Listed 17th Century Cottage in a pretty Kent Village - 20 mins to Rye and Coast.

The Old School House is a Grade II listed cottage located in Woodchurch, a delightful village near Tenterden. Recently renovated, the cottage, which once was the village school house, is spacious, well-appointed and peaceful. So pretty, you almost expect Miss Marple to be there!

Built in the 17th century, the beautiful, beamed house (no low beams) has two double bedrooms, both with king sized beds, plus a large attic room with one small double bed and one single bed - ideal for children and adults alike. All the beds have high quality, new mattresses for a great sleep. A cot and z bed are also available.

There is a bathroom, with drencher shower and traditional bath, on the first floor. A shower room with fixed and hand-held shower, plus loo, is on the ground floor.

The bright, fully equipped kitchen has a gas and electric range cooker, dishwasher, microwave, coffee machine & large fridge/freezer.

The dining room, overlooking the front garden and with an inglenook fireplace, can seat up to eight.

The lounge is spacious with two sofas and an armchair, wood-burning stove (firewood supplied), wide-screen TV with Netflix, Apple tv, Amazon tv and Freeview, CD player, hi-fi (with Bluetooth). A range of traditional games are also available.

The house has fibre optic broadband.

One of the delights of this house is the large and pretty cottage garden, where outside dining on its large table is recommended. There are lounge chairs and two steamer chairs for those lazy summer afternoons listening to the birdsong and the church bells.

If you ever want to leave the house and garden, there are plentiful local and nearby amenities. Next door to the house is a farm shop selling locally produced meat, milk and vegetables. Two village pubs, The Six Bells and the Bonny Cravat, are a couple of minutes walk away, both offering entertainment and serving food. The house is opposite the village green, which has a children's playground.

Woodchurch also houses the Rare Breeds Centre where rare British breeds of farm animals can be seen up close - great for an all-day children's activity.

A post office, newsagents, Woodchurch Wine's vineyard, a heritage Windmill and the Woodchurch museum are all local to the property.

In the car, you are 10 minutes from historic Tenterden with its great shops, restaurants, bars and terrific heritage railway. Take the steam train to Bodium castle and picnic in the grounds, or book the very popular lunch or dinner Pullman services.

Visit the Chapel Down vineyard in Tenterden. Tours offer a delicious tasting!

Only 20 minutes away by car is Rye with wonderful antique shops, architecture and restaurants. Or Camber Sands offers miles of golden sandy beeches.

There is private parking for up to four cars.

The perfect cosy retreat
The welcome was glorious! Lovely and warm, Christmas lights twinkling, and a welcome pack of fizz and fruitcake. The house was beautiful and immaculate. It had everything we needed. Logs for the fire, candles, matches, condiments etc. All these little touches really make a difference. Lovely comfy beds and a beautiful area to explore. We absolutely loved it. Thank you.

Fantastic cottage in charming Woodchurch. We are so glad to have chosen to stay here. The home was wonderful and the chance to engage with people in Woodchurch made our trip really special. We loved the local butcher and his cuts of meat were exceptional. You won’t regret staying here.

Porperty exactly as advertized. Lovely location close to tourist sites, really comfortable and well stocked. Better than any other properties I have stayed in. Do think bathrooms should have better heating options and imagine in winter get quite cold. Also quite expensive compared to others of same ilk but as I said extremely well maintained so depends on your budget and amount of people travelling.

Relaxing Stay
We had a very relaxing stay in the countryside in Kent. The old schoolhouse is lovingly furnished and full of character. We enjoyed the wonderful garden and were even allowed to harvest apples. Communication with Chris was very good. He responded immediately to all our enquiries and was always very helpful. Overall, we had a wonderful stay in the enchanting village of Woodchurch and can higly recommend the old schoolhouse.

Wonderful for many reasons
There`s no need to repeat, what others have said before, but the house is extremely charming and tastefully furnished, while the historical charm is combined with all amenities you need. The garden is lovely and very well maintained. On top of that the village is idyllic and the pubs just around the corner are definitely worth a visit to relax after some sightseeing. So all in all that`s a gem and a perfect place to explore Kent. We really enjoyed our stay.

Beautiful cottage
We (two families with teenagers) have had a wonderful stay in Woodchurch. Chris is a great host - he made us feel welcome in his house. Even before we arrived, thanks to his messages with explanation about the house & surroundings. We hope to visit this house again - in the spring or summer - so we can walk the public footpaths in the area. And enjoy the beautiful garden that belongs to this wonderful cottage. We loved it.

Lovely cottage
The cottage is a little bigger than it looks in the photos. The kitchen is extremely well stocked with everything your could need. All the beds were comfortable, and we are really fussy about that. Although we never met the owners, they were only a text or call away. Would love to go back again.

Such an amazing place to stay
This cottage has everything you could possibly want. It’s beautifully decorated, exceptionally clean, beds are extremely comfortable, Chris has catered for your every need. Garden loungers, BBQ, great sound system, tons of books and dvds to watch, Logs for the wood burning fire, coffee, provisions etc. The gardens are stunning, the village pretty and quiet, there’s so much to do and see in the surrounding areas. We all loved it and didn’t want to leave. I’m definitely booking to again next year.

