Beautifully refurbished Victorian stone house in historic Spa-Town

Spacious, centrally located townhouse spread over four floors and situated in a Conservation area. Recently modernised whilst retaining original features the property has four en-suite bedrooms, a reception room, a dining room, an extended modern kitchen and a basement sitting room.

The house is an end of terrace townhouse with a prominent and elevated position overlooking West Road with a stepped, split level garden to the front commanding views over the town and the Derbyshire countryside beyond. It was once a school for girls. There is ground floor level access to the rear of the property via a quiet cobbled, dead-end road with private off-road parking for two cars. This leads to a small enclosed south-facing courtyard and backdoor entrance into the kitchen.

From the front, the house is accessed through a stepped terrace garden with the front door opening to a porch with stained glass windows leading to a light, airy hallway with staircase and doors off to the front living room and rear dining room. The kitchen is accessed from the dining room and has a separate corner door to a stone staircase leading down to the basement. Under the stone staircase is a small utility area housing a washing machine and dryer. There is also a shower room and an additional large sitting/relaxation room housing a large satellite and internet enabled surround sound TV, making this an ideal space for relaxing in or watching a movie. The basement can also be accessed from a separate side entrance that opens to a quiet pedestrian pathway along the side of the house.

The four spacious bedrooms are split over the first and second floors and each has its own well appointed en-suite bathroom with underfloor heating. Three bedrooms are configured with king sized double beds and one bedroom has two single beds. A separate WC is located on the first floor landing.

The country style kitchen is well stocked with wooden work surfaces and is set on a York stone floor with electric underfloor heating. It includes a breakfast bar, range cooker, integrated dishwasher, toaster, kettle, coffee machine and ample storage.

The adjoining dining room has its original black and red floor tiles with farmhouse style furnishings that lend a rustic charm.

The house is well insulated with modern central heating. The front living room has a wood burning stove, satellite and internet enabled TV along with a mini hifi player making this a comfortable room for evening relaxing. High speed broadband Wi-Fi is provided which coupled with mesh routers results in a good signal in all rooms.

The house has a small sunny south facing rear court yard and is conveniently located only a short walk from Buxton town centre where amenities include the stunning Pavilion Gardens and the renowned Buxton Opera House, plus a variety of shopping in the Spring Gardens, Cavendish Arcade and Market Place in Upper Buxton. Buxton Train Station is only a 10 to 15 minute walk along the picturesque pedestrianised Broad Walk in the Pavilion Gardens. From there you can catch a regular service direct to Stockport and Manchester Piccadilly Stations. There is a bus stop immediately outside the house for the 58 bus to Maccelsfield Station and occasionally direct to Chatsworth. Other bus services go from the Market Place (only 2 to 3 minute walk away) to surrounding towns and attractions including Ashbourne, Bakewell, Leek etc.

A Sainsbury's Local is located in the Market Place with a larger Waitrose located in the Spring Gardens shopping centre and a larger Morrisons supermarket 10 to 15 minutes walk along the West Road. The Market Place has regular Tuesday and Saturday market stalls, but also has a great local butcher, an excellant Thai restaurant, cafes and many other small retail outlets.

There are plenty of local restaurants, pubs and takeaways in the town and all within easy walking distance. Theatre and film goers are spoilt for choice at the Art's Centre and historic Opera House which is located at the other end of the Pavilion Gardens, alongside the Buxton Leisure centre which has a swimming pool and gym. There is also the recently refurbished and renowned luxury Spa at the magnificent and historical Crescent Hotel. Cashpoint machines are located at the various banks, Post office, Sainsbury’s and Morrisions supermarkets.

For the security of our property, we have exterior cameras located at the front, the driveway and side entrances. The cameras are for security purposes only and do not capture audio or monitor any areas where guests have a reasonable expectation of privacy. Data is deleted in a few weeks if not required for security purposes.

One of the best vacation homes I've ever rented!

