Large beach house in idyllic, private location perched just above the pristine, golden sands and turquoise waters of Nuns beach - a secluded cove flanked by wooded headlands, 15 minutes south of Batemans Bay on the NSW South Coast.

Gorgeous, uninterrupted views of the ocean, beach, bush and headlands from the entire upstairs open plan living area, main bedroom and ensuite, and the double bedroom at the back of the house.

Situated on a narrow bush lane leading to a headland and surrounded by its own native garden, ‘Nuns’ is not overlooked feels very non-suburban, quiet and private without feeling isolated. It's like your own private, holiday oasis!

Two gorgeous sandy beaches (Nuns and South Rosedale) within easy reach of the house down bush tracks (South Rosedale is 3 mins' walk and Nuns is less than 10 mins walk) and another small bay (Tranquil Bay) lies just 5 minutes' walk beyond Nuns beach.

Upstairs at 'Nuns' has a large, light, open plan kitchen/dining/lounge room decorated in a relaxed, coastal style with plenty of white paint and limed timber floorboards. The kitchen with breakfast bar is fully equipped, with stainless steel Fisher & Paykel appliances. There’s a refectory style dining table seating 10, and in the lounge area, a stunning feature gas log fireplace and a flat screen Samsung TV/DVD player. The gorgeous ocean, beach, bush and coastal views are visible from the entire open plan area. You can even see Burrewarra lighthouse in the distance. It's almost incomparable.

Nuns Beach House comprises 2 separate areas. Please note, there are no internal stairs. You may rent just upstairs, or upstairs and downstairs (you will never share Nuns with another party if you rent upstairs only).

There are 4 bedrooms upstairs, sleeping a maximum of 8 people and 1 bedroom downstairs, sleeping 2 people. The main living areas are upstairs. Please note Nuns sleeps a maximum of 8 adults only and 10 people in total. It is most comfortable for a maximum of 6 adults and 4 children.

Please note that we do not usually rent the house to large groups of adults under 21 years and no parties of any kind are permitted. Nuns Beach House is a non-smoking house and is not suitable for dogs.

Weekend tariffs apply whether your stay starts on a Friday or Saturday.
Three night minimum on long weekends/public holidays and Easter weekend, otherwise we have a 2 night minimum.
During the Xmas School Hols we prefer guests book for a week or more, but always enquire about shorter stays.
A cleaning fee of $190 applies to all bookings (and is added by Stayz) for standard cleaning by our caretaker. Excess cleaning fees will apply and be claimed from the bond if the house is not left in a reasonably clean and tidy condition.

South Rosedale is approximately 3.5 hrs south of the centre of Sydney, 4.5 from the Northern Sydney suburbs, under 2 hrs from Canberra and a comfortable day's drive from Melbourne. It is a small, pretty, peaceful, coastal village nestled in the bush, located off the scenic tourist drive between Batemans Bay - 15 minutes north - and Moruya - 20 minutes south. The area is undeveloped, the beaches and waterways are sparkling and unspoilt and often deserted. The closest shops are at Malua Bay or Tomakin, a 5 minute drive from the house. Batemans Bay and Moruya offer more extensive shopping.

Four national parks and 2 nature reserves for bushwalking, scenic drives, swimming or picnicking plus a multitude of lakes and waterways for day trips. Swingparks, tennis courts, shopping, galleries, boat trips, fishing cruises, sailing, canoeing, whale (October) and dolphin watching, golf, horse riding in and around Batemans Bay (15 mins). Arts & crafts, cosy cafes and the zoo at Mogo (10 mins). Country market (Sat am), cafes and jazz festival (Oct) at Moruya (15 mins).

"Perfect! This is a beautiful beach house, very well set up. It rained most of the time we where, and we had a large group, but it wasn't an issue. Downstairs is completely soundproof from upstairs, so the grandparents (us) didn't have to get up at the crack of dawn when the grandkids did. You have got to go outside to go downstairs, but this added to the separation and quiet. Beautiful view
This property has the most beautiful view from the open plan living area. Plenty of space for 3 families with 4 children between them. We had a great time exploring the many quiet and beautiful beaches that surround the property.

What a peaceful place! Saw whales and dolphins and we didn't even have to leave the lounge! Really enjoyed staying here, well maintained and very comfortable. The caretakers were helpful. We are looking forward to staying again

Wow! Waht a fantastic house with tremendous views! The upstairs and downstairs accommodated our group with ease. The large kitchen and dining area, along with the BBQ, took the chore out of cooking. The beaches were amazing, safe to swim, and we even enjoyed a bit of touch footy and beach cricket. The beautiful walking tracks and wildlife were a bonus. I can safely say well be back again!

Absolutely lovely house. Don't get me wrong, we are not talking spa treatments and 3 michelin star cuisine in the area, but we are talking beautiful, unspoilt beaches literally on your door step, a house with all the conveniences you would need (including decent phone coverage) apart from wifi (who 'needs' wifi on holidays - you can get 3G if you need it!). The knives were sharp, kitchen well stocked, the water was hot and the beds comfortable! Enough said apart from, we'll be back!

The location was beautiful - so many places to walk and explore. We enjoyed spending days on the beach, exploring bush tracks, finding sea caves and rock climbing. The beaches were almost private; most of the time we were the only ones around which was nice. The house was very large and perfect for our group of 11 people - plenty of bedrooms, bathrooms, lounges, and living areas. The ping pong table was also a nice surprise! The only problems we encountered were that the BBQ was listed as a facility but it had no gas; and one of the benches for the kitchen table had been almost broken by a group before us so we weren't able to use it in fear of breaking it completely. But otherwise the house and the location were perfect and we would definitely recommend it to all!

Thoroughly enjoyed our visit to Nun's Beach House. Plenty of room for 11 of us (2 families including 5 teenagers). We all managed to fit around the dining table - a rarity in holiday houses for larger families! Views are fabulous, location delightful. Easy walk to two beaches and very quiet, private spot. With downstairs as well, there was plenty of space for everyone, even when we had a rainy indoor day. Highly recommended.

After 14 weeks straight, of a very busy vintage, the peace and quiet of Nuns beach was very relaxing. There was 7 of us in total which ment that there was plenty of room for the guys to chill and relax. The location is great as there are two beaches to explore and the only noise is the waves breaking on the beach. A great place to wind down. Thanks Jackie for letting us stay.

We are a very lucky Sydney family who have owned Nuns Beach House for 20 years.
We love the beach, the ocean, the bush, gorgeous natural scenery, native animals and peace and quiet, and South Rosedale has all of this, so when we came across Nuns Beach House all those years ago, we couldn't resist ! When we go there, we don't want to leave.

Why they chose this property

'Nuns' is situated in a pretty unique spot on a narrow laneway leading out to a headland, so it doesn't have much passing traffic, just locals who live on the laneway. It sits in over 900sqm of native garden and there's nothing between the garden and the cliff edge. The views of the beach, ocean, headlands and bush are quite stunning (and the lighthouse in the distance at night) from the back of the house. Our neighbours are a little way away, so you feel secluded-ish, but not too secluded.
