This comfy cozy nicely appointed home on the BEACH is PET friendly and has an extended patio, fireplace, A/C, full kitchen, separate dining room, 2 bedrooms and 2 baths. It sleeps 8 as follows: Master Bedroom - Queen Bed 2nd Bedroom - Queen Bed Living Room - 2 double futons With the inner courtyard, shade palapa and large living room area, there is plenty of room for the whole gang. This is in the popular Las Olas section of Las Conchas. Sit on the patio and watch the kids play on the huge sand bar out front while you sit with your toes in the sand and beer in your hand.

Always love staying in this area. Quiet, not to many locals trying to sale stuff, friendly neighbors and close enough to town and far enough to be private. Only suggestion is to update the furniture, new cushions for the futons, new bar stools that are sturdy, and new sturdy patio chairs. Discard the broken ones.
Patio furniture isn’t a large expense especially the type of patio chairs that are there. Didn’t realize one of the legs on a chair I sat in was broke and the chair collapsed on me while sitting in it. No injuries thank goodness. I brought extra chairs for this reason but my guests sat in them. I would have been embarrassed if one of them had fallen. Also the AC unit burnt out the last day there, luckily it was October and the place was able to cool down with windows and doors open. Thank heavens for no trespassers or wondering dogs. The property manager did send someone out a few hours later but after five hours of working on it, the unit wasn’t repaired properly. Needed more time for the repair And being our last night we did not want to walk around in our night clothes with four repair men in the unit. Would stay here again once the AC unit is repaired

Electricity went out
2am the first night we moved a futon outside to finish our nights rest due to exploded transformer on power pole, no power, no water, no electruc, no a/c, no fans. Finally restored at 6am only to go out again later that day for about 4 hours while the technicians replaced the unit. It was a nice place and beach area, thank fully
Property was clean and the beach was fantastic! Great place to stay with a family. Dated, but an overall good place to spend a long weekend. Well supplied overall. If you're planning to cook be sure to bring knives and Cutting board.
The place was clean but clearly has some deferred maintenance issues. Warning if you have mobility issues that getting in and out of either shower is very difficult. A grab bar would be helpful. The lack of simple things like a sponge to clean the dishes was a minor irritant as well as the need to bring toilet paper and paper towels. The price was fair but I really think it should include enough paper supplies for the time spent.
The setting was lovely, serene with nice beds and kitchen fully stocked. The beach view is outstanding, except for the dilapidated palm umbrella.
However, the entire place was in disrepair. Broken lights, blinds, noisy fans, mangled coffee table, no window screens, dirty couches and pillows.
Second year staying here. Great communication with Karen and easy check in/out. Had a major ant problem we battled from the moment we got there. Listing needs updating looks nothing like photographed. Home needs updating pretty bad. Tons of broken tiles, no back porch light like listed, switches and lights in master bath don't work. Second bedroom missing knobs on lamps, very minimal old bent silverware and knives. Just needs some love. And we ran out of water for half a day even with extreme minimal water usage. Overall great stay perfect location great communication kid friendly beautiful views and steps from the water. Would stay again.

Review
This property was probably really nice 15 to 20 years ago and could use a lot of updating. There were several lamps that didnt work, broken glasses, no washer and dryer. The beds and floors were sandy and the doors to the beach were rusty and hard to close from the ocean. The extra blankets for the futons were sketchy and didnt seem to have been cleaned recently.
We loved the location of the house, the beach is fantastic and very peaceful. The ac in the house was super cold after the heat and humidity of the beach.
It was kind of the owners to provide drinking water, but when we went to change the bottle, we found that the water dispenser was just a bowl with stagnant water at the bottom left over from the previous tenent. This explained the weird taste for bottled water.
This was an ok price for what we got, but I wouldn't rent here again when there are other lovely homes close by and cleaner.
I’ve stayed in Los Concha’s years ago, several times. Always loved the proximity to the beach/ocean. Started staying the resorts over at Sandy beach side, enjoyed that as well but it was never as quaint and personal as getting a single family home in the beach. So my family migrated back to Los Concha’s. We will be staying here each year again. Most of the family stayed in a larger house to accommodate, we were just 5 mins drive down the beach. Family was all together and steps from the water. They had a 2nd row back home, so I really enjoyed the fact that this little cute and all you need place is right on the beach. We will stay here.
Only problem encountered was the door key didn’t open the door. Called property manager, they sent someone out, resolved the issue and we started our vacation.
Very enjoyable and perfect
My family and I have rented this property around this time for the last 3 years. We loved it because of the location, the quiet and its a very comfy home perfect for a family to rest and relax.
Long story as short as possible (due to the character limit here)
Checked in on Sunday. Tuesday the school stopped working and we were asked to relocate to another property. Friday the cleaning crew shows up to tell us that we have to move again to previous property. Due to that house being reserved.
So called property manager contacted for ac repair. Sends over someone else. Man sent over shows me exposed wires held together with only black tape. Tells me that they had to bypass the compressor sensor to make ac work from before we ever showed up. Meaning they all knew the ac was broken. I chose to email property owner today to discuss the issue. Given as I never once heard from them during this whole ordeal. Owner apologized for “my inconvenience” and made a comment about “a problem out of our control” Out of your control when clearly you knew about the problem and chose to use a shortcut that introduced a potential fire hazard.
My family and I loved staying here but unfortunately due to the poor response to this incident from the staff and owners we will look elsewhere from now on. I wish this app would let me post the pictures of the exposed wiring.
For my first time in mexico I had no idea what to expect, but this property made my stay so amazing! The ocean is literally steps away from the back porch, there are so many beautiful sea shells to collect, and the drive into town itself is very short. I loved staying here and I 100% will return again!
We loved the condo. Right on the beach and it was steps away. The accommodations where as described and we loved the bottled water jug for fresh water needs coffee etc... We'll be back!
We were very happy with our experience. Karen was very responsive when we had questions, the unit was just as advertised, and it is on the perfect stretch of Puerto Penasco beach (a large sand bar but still some tide pools).
