari schedule. And the pool was so inviting it was difficult to drag our kids away. The accommodation, with three en-suite bedrooms also worked well for our group of two families. The staff were friendly and willing to help and the owner's detailed instructions with tips on shopping, entertainment in the area, and dealing with the staff made us feel even more at home. There is plenty to do in the area and one of the many highlights of our stay was going for sundowners and dinner at the nearby world-class Vipingo golf club with its fabulous sea views. We will certainly be planning a return visit very soon.

Magical
Our experience at Neem Tree was beyond expectations. Following an incredible safari experience we were able to fully rewind and had no choice but to fall into balance with the Kenyan pace of life! The property was overwhelming on arrival at night, and the pool was too enticing not to have a quick dip. We couldn't wait to experience the sights in the morning light! My breathe was literally taken away, the views, landscaping and styling of the house are beautiful.The children felt like they were dreaming. The Staff were wonderful to have around discrete curteous, always there to help and the food was gorgeous we could have eaten the famous curry every night! The kids aggreed the food was well worth waiting for. Kattana provided us with an amazing insight into the coral reef and was happy to help us with any experience from taking my 9 year old boy fishing with the harpoon, to snorkelling to a magical walk around the village and welcome by his family at his home.We felt very welcomed and enjoyed the openness with which we shared information about our own cultures and experiences. We have the most wonderful experiences that we have taken back with us to treasure.But also Neem Tree, the village and the people have given the whole family many things to positively reflect upon in our own lives. The serenity of the infinity pool set against the ocean’s shifting tides and the subtle transitions of blue skies on the broad horizon was sublime. Steps carved out of the cliff offer an extraordinary gateway to the exquisite natural landscape of tidal pools and coral reef filled with vibrant color and texture. In an atmosphere both secluded and welcoming, the home’s friendly caretakers and cook are accommodating yet discrete, and the fabulous owner-supplied music-mixes set a tone for relaxation, enjoyment, and celebration of life. Never have we felt so disconnected from our responsibilities back home, and we are deeply appreciative that our family had the opportunity to experience some of the extraordinary beauty of Kenya through the lens that Neem Tree offers. Rob and Lyndsey are warm, sincere people who seem to conduct their lives with unwavering natural integrity.

We live in Nairobi, Kenya and have spent our lives in this beautiful country. We have been fortunate enough to have travelled widely and also own a small village house in Southern France. We eventually hope to spend half our time there and half our time at the property in Vipingo, which is my favorite place on the Kenyan Coast. I work as a photographer/casting and model agent/lead ladies tours to Morocco, India and the Far East. I also occasionally take on interior design jobs. My husband works as a Project Manager usually in remote locations.

Why they chose this property

My mother in law invested in this property some 24 years ago. She passed it on to her three children some years later and my husband and I bought out his siblings about 10 years and consequently invested more in the property, designing and building the pool, installing air conditioning etc. We will continue to upgrade and improve the house as funds allow.

What makes this property unique

The house is in such a unique position, the beach so unspoiled and the development of the marine park has made it wonderfully unique. We enjoy the most incredible views and there are lots of different chill out spots such as the sun-downer deck which can feel like being at the prow of a ship at high tide, the lower pool terrace, the rooftop with its dartboard, the sunbathing deck at night where the view of the stars is fantastic. No beach boys means none of the usual harassment that you find on the Kenyan coast. Stunning snorkelling just metres off the beach is not something that you find in many places on the E.African coastline. The Kuruwitu Marine Conservancy project is being used as a prototype for new projects along the coast.