A quiet country gem
We loved the gardens and the serenity most of all. However, the good quality showers and bath, beds and pillows also made an impact. Lovely and cosy, we had everything we needed. Being so close to two great pubs was a bonus. Great location, well appointed home and friendly village. You couldn't ask for better. Host was super helpful. Having some local goodies on arrival like milk and cake and a great bottle of Chapel Down sparkling, a HUGE bonus. We went ot the winery and bought more, it was so good -exceptional service! Birthday weekend away with family
Firstly I am fussy when it comes to finding a property to stay in. I have so many boxes to tick and this property ticked them all, plus extras! This beautiful house is bang in the centre of Woodchurch village. Chris, the host, has thought of everything you could possibly need for your stay. Games, books, DVD’s, log burner, open fire, well stocked kitchen with dishwasher, it was just like home. The showers and bath were excellent. Good to have two toilets when there is 5 adults in the house. We literally did not set foot outside the door once on Saturday due to the awful weather but we were cosy and content inside. Farm shop next door should you wish to purchase supplies, plus a local store further down the road. Two pubs within walking distance. Everyone slept well in their beds; you can hear the church bells ringing once you wake up a bit. If you want a lovely historic old house to stay in then this is the one for you. We didn’t get to use the garden but in better weather it would be lovely to sit out with a glass of something. Chris is the perfect host, he answered numerous questions that I sent him and always replied promptly. Would love to stay again at some point in the future. Thank you Chris for allowing us to stay in your wonderful house. 10/10 from all of us.

Absolute gem of a cottage and beautiful secluded gardens
When we originally saw the pictures on the site we didn't think the School House could really be that nice BUT the pictures don't do it justice - its far better than it looks. Its a very quaint large cottage with beams and all the characteristics of a bygone age but with al the modern facilities slotted in with harmony. The gardens are beautiful and the location is in a village that boasts two excellent pubs a local shop and a very nice butchers all within walking (or rather stepping) distance. At night its is so peaceful and during the day in the rear secluded garden you could be in the middle of nowhere. The cottage is so well equipped with expensive items and touches - no expense seems to have been spared and its a credit to Chris for doing so. All in all one of the nicest places to stay and we shall definitely be returning.

Stunning cottage in a lovely setting
This is an absolutely stunning cottage in a lovely setting beside the church in Woodchurch village. The property was very clean and bright. The interior is very spacious with comfortable furniture and delightful fireplaces. The kitchen is particularly well-equipped with a large fridge/freezer and plenty of cupboard space. The beds were very comfortable and the bedrooms were spacious. Chris, the owner, had left us a generous food and drink welcoming pack for our arrival which was a really nice touch. The property is set well back from the road which means that you cannot hear any traffic, not that there is much traffic in the village. The rear garden was lovely with a lawn, flowers and trees and a view of the church. The patio area is large and has comfortable seating and is a great place to sit and watch the varied birdlife that visits the garden. The cottage is conveniently situated being near a butcher's, village store and 2 village pubs and a large village green, There is lots of interesting countryside nearby and we would recommend the Chapel Down winery and Tenterden for visits. We had a lovely relaxing three nights here and would love to come back again soon. Thank you Chris for letting us stay in your lovely cottage.

"Our Best Christmas Ever"
That was the unanimous vote from our 2 children and their partners this year when we met together from different areas of the U.K. and spent a week at this idyllic cottage. Beautifully maintained, super comfy beds and duvets, spotlessly clean and so cleverly laid out for a family gathering. (Although my husband and I arrived a few days early and we loved having the place to ourselves too!) Chris was a superb host, we had all the information that we needed and he even decorated the house (with beautiful taste!) and put a tree up for us! In the words of one of our children after the first night there "I think I've just spent the night sleeping on a cloud". They loved the comfy beds so much that they wanted to know makes of the mattresses and toppers as well as the luxurious duvets and pillows. There is every amenity you can think of in this place. The garden with it's fairy lights was lovely in the evenings - although we only viewed it from the warmth of the open fires inside as it was too cold to go out! 2 pubs within walking distance and lovely walks nearby. I'm a decent home cook and brought lots of my own kitchen utensils with me but I really didn't need them as the place was so well equipped. I do have cooker envy I must say. I can't recommend this place enough to prospective guests. You really won't regret your decision!

Whilst I already successfully rent out two London properties, I wanted to create a place that would be perfect for country holidays in Kent, the "Garden of England", yet be accessible to the coast.

I live in Chislehurst in south east London with my partner Phil (an actor's agent) and our gorgeous ginger tom, Noel.

Why they chose this property

When we first walked through the door of Old School House the positive energy of this 400 year old house struck us straightaway. Although it was in need of full refurbishment inside, the gardens were still beautiful, having been planted for year-round interest. The same gardener still maintains the grounds today.