We had four adults stay for ten days and a fifth join us for three nights. It was an incredible experience all around. My husband was directing a show for the Gilbert and Sullivan festival and several of our housemates were in the show. They felt like they were living in luxury! To top it off, the walk into town (and to their rehearsals) were a treat, cutting through the park and enjoying all the scenes. If you want an attentive host, Angela is it! She even contacted me to see if I needed warmer bedding when the weather turned cold. She prepared a manual on how to use every electronic and mechanical device in the home, recommended restaurants that we returned to more than once, and made our stay absolutely amazing. The home is a work of art, so comfortable and yet so pretty I'd just sit in a room and admire it! It's filled with local Buxton items that we fell in love with and purchased before we left. And the kitchen was a dream for a foodie like me to prepare meals in. I absolutely loved this location, loved the home, and I wouldn't change a thing about our experience. I hope when we return to Buxton we'll be lucky enough to rent this fine home again!

The most wonderful time of year in the most wonderful house

My family and I recently stayed at Angela's property in Buxton and from the moment we arrived we were blown away. This beautiful period property is furnished to the highest standard, it's breathtaking. As soon as we stepped into the large kitchen we were all impressed, the under floor heating, the mod cons and preservation of old features combined....the gift basket and note.. what a wonderful surprise. As we explored the downstairs, every room was met with a 'wow!' as we discovered more beautiful features. Original fireplaces, beautiful carpets and furnishings, delightful Christmas wreaths. The front lounge is incredibly comfortable and the elevated position with the front steps winding up to the house is, according to my niece 'like something from a fairy tale' I would quite agree! I could go on and describe every room, all of them so beautiful, pristine and including original features of the house. Each room has a large ensuite, ours on the third floor had an amazing bath and shower and more welcome underfloor heating. We all had an incredible family Christmas here, all seated around the large dining table with a fire roaring and integrated Sonos sound system playing carols, it was truly magical. It could only have been made better if I could conjure up a piano, although those having to listen to me play might have disagreed so in fact, it couldn't have been more perfect for us. I would highly recommend Angela's house to anyone wanting to visit this incredible part of the country. The Peak District has so much to offer for all ages and from Angela's you have it all within easy reach, with beautiful walks straight from the door. Although we never met as check-in was so seamless, Angela is fantastic and ensured everything was perfect for our family visit, including extra treats for the children and Christmas decorations, all of it so appreciated by the entire family. I wouldn't hesitate to rent this property again and am currently looking for another reason to do so, it's wonderful.

8 of us spent 4 nights in this beautiful house during September 2019. The house was clean, extremely comfortable and well equipped. The location was close to the centre of Buxton and a short walk from shops and restaurants. I would definitely seek to rent this house again for future visits.

Beautiful Victorian house with touches of home

Visiting from New Zealand we were keen to stay in Buxton where we used to live. We feel so lucky to stay in this house. It had everything ( and more) that we needed and we felt like we were home. The lovely owners even added Christmas decorations and a tree. All we had to do was enjoy the house and explore my home county of Derbyshire. The house is so well located, we walked to the shops, park, Opeta house and train station within ten minutes. It’s easy to catch the train to Manchester and to drive to Derby and Wilmslow to catch up with friends We could not have asked for more.

Anglea has here an outstanding house. It has been superbly restored to an exceptional standard

What can I say other than wow! In every aspect this house is outstanding. The level of finish and decor is beautiful, my favourite being the stripped pitch pine stairs and landing a real feature. All the bedrooms are lovely and very well finished all with very nice en-suites. The whole house is spotless and has a newly restored feel not a mark on anything. So much so that all kitchen tools, appliances and cutlery are virtually brand new. A super example of a sympathetically restored Victorian villa. As for Buxton great place to base yourself more walking than you can shake a stick at, we also cycled the Monsal trail which was great and quenched our thirst in the Buxton Brewery Tap (great spot). We will certainly be back - I hope!

Amazing!

