Ten days at property, it was an amazing experience. House is beautiful and well kept.Victor our host was amazing, always making sure we were well taken care of.Already checking dates to return in spring of 2026
The place was fabulous. Only 1 night we were disturbed by the music on the Beach but it all died down by 1 am. Victor was amazing and very patiant with us and anwered all our questions. Kristen is amazing she went above and beyond in helping us feel welcome, and booked all our excursions for us. I loved that I got to walk the beach very day and watch the sunrises come up over the water.
This spot is amazing for being by the beach and also being near some very helpful restaurants. The sounds isn’t a bad as other reviews say. Weeknights are quiet. The house is clean and the pool is exactly what you want. Highly recommend. The team managing the property are super helpful and happy to help with whatever you need.
A group of friends and I stayed here February 2024 in order to see whales - we had three amazing tours in San Lucas, took a tour to swim with the whale sharks in La Paz, and a two day tour in bay of Magdalena to observe Gray whales and their babies. Our entire trip was amazing and couldn’t have been any better. Thank you for allowing us to stay in your beautiful home.
Biggest highlights:
Every bedroom had a private bathroom.
You are on the beach and can access it through a private gate. Amazing view!
Property manager was very kind and helpful.
Very comfortable beds!
Least favorite aspects:
Cleanliness wasn’t at its best.
The address for Uber drivers was a bit confusing.
Despite what other reviews said about noise from the beach, it was not as loud as people made it seem. You could hear it, but it wasn’t obnoxious.

Midweek Break with Friends
The property manager, Victor, the comfortable beds & spacious and nicely equipped interiors were the high point for our Monday-Thursday Fall getaway.
The user reviews discussing the noise from the public beach parking area the property overlooks set our expectation that there could be some noise during our stay, confirmed by some of the rental contract language that states noise should be expected on the weekends, primarily. We brought noise cancelling headphones to help with sleep. However, we were not prepared for the extreme level of music with heavy bass. Monday night it rained, so no noise.Tuesday, music started at sunset and went to the early hours of the morning. The police came through twice, providing a brief respite, but the cacophony would pick back up within 15 to 20 minutes.
Wednesday was unreal. Cars parked right next to the property wall creating a sensation of being in the living room. Property manager called the police, we called, nothing until they wrapped the party after 2am. Not a great trip for sleep.
Another challenge with the location was the evening traffic, which made getting an uber an impossibility without first walking ~ 1 mile to the North along a very poorly lit, often treacherous sidewalk--many sections are missing so you walk on the shoulder or there were several missing manholes or caved in areas. With proper planning this is manageable, as there are several large grocery stores towards town and the kitchen is nicely equipped for meal prep.
I’ve been coming to Cabo for years… this was by far the best bang for buck spot I’ve rented. I came with a few friends to surf Zippers which is literally directly in front of the house. It was the perfect set up, extremely clean. I saw reviews about noise in the river bed and I was there through this weekend and it was so minor, not nearly as big of a deal as others have made it out to be. Great great stay. Coming back this time next year for sure!

Great house… horrible location.
The listing made it sound like the music on the beach was only a problem until 10pm. That is definitely not right! The music started around 7pm every night. At ten we called Victor and he would send the police. The police would run everyone off and then 30 mins later they would all gradually return until the party was back in full force. We had to call the Mexican police -911 (which doesn’t speak English) about 5 times every night. One night the music didn’t even stop until 4:15am. That just so happened to be the night the guys had to be up by 5am for their fishing trip. Basically ruined the day for them. Let me start to describe the volume of the music. These people sit out in the public beach area and have speaker boxes on the back of their trucks that have NINE 12” speakers. Some of them even park under the bridge which amplifies the sound to an unbearable volume. The listing states the the house is discounted to help make up for the noise. Oh no no no. Unreal, worst experience ever.

Pros-
House was beautiful and I loved the location. We didmint mind the loud music at night. We enjoyed the walkimg distance of the beach, restaurants, etc.
Appreciated the welcome Coronitas upon arrival.
Cons-
Communication with property management company upon reserving is not super responsive via email. Uou will wait days, even a week for answers after you book.
The second master bedroom A/c did not work and it was hot during the day. Luckily at night the breeze through the windows kept us somewhat cool. But could not close the windows during our whole stay im that bedroom so it was super noisy at night.
This issue never got resolved during our stay.
The pool light did not work. So the only light outside was the sensor light that didnt really stay on all the time at night.
The issue never got resolved.
The bathroom for one of the bedrooms downstairs was not clean. It was full of steam and the shower was wet as if someone had just finished taking a shower.
All this was reported to guy in charge and so we spent our first full day watching r4 different repairment up and down the stairs, in and out of the house and inside the pool trying to fix all the issues.
We couldnt enjoy our Friday in private with our family in the pool and we did not feel comfortable leaving anywhere while all these strangers are in and out of the house. Not cool.
At rhe end of Friday, nothing was fixed or resolved.
Still no light, still no A/C.

