The Old Manor House is a beautiful period red brick detached family home in the heart of Brancaster. It has a fully enclosed mature garden to the front and comfortable accommodation for up to ten people in five bedrooms within. There is a large sitting/dining area and bright conservatory off the kitchen. One of the bedrooms is situated downstairs with an en-suite bathroom. There are four further bedrooms upstairs, all a good size.
Additional Information Up to four well behaved dogs are welcome (small additional charge). There is a stair gate at the top and the bottom of the stairs.

Perfect place for a family holiday
This is our second visit to The Manor House, we absolutely love the location and the house is perfect for our needs. It’s a quirky and sociable house, lots of lovely features. It’s a really happy place.

Great house within walking distance of a beautiful beach!

family get together.
As a place to stay and relax in ,especially with a 10 year old and a 5 year old was very good. The downside as regards to a total of 10 people occupying the house was the bathroom ./ shower arrangements, a handheld shower attachment in the bathroom would have been a plus, as would valves on the radiators so that the heating could have been regulated more efficiently. We found that the bedrooms were either too cold or too hot during the night and as there were 2 infants in the party, keeping them comfortable had caused a concern for the parents.A nit pick was to be found in the childrens' bedroom the lampshades were very brittle and one of the lamps had been precariously left on the back of the arm chair.it was moved during the stay , but best not to be placed there at all.The washing machine had a crack in the door / handle, it should be addressed as further use may result in a problem for others staying. Car parking, i was informed that only 3 cars could park at the property, on arrival 4 cars would have parked comfortably. On the whole the family had a lovely time and enjoyed the experience. And the chocolate cake was a nice touch.

Not great
The owners probably think this place is shabby chic. It isn't. It's just shabby.
There were only two of us staying so we only used the ground floor. The ground floor bathroom was dirty - soap residue, grimy shower tray, the kitchen is dirty with broken and chipped units - the counter top is so old the pattern has worn off in places.
Several of the doors are very low - you will bang your head - and the vehicle exit from the property is quite tricky, not helped by the ivy bush the owners have allowed to overgrow the wall.
The little cod-philosophy signs hanging on the wall were tedious: "The measure of love is love without measure" etc but I suppose that's a matter of personal taste. It isn't mine.
The property is seriously under-bathroomed if it were to be fully occupied.
They want top-dollar for this place and it just isn't worth it.

Overall we really enjoyed the stay and the cottage works well for a family holiday. The access to the garden from the dining room and sitting areas is good. The round table in the sitting room is great for jigsaws and games. The house is well placed for the recreation area which is very good for the children. The garden and parking is fine. The walk to the beach just the right length. We appreciated the owners addition of the top and bottom stair gate and the cots and high chair. We also appreciated the owners prompt response to issues.
However there are a few areas where improvements could be made:
- Only one shower accessed through a bedroom makes the timing of showers difficult with a full house.
- Creaky beds in the twin room.
- Condition of the house is variable and some areas quite tired eg kitchen, large fridge door
- Equipment is variable eg: too many plates,not enough forks and bowls

Great Location
5th year we've stayed in Brancaster - but sadly this property was the first that felt like a bit of a let down. Obviously family friendly (for small kids) but not great for tall grown ups. Only one shower - all upstairs beds sharing bath. Husband knocked himself out on the low door frames. The property was charming - but faintly musty. No towels included. Not one scrap of toilet roll in the house on arrival. TV didn't work on arrival (bit of an issue with the World Cup). Not terrible. Just not great. Previous properties were light, bright, spotless, with welcome cards and baskets - this one simply didn't hit the mark for us.

Lovely location and very dog friendly.
A perfect base for a lovely walking holiday with our dogs.
Beautiful dog friendly beaches all along the coastline.
The house is very dog friendly, clean and comfortable with a lovely enclosed garden that is easily viewed from the conservatory.
Only one shower in the downstairs bedroom, but not a problem for us sharing with our friends, we worked out a rota but that may be more difficult with larger groups.
We have rebooked for next year.

Brancaster
The property is clearly under refurbishment, family bathroom front double is finished but the rest of the house has not been.
Towel rails do not work, beds tired and in back bedroom two singles but together horizontally with mattress
on top the rest of the bedroom is very tired .
Kitchen is dated to say the least with one cupboard door hanging off, china coming out of your ears but very lacking on
any other kitchen aids, what is there is again very tired.
Plaster is coming off one wall near a window, bulb missing from what is a dark kitchen to start with.
One set of French doors were already unlocked???
Overall pictures on website make it look a well looked after and modern house which its is not!
I would be surprised if people book to go a second time.

Holiday with all the family
Wonderful week with the family on beautiful Norfolk coast. Lovely walk to the beach and easy access to other coastal villages. We had 6 adults 3 children with one bathroom and 1 ensuite, another ensuite would have been good.

Lovely location and great house
The place is great but there were a few issues with a broken cupboard, light bulbs etc. hopefully these will be rectified for future use. The only downside is that there is only one shower which is attached to a downstairs bedroom. Otherwise all great and a perfect base for exploring the area.
