Surrounded by lovely gardens in 29 hectares (70 acres) of unspoilt, peaceful & private woodland, olive groves and farmland, a beautifully restored spacious & luxurious old farmhouse in a dramatic position on a south facing hillside with spectacular views of the Val d'Orcia, now an UNESCO World Heritage site. The house is finished to a very high standard with hand-made terracotta tiled floors, antique furniture, a super large kitchen and other modern comforts including underfloor heating and cooling systems (at extra cost), and well-appointed bathrooms with excellent showers. The windows have integral insect screens. Meals can be enjoyed outside relaxing in beautiful settings including the two courtyards and there are lots of quiet places to sit and read. The 6 x 12 m pool with electric cover is surrounded by travertine paving with plenty of space for teak sunbeds under large sunshades. Pool heating is available at extra cost. For the energetic there is table tennis.
Pool maintenance and house cleaning on 5 days per week plus Saturdays are included in the rent. Free, fast fibre-optic Wi-Fi internet is included. The Pienza tourist tax payable by guests is not included.
Pool heating, house underfloor heating and house underfloor cooling are not included in the rent & are available at extra cost.
There are 2 cats at the property which live outside and are not allowed in the house.

The underfloor heating system can also cool the house in the summer. Windows are double glazed with integral insect screens.
The house has completed a total restoration, rescuing it from dereliction & near collapse. Situated in 70 acres of its own secluded land which includes woodland, a 600 tree olive grove & open fields, there is an abundance of wildlife, including porcupines, hares, deer, wild boar and numerous birds including large birds of prey. The land has not been intensively farmed and there are masses of wild flowers, particularly in Spring and early Summer. Terraced landscaped gardens lead down to the pool (approx 1.2 - 1.5m deep), which has an electric cover. Pool heating is available at extra cost. There is plenty of flat space for games and table tennis and there are lots of quiet and secluded spots to sit and read or chat over a glass of wine while looking out at the sweeping views of the Val d'Orcia. The ancient brick-lined wood oven has also been restored. The house is at the end of a 2.5 km (1.5 miles) dirt road (strada bianca) maintained in good condition and there is plenty of space for parking.
Location: Pienza and Montepulciano are world famous perfect Renaissance towns, with a good range of shops for food, wine, cheese and other supplies as well as artisan shops and workshops and excellent restaurants and bars. The Val d'Orcia is unspoilt and much less developed than some other parts of Tuscany, and its UNESCO World Heritage status ensures that it is protected from future development. Monticchiello, Montefollonico, Castelmuzio, Bagno Vignoni and San Quirico are only some examples of lovely little nearby towns and villages with excellent restaurants. Wine lovers can visit Montalcino and Montepulciano, those needing pampering can chill out at thermal baths in Bagno Vignoni or Bagni San Filippo, while Siena and Florence are easily accessible. There are concerts (classical, brass band, jazz, modern), opera, art shows,and a host of other events throughout the area, mainly in the summer months.