I have not been back to England with my three children (now 24, 19 and 17) for 12 years. This was a stressful trip to plan and to please everyone. I can not say enough good thinks about this property and its owner. The house was immaculate and the pictures frankly do not do it justice. As a global business traveler with over 2 million miles I have stayed in a lot of places and this was up there. The house is big enough to give everyone a place to take a break, but cozy enough that we spent a lot of time together in the kitchen and even playing board games that we have not done in years. check in and out was easy, small issues were dealt with immediately and the location is steps away from beautiful hikes (check out Solomon's temple) the beautiful Pavilion Gardens, Buxton Opera house, and local restaurants and pubs. We were also less than 20 mins from my favorite hiking spot as a child Goyt Valley, and also completed a five hour bucket list hike with my kids up Kinder Scout. All that and able to come home to this newly renovated and historical house. Previous trips I have always stayed at hotels and the historic Old Hall. In the future I hope to stay here again as it feels like my second home! Thank you for a marvelous five days,

Great house and great location

We stayed as a group of friends over the early bank holiday weekend. The house was a perfect base and Angela has ensured that everything that you could think of has been catered for. The house is a pleasure to stay in and has been beautifully decorated whilst having all modern conveniences. Would definitely recommend this for anyone wanting to explored the peaks.

Our home in Buxton is ideal to get away from the hustle and bustle of daily life whilst still having the convenience and ease of access from being in a rural market town. Buxton has the Peak District National Park right on it's doorstep giving it a true rural feel. We love walking and cycling in the Peaks, particularly along the dedicated paths like the Monsal and Tissington trails, as well as strolling along the various old industrial canals. We often attend performances at the historic Opera House & Pavilion Arts Centre, many of which subsequently go on international tour. During the weekend we enjoy browsing in the Pavilion Garden artisan markets and having a coffee on the terrace whilst listening to local bands playing in the Victorian bandstand. In the summer months Buxton comes alive, hosting its renowned International Festival, annual Well Dressing event (now over 180 years) and Fringe festival. In the winter snowfall gives the town a fairy tale quality.

We enjoy strolling down to the evening quiz night at the local provincial pubs where you can sample regional brews and spirits and dining at the many great restaurants in the town.

Why they chose this property

Buxton is a delightful and ancient Roman spa town where the world famous natural mineral waters come from. The town was designed by the Duke of Devonshire in the Victorian era when it became a fashionable and well-regarded health resort. With it's many period properties Buxton still has the air of Victorian elegance. The gardens include a boating lake, a bandstand and a Victorian glass hothouse complete with tropical plants and fish pond. At the weekends there is a market in the Pavilion Octagon and on a sunny day it's lovely to sit and watch the world go by at the various outdoor cafes.

Nearby excursions can be easily made to the many regional historic houses such as Chatsworth House, Haddon Hall and Lyme Park. Having a car is not necessary as only a few minutes walk will take you to the Market Place for buses to a wide range of destinations and if you feel the need for the buzz of a big city Manchester is only an hour by train.

Alternatively a pleasant walk though the Pavilion Gardens takes you to the magnificent Crescent Hotel outside of which you can freely bottle your own Buxton mineral water direct from its source. There are also plenty of options to find an eatery or take cream teas in the many restaurants, cafes and teashops or go shopping at local independent or national retailers. The local pubs, such as The Sun Inn and The Cheshire Cheese, are very welcoming and serve tasty pub grub.

It is, however, the welcoming Derbyshire hospitality that lends Buxton its friendly feel with the locals always ready to stop and chat.

What makes this property unique

We fell in love at first sight with this beautiful house that had been fully renovated to a high-standard. It was once a Victorian school house for girls and retains many of its original features including two stunning Derbyshire stone fireplaces and cast iron surrounds in all the bedrooms. The dining room still has its original Victorian red and black floor tiles which combined with William Morris wallpaper really has an authentic historic ambience.

The tastefully decorated bedrooms, all with ensuite bathrooms, make the house feel like a top end hotel, but with the comfort of home.

With easy access to Buxton town centre, either by walking through the ancient Market place or through the Victorian landscaped gardens, it is perfectly located for daily amenities. Equally as easy, via a footpath from the back of the house, you can in a few minutes be in the beautiful Grinlow Woods and if you feel energetic it is only a short invigorating walk up to Solomon's Temple with breathtaking views over Buxton and across the Derbyshire dales.
