Luxury Carbet Lodge in the Heart of Broughty Ferry with Garden

Located in the centre of Broughty Ferry, Carbet Lodge is a stunning property built in 1864 and fully refurbished in 2013. The original features have been sympathetically maintained, and the property enjoys breathtaking views of the River Tay and Broughty Ferry castle.

The property has a large open plan kitchen, dining & living area with a stove. The kitchen has an induction hob, oven, steam oven, washing machine and all kitchen appliances needed for an extended stay. There is a second lounge on the ground floor with another stove. The main bathroom is downstairs with a walk in shower, and underfloor heating is installed throughout.

Upstairs, there is a master bedroom .There is a second double bedroom with views of the town centre and the River Tay.

Outside in the garden there is an outbuilding, large garden area and two separate patios. There is one car parking space at the front of the property and plenty of on street parking which is free.

Great House, Great Location

We absolutely loved staying at "the castle" as my daughter called it. The house was so beautiful both historical and modern. Completely comfortable to stay in. Magical back garden and perfect location. We love Broughty Ferry but this house made it that much more special.

Broughty House

Nice property close to town. No bathroom upstairs, made it difficult for nighttime bathroom visits. Would have been nice to had access to Master BR w the bath tub.

Unique property in the heart of Broughty Ferry

We loved this property. So unique with all the comforts of home. Very close to all the amenities and some exercise going up the hill with shopping bags! Sarah was very accommodating and easy to work with. We would be happy to stay here again.

Lovely home in a great location

We really enjoyed our stay over Hogmanay and New Year in Broughty Ferry. The house is beautifully renovated and in a great location. Very tastefully decorated, cozy, clean and well equipped with plenty space for the 4 of us (2 couples). . Broughty Ferry is a lovely wee town with lots of cafe’s, independant shops, pubs and restaurants plus great walks along the side of the Tay. Sarah the host is very accessible and responded to messages really quickly. Thank you for having us.

Lovey House in the Lovely Broughty Ferry

Vintage property nicely decorated, comfortable lounge and easy walk to the train station, and town. Was a little surprised to find that though there was a SKY handset, there were only free to view channels, and no SKY channels, and although there was a wall bracket and TV arial in the master bedroom, there was no second TV. The view from the second bedroom is actually of a turret rather that down into town. We enjoyed our stay, and we recommend the property, but if the word Luxury appears in the description of a property, there are certain expectations, and we felt that a number of these expectations were not met.

Beautiful home

What a beautiful home, so modern and yet so much character. Absolutely everything you need for a home from home break. The location is perfect and easy walk to any amenities in Broughty Ferry and also has that remote feeling if you wish just just absorb the atmosphere of the home. Sarah was very friendly and made check in easy, the home was spotless, which was reassuring during the pandemic, on arrival and an added touch of a welcome basket. Highly recommend, absolutely no cons what-so-ever.

Stunning Home

We had a great long weekend in this stunning property. Located at the top of a hill with views down to the Tay estuary. The house is beautifully furnished and decorated with everything that you would need. Sarah kept in touch and was a pleasure to deal with. I’d definitely recommend this property if you plan on staying in this area.

great location minutes from the railway station. would highly recommend visiting the castle museum and discovery and jute museums in Dundee. lovely clean property well equipped with everything you would need. However would benefit from a clothes rail in the second bedroom. lovely clean beach. Hope to stay again.

This distinguished looking property is very conveniently located, a short and easy drive or train from many central Scotland attractions . The neighborhood is quiet and peaceful. The 2 bedroom home is newly renovated in a modern style with all the comforts one could expect. Beds were comfortable, and the internet connection was good.

This is a wonderful place to stay. It is a mix of modern and old all perfectly blended.

We thoroughly enjoyed our stay. The place was spotless, and welcoming. The location is just a short walk to the town and easily walkable to the beach. The owners were very accommodating and even found my son’s stuffed toy that he forgot, and offered to send on to us. Highly recommended.

Stunning Property in Great Location

Thoroughly enjoyable stay in this superbly modernised and extended lodge that retains period features. Very comfortable accommodation that was unexpectedly spacious with well equipped kitchen and lovely garden area. Broughty Ferry is an ideal place for a short break with plenty of good pubs, restaurants and independent shops (the lodge is two minutes from the main street and five from the seafront. If you want to venture further afield then there is much to see and do. Excellent break

Absolutely Perfect! Couldnt have found a lovelier home.

The house is really a small castle, so that was awesome. It is a very old building with a lot of history in the town of Broughty Ferry, Dundee. I loved it! It is a short walk down the hill to the train, town with its lovely restaurants and shops and the cozy beach/pier walk on the River Tay. I had the double bed and it was very snuggly, loved my little room. My friends truly enjoyed the master bedroom and its garden view. The house has everything you would need and more for daily needs. I would love to come back with my hubby someday! Thank you so much for having us Sarah,

Amazing, well equipped house.

We thoroughly enjoyed our stay at the Lodge, it was very comfortable and modern inside. The lodge has been renovated to a very high standard and gardens to the rear are private and again well equipped. Would definitely recommend this property. Alex & Liz, Airdrie (stayed 21st > 24th July, 2017)

Why they chose this property

The property is within a few steps of Broughty Ferry town centre, where you can enjoy wonderful restaurants and pubs. All tastes are catered for with a fantastic tapas bar, many Indian restaurants, Chinese, fine dining and pub food. By day you can also enjoy the many coffee shops or bar lunches with many options available.

There are many activities in the local and surrounding areas to suit everyone’s needs including horse riding, cycling, mountain biking, skiing, hill walking, theatre, swimming, museums, fishing and golfing.

What makes this property unique

Scotland contains many golf courses and some of the most famous are within easy reach of the property. The world famous Carnoustie Links golf course is a 15-minute drive, the Royal and Ancient golf courses of St Andrews are a 20-minute drive, and Gleneagles can be reached within 45-minutes. There are also many more local courses within easy reach of the property.

Broughty Ferry Castle, a fantastic park and playground can be accessed within a 5-minute stroll and the best ice-cream for miles within a 2-minute walk. Broughty Ferry has two fantastic beaches with coastal walks along the banks of the river Tay.

The main line train station in Broughty Ferry is within a few minutes walking distance to the property and you can be in Edinburgh, Glasgow or Aberdeen within an hour.
