Kingshoath Cottage is a comfortable, well-equipped grade II listed 16th-century character cottage situated on a country lane on the outskirts of the village of Beckley, between Rye and Battle. The cottage is a short walk from a real country pub the "Rose & Crown" and only 8 miles from the beaches of Camber Sands. See our website for more local information.

The property is Visit England-graded 4-star gold and accommodates up to 8 guests, although smaller parties often book and enjoy the space (small party discounts available for parties 5 and under). Please note: we are NOT airBnB. If you seek an AirBNB then this is not our cottage! VRBO retain all payments until you arrive. We do not receive any payment until then.

Kingshoath offers versatile accommodation with a warm "hugga" and rustic atmosphere. Oak beams throughout and oak flooring downstairs. The cottage has a large lounge with an open log fire, a separate dining room with an adjoining small sitting room, a modern fitted country kitchen, study c/w library, utility room, two bathrooms and four bedrooms (two double and two twins).

To the rear of the cottage is a well-maintained enclosed mature lawn garden complete with summer house and is child friendly - children's swing, garden furniture/toys, BBQ. To the side of the cottage is off-road parking for three cars.

Within 400m of the cottage is a traditional English country pub (Rose & Crown) which serves good home-cooked food in a genuine working country side atmosphere.

This is a truly wonderful location for exploring 1066 countryside, providing easy access to the Sussex Coastline / Beaches as well as the ancient towns of Battle, Rye and Tenterden or just relaxing with a good book.

If you are seeking something different, take the steam train from Northiam to the picturesque Bodium castle or, the antique and coffee shops in Tenterden. There is a very good factory outlet shopping center at Ashford (McArthurGlen) that caters to many luxury designer brands. Alternatively, either take the Euro shuttle for a day shopping in France or a light aircraft flight from Lydd to Le Touquet. Plenty of good walking, horse riding, golf, water sports, or simply relaxation in front of an open fire.

ACCESS:- If you have mobility issues, please check with us as the cottage is a period property there are some steps and the main stairs are a little steeper than a modern house.

BEFORE BOOKING:- We work very hard to provide a pleasant stay, however, please note if you have very specific requirements or expectations please contact us before booking. For example, the cottage roots lie in the 1650's, thus the cottage is not built to modern business regs, floors can slope a little, door heights are lower, we have some friendly country spiders that no matter when we evict them, some can come back overnight, with an open fire it generates more dust than a house without no matter how much it is dusted, however, it all adds to the charm.
We seek to be fully transparent.

Lovely spacious cottage!
We had a fantastic stay at the cottage! Open fireplace, lots of games and movies made a wonderful family time in the evenings.During the day it was plenty to do visiting ancient town of Rye, steam railway nearby, lots of castles with walks and local pubs. Carol and Ian are fantastic hosts - we had a welcome goodies basket, Christmas tree and cottage was beautifully decorated for new year celebration. Ian and Carol also gave us recommendations what to do with kids, local walks and pubs.Thank you very much for your hospitality! Olga and family.

Birthday cottage
Overall a very easy journey down and the instructions from Carol and Ian were pretty much spot on. The weather could have been kinder to us but we loved the cottage and the different areas and space was great for everyone. We all loved the Xmas tree and it added that bit extra of Christmas spirit and we relaxed straight away. We ventured up to the local pub on the first evening to share a pint with the locals and made sure we took the torches for the walk up there and back but only one dark road up but that added to the adventure of the weekend. We all loved it so much. Thank you Ian for sorting the heating out super quick too.

Ein Cottage zum Wohlfühlen
Das Haus liegt in wunderschöner Umgebung, im Grünen, ein großer, gepflegter Garten befindet sich dahinter. Im Haus wurde an alles gedacht, es ist sehr gepflegt, steckt voller liebevoller Details. Von den Badtüchern über das Besteck bis hin zum Willkommenskorb, es bereitet alles Freude. Man fühlt sich sofort sehr wohl. Der Kontakt zu den Eigentümern ist unkompliziert und herzlich. Wir haben eine sehr schöne Zeit in dem Cottage verbracht, vielen Dank an Carol und Ian!

Superb winter break cottage
We had a great winter family break in this fantastic cottage. Really comfortable with lots of period charm, lovely and cosy too with everything you need. Hosts were super helpful and kids loved the substantial welcome pack! Local area has lots to do, close to Rye and Hastings, also the local pub is a classic. Wonderful cosy break
The cottage was an excellent getaway with a lovely garden. In a great location - close to lots of interesting spots but staying in was also a treat. It's a cosy place with bags of charm but was also comfortably big enough for 8. The beds and linens were excellent. The hosts were great communicators and they had thought of everything to make the stay easy. Would love to go back!

We regularly spend time there with our family, and have many happy memories of our own holidays spent on the East Sussex coastline and countryside. Why they chose this property

Holidays are precious, moments when we can truly relax with our families, this is what Kingshoath offers. Located in an area of outstanding beauty, in the East Sussex countryside, it is an ideal base to enjoy the spacious surroundings and offers the freedom to explore without the restrictions of a hotel.
The advantage of a friendly working villages pub just a walk away, and so many famous gardens and historic sites a short drive away, there is just so much to do.
Its proximity to both the South Coast beaches and seaside resorts, short drive from the channel tunnel and ease of access to London make the cottage an excellent location for all.

What makes this property unique

Kingshoath offers pure relaxation both in winter and summer, with a beautiful cosy log fire to relax by in winter after those long walks, together with a wonderfully large private garden with dining area and BBQ to enjoy the warm barmy nights in summer.
The master bedroom offers a large four poster bed with drapes and lovely views over the garden and beyond.
The cottage is full of character, with some original wattle and daub walls, original exposed beams and offers spacious accommodation.