WAY too noisy . noise 24/7
ac was not functioning properly.
There was a constant loud party. Day and night loud music blaring from cars at the Costa Azul beach directly next to the property. Dust and noise were at time’s unbearable
Great get away for three couples - very spacious unit with large bedrooms. Two good happy hour beach bars close by. Host was excellent. Note: the adjacent beach can be noise until 10 pm but it was an issue for us.
Very nice home in a very noise filled location.
75 meters from 4 lane highway. Next to public parking lot; fine during day but Friday, Saturday and Sunday RAVE until past midnight. Prior reviews minimized this issue.
Yes, you can call police or manager but is that how you want to spend your vacation?
Police come clear it out, 1/2 hour later starts back up. Second weekend we went to hotel; moved to different neighborhood for our final 4 days. San Jose del Cabo is now built up but still lovely place to visit.
The property is as listed and advertised. Amazing place and experience. Well maintained, clean, spacious, centrally located. Use of a bus or Uber is key … don’t need to rent a car. Easy access to golf courses, Cabo and San Jose. Great walks along the beach toward the hotel zone, then pop into town to grab groceries or go even further into old town for a longer walk, tacos or shopping. Uber back and relax by the pool.
Please read the other reviews about the noise. It is as everyone else writes … you are by a public beach and the locals like to celebrate their weekends (Friday, Saturday and Sunday) … we were there for three weeks and got used to the variety of “music” that was played during the weekends … including a Tuba player along with his accordion and snare drum friends. Ear plugs and a sound machine (white noise app on your phone will do it too) will help … but for the most part the police try to clear out the beach by 11pm. Other nights are quiet. There is a night club across the highway that likes to go wild until 1pm or so … so you might need the earplugs for that. Bring an eye mask if you are disturbed by flashing lights as the night club has some powerful lights that flash lighting up the place - we hung towels over the window which also worked.
All noise aside … the place is great and you will enjoy your stay. Looking forward to our next trip to San Jose/Cabo.
This property is beautifully maintained and absolutely spotlessly clean. The rooms set up is great with different levels. We all seemed to have our "private" space. We loved that. The house is well equipped with everything you need. The internet works great, wonderful having a washing machine and dryer to use. The beach is fabulous and the walk to Zippers is a must for breakfast lunch or dinner. They are great! We didn't rent a car, but utilized Ubers throughout our stay. This was a cheap way to get around and didn't have to worry about driving.
Since it's in all the reviews, I must address the noise. For the most part it wasn't an issue. The police pretty much showed up every evening and dealt with the noise issue. The weekends were louder and Victor (Cabo Property Manager) was able to get that handled for which we were greatly appreciative. I would recommend ear plugs which helped tremendously. But usually the music ended around 10:00 and a couple nights there was no one there.
San Jose is a magical place and we can't wait to go back.
As others wrote the night time party’s are a little loud at times. But honestly it was not unbearable. The pool was great and the house was wonderful. The management and owner are well aware of the noisy issues. And they are working on solutions. Victor checked us in and out. He is kind and very willing to help if we needed it. This is the kind of place we would return to if we venture to Cabo again! Totally worth the noise at night. A must stay!!!
This was a family re union and we enjoyed our stay very much. The house is beautiful and has a great view of the ocean. It was very comfy and we enjoyed our stay very much.
The only thing is there is noise from the public beach at night. If you turn on outside lights it seems to help.
Loved it great location
We had a great time. As with other reviewers, the loud music and partying was substantial on Friday and Saturday nights. However I am a heavy sleeper and it didn’t bother me. We had two light sleepers that suffered those nights. However we still had a great time. The place is beautiful- right on the beach. We loved it. You are able to walk around, go to beach and go eat without driving anywhere. It’s also really easy to get around. Close, very nice grocery store. We saved so much money being able to cook for ourselves instead of eat out. Pool is lovely. Grounds are very well cared for. We would stay here again for sure. Also, Victor was amazing and responded immediately with anything we needed. Thank you victor!!!!!
The location of this property is amazing! At the same time it's not.... until the Mexican officials make it illegal to party all night Friday and Saturday on the public beach access right next door. This property has so much potential to be a great place to visit and stay. I will say that the management company did a great job and took good care of us as well as gave us some good deals with excursions! I would still recommend this location with advisement of packing some ear plugs.
This condo is very nice and very clean. Victor was amazing and went above and beyond to take care of all our needs. He even helped give directions for pick when we could not. I can't say enough about how helpful and prompt he was when we contacted him.
The ONLY problem with the condo is the public beach (or should I say parking lot) next to the condo. It is a big party spot on the weekends. Saturday night there was a guy with a drum and another with a tuba (yes, a tuba) until 3:00 a.m. My fault. Victor told us to call him and he would notify the police but I did not. The next night, Sunday, there were 3 different very nice sound systems "competing" in the parking lot and we did notify Victor. He contacted the police and they took care of the problem.
I believe the partiers may have finally gotten wise. The Friday night before we left they returned but, they moved on to the beach and around the corner where they actually did not disturb us. It was a win win for all.
Once again, the condo is nice and I can not praise Victor enough for taking such good care of us.
The property is well maintained, clean and safe. Beachfront access makes enjoying the Sea of Cortez a breeze. The beach is clean and filled with families and surfers. There is a good amount of beach and highway noise, but the HVAC fans make it barely audible.
