From here you can enjoy the many cafes, shops and restaurants of the port and old town, or just sit and watch the world go by from your balcony!

It’s very well-placed to discover the whole of Nice, plus the beautiful neighbouring towns of Villefranche & Beaulieu-sur-Mer and Monaco.

PROPERTY FEATURES
Living room: good size, with lovely wood parquet flooring and great views over the port! Furnished with modern sofa, coffee table, television (French) & DVD player, large dining table & chairs plus an antique sideboard, and French doors opening up to a balcony. There’s also an office area in one corner with Wi-Fi.
Kitchen: independent and well-equipped for cooking & dining with oven, ceramic hob, extractor, dishwasher, fridge, freezer, microwave, small washing machine, coffee machine, toaster, kettle, iron and ironing board. There's also a small dining table and 4 chairs here. Recycling facilities.
Bedrooms: two good bedrooms, both with double-glazing for sound insulation and air conditioning for cooling; the master is at the front with great views over the port, double bed (160cm wide), fitted wardrobes and en-suite bathroom. The second is at the rear overlooking the courtyard, with twin beds (80cm each, placed together), carpeted, table and chairs & fitted wardrobe.
Bathrooms: both newly-appointed, fully tiled and sparkling clean. The en-suite has an over-bath shower, double washbasins and WC. The independent shower room off the hall has shower cubicle, washbasin and WC. Heated towel rails. Hairdryer available.
Outside: from the living room there’s a small sunny balcony with 2 chairs and sun canopy – just enough to perch yourself, catch some sun and watch the world go by! There’s no parking space here but a car really isn’t necessary. Some free parking can be found on the surrounding streets and there are public pay car parks in the port.
Swimming pool: not available here, but then you do have the beaches and sea on your doorstep!
Internet: connection is available here for your laptop via Wi-Fi.

Winter heating: is by central heating radiators and included in the rental cost. This property also has air-conditioning in the bedrooms.

End-of-stay cleaning: has been priced separately, so that if you are staying for more than 1 week you are not paying for it more than once. It is 85 Euros and is paid directly to the owner.

ABOUT THE LOCAL AREA
Local shops and boulangeries can be found just 200 metres away, a supermarket 500 metres and restaurants & cafes directly downstairs on the quay front! You also have a great selection of restaurants to choose from in the nearby old town of Nice. There is a great choice of shopping in the department stores, the designer shops and gift shops of Nice.
Local markets are held in Nice and Villefranche. The most well-known is held 900 metres away in the ‘Cours Saleya’ in Nice, adjacent to the old town, and offers an array of olives, flowers and fresh produce. There is also an antiques market held here on a Monday.
Sporting activities in the area are abundant– there is sailing, diving, fishing, water sports, jogging and rollerblading along the Promenade des Anglais, and of course the beaches. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.
Beaches can be found just 500 metres away at the ‘Plage de la Reserve’ and right along the Promenade des Anglais 900 metres away. From here you can enjoy the sunshine glittering on the azure blue waters of the Med, watch the many boats crossing the ‘Baie des Anges’, and see the planes and helicopters coming in and out of the airport.
The ski stations of Greoliere, Valberg, Isola 2000 and Auron are between 1 and 2 hour’s drive away if you fancy a couple of days winter sports!
Getting around is very easy from here. You have the bus and train services, which have a great network along the coast and further inland - the nearest bus stop is 300 metres away and Nice Riquier train station is also within walking distance. A car is really not necessary here.
Sightseeing is endless; you have the historical old town of Nice; the restaurants and yachts in the port of Nice; a stroll along the Promenade des Anglais; the views from the Chateau of Nice; the Museums of Art in Nice; the animals & plants at Parc Phoenix; the charming Mediterranean towns of Villefranche-sur-Mer and Beaulieu-sur-Mer; the zoo and coastal walk around Cap-Ferrat; the perched village at Eze; the casinos and port of Monaco; and the Italian border town of Menton. It is also possible to cross over the border to experience the flavour of Italy!
Other entertainment includes shopping, the casinos & nightlife of Nice, boat trips, cinemas, wine tasting, helicopter rides, or just good old relaxing on the beach!
