Main Description
Luccombe Cottage near Minehead has two bedrooms and is situated in the heart of Exmoor National Park, on the edge of the village of Luccombe - a beautiful National Trust village, that was also mentioned in the Domesday Book - it doesn't get much more picturesque than here!

The cottage was converted from an outbuilding that was once the coach house for the Manor next door. It's now two holiday cottages, Horner Cottage (next door) sleeps 2, and Luccombe Cottage sleeps up to 4 guests.

The front door opens into the modern, well-equipped kitchen. The spacious sitting room with dining table also has a door out to the patio area. Upstairs there are two double bedrooms, one with king-size bed and one double. The bathroom is also upstairs and comprises a bath with shower over, toilet and hand basin.

The property is light, airy, well equipped and very comfortable with its own cottage garden and off street parking. Ideal for walkers, cyclists and nature lovers or anyone looking to relocate to the area. There is space for securely storing bicycles in the shed outside too.

Horner Cottage is accessed by passing through Luccombe Cottage's outside area over gravel, but the two areas are divided by a fence and are both enclosed.

The Manor House (where the owners live, and is next to the cottages) was the original Rectory for the 14th century village church next door.

Please note that there are no food or drink items in the welcome pack, including no salt/pepper/oil/tea/coffee/sugar.

Indoor Description
The kitchen is very well-equipped and includes a wide range of cooking utensils, pots and pans as well as crockery/cutlery/glassware.

Bed linen and towels are provided, but please bring your own beach towels if you wish to take them on day trips.

Heating and electricity is included. The cottage benefits from central heating throughout plus a 'electric wood-burner' in the sitting room.

Wifi is available at no extra cost.

Please note, the water supply comes from a local natural spring.

As with much of Exmoor, mobile phone reception in the cottage is very poor. However, if you turn ‘WiFi Calling’ on on your mobile you will be able to make/receive calls/texts over the cottage WiFi - you can often find this tab under Settings and then Phone, or alternatively contact your service provider and ask them to activate it.

Outdoor Description
Luccombe Cottage has a gravelled courtyard patio area directly beside the cottage which is enclosed and has a picnic bench. Please note that access to the adjoining cottage is through this gravelled courtyard.

Parking
There is parking for one car on the drive, just a short walk from the front door.

Please note that the parking area, route to the cottage front door and cottage courtyard are all gravel.

Pets Description
Sorry, no pets. This property used to accept dogs, but after some bad experiences the owner regrets that pets are no longer welcome for new bookings.

Exit in case of emergency
Please exit via the main front door and assemble in the guest parking area.

Christmas / New Year
Please note that we don't provide any decorations for Christmas bookings - so please bring your own if you want to add festive cheer!

There are usually Christmas services either at Luccombe Church or at Selworthy Church just across the valley.

Approximately 4 miles from Minehead and 2 miles from Porlock, Luccombe is an ideal spot for those looking for a quiet escape. Luccombe is sited approx 1.5 miles off the Minehead to Porlock road down a small country lane, which adds to its tranquility. The nearest shops and pubs are in Porlock, a couple of miles away.

Tranquility yet near to all Exmoor & the coast have to offer
We had a very restful fortnight here in a village unchanged. The cottage was really clean & comfortable. Alot of thoughtful attention is given to making it a pleasant stay. The hosts are kind, helpful & discreet. Birdsong & wind in the trees of the delightful garden linger on long after the stay. The clarity of communication & caring manner are to be treasured. Very highly recommended.

Lovely quiet well-equipped countryside cottage
Lovely converted building, well equipped, although if there were 4 people, just one bathroom with toilet might be an issue. We were there at Christmas and it was warm without needing the log burner. Very quiet and dark at night. Very comfy beds. Outdoor welly boot rack, and plenty of hooks inside the kitchen cupboard for outdoor wear.Although no food provided (as they state - to avoid waste) in addition to what is listed, they do provide tea towels, kitchen towels, oven gloves, cling film, foil, dishwasher tabs and liquid, bin liners, dishcloth and brush - helpful to know what not to bring, There is also a Karcher machine to remove the condensation on the windows.TV is freesat only, so we brought our Firestick, which was helpful. Parking would be tight if both cottages had large SUVs.

This is an excellent cottage! Spacious, equipped to a high standard and spotlessly clean. Comfy bed. Beautiful well maintained grounds. Peace and quiet, so you can enjoy birds singing and occasional cow mooing. Location is great for exploring the coast with Porlock Weir, Minehead (surprisingly calm for a bank hol weekend) and Dunster within a few minutes drive. Don't hesitate to book.

The cottage was superb being very clean, well decorated, comfortable and very well equipped - even a picnic rucksack! The spacious super king bed was a treat. Luccombe is a beautiful, quiet village but only a short distance from Minehead and other places. We thoroughly enjoyed our stay and will definitely be back.
