Delightful, Relaxing, Restored Historic Apartment in Montrose section of Houston

PLEASE NOTE: Hopkins House is a SITE HOSTED unit with SECURE off-street parking. Three RING motion activated security cameras installed on exterior of main house to monitor gates, driveway and parking area.

Three year permitted and inspected renovation of this historic 1915 Montrose home that took it down to its balloon framed, double ship lapped walls was completed in May, 2016.

Located in historic Avondale section of Montrose, named one of the "ten great neighborhoods in America" in 2009, this home is walking distance to many restaurants, bars (In fact there are 27 restaurants and 11 bars within 5 blocks of this house! ), and close to downtown Houston business, theater and convention (GRB) districts, NRG stadium and convention center, our world class medical center, shopping, arts and culture.

The property was remodeled to contain 2 apartments. This listing is for a fully furnished 570 ft2 apartment located on the 2nd floor with private entrance on the back side of main house off an elevated deck. The larger 1 bedroom Hopkins garage apartment is a separate listing.

This apartment has a kitchen/living area, 1 bedroom with queen bed, and 1 bathroom, all with 10’ ceilings, original longleaf pine floors and transom windows over interior doors. The apartment has a separate thermostat controlled heating and cooling system. The living area has a ceiling fan and sofa with pullout queen bed. The kitchen has granite countertops, an electric cook stove/oven, microwave and coffee maker (coffee provided). Bedroom has ceiling fan, large walk in closet and antique furnishings. Modern bathroom has large walk in tiled shower and granite countertops and has custom Canary hardwood floors. Besides furnishings the home has complete set of dishes, cookware, towels and linens. Secure high speed WiFi and HDTV provided. A laundry room with a washer, gas dryer and ironing board, shared with retired couple living in main house, is available by request. A selection of Houston reference books and novels are provided. Original light fixtures and a candlestick phone adorn the apartment.

A secure, single parking space provided behind home for cars with wheelbase less than 115” (no pickup trucks) The property has privacy/security fence with locked pedestrian and car gates. Street parking available.

DO YOU NEED A CAR or UBER? Not necessarily. Metro IAH Bus 102 and Westheimer Bus 82 will get you from IAH airport to Hopkins House ($1.25 fare). Metro Buses 82 and 56 arrive every 12-15 minutes at stops just a few short blocks away from Hopkins House. Montrose Bus 56 takes you to Museums and Zoo and medical center where you can switch to Metro rail line that can take you to NRG park, University of Houston or along Main St downtown. Westheimer Bus 82 also takes you downtown to YMCA and theater district. Upon request, we provide our guests with $5 Metro Q-cards that allow cashless bus fare payment. They can be preloaded at the local Kroger Grocery Store 1.3 miles from Hopkins house on West Grey St. Alternatively, downloading the Metro App lets you use your smartphone to pay. (Recently we had an Australian couple who used Metro exclusively, never renting or using Uber.) GO GREEN !!

This apartment is suitable for couples, solo adventurers, and business travelers. Sorry no pets (1 friendly outside cat lives on property).

A great central location for a busy wedding weekend

In town for a wedding, this was the perfect place to stay. The directions were easy to follow, and the place was so cute. It was close to all the wedding goings-ons and it was such a cute neighborhood. The host was easy to get in contact with and extremely accommodating in our check out. Would definitely recommend staying here if you're looking for a great area in Houston.

Perfect for Summer Stay

The Montrose property was perfect for my needs. Despite being in the heart of Montrose, I had peace, privacy, and comfort in the abode. It was clean and spacious and the property owners were incredibly communicative and accommodating. I highly recommend!

Hopkins Apt

I had an extended stay at Ted and Kim's Hopkins apt house, and they were nothing short of wonderful. The apt is in an ideal location, and Ted and Kim were such pleasant hosts, always available when needed. I would definitely recommend this to anyone wanting to explore the Downtown Houston area!

Perfect alternative to a stuffy hotel room.

Traveling as a family of 4. We were in town for the FIRST Worlds Robotics Competition taking place at the Houston Convention Center. Getting downtown and to museums was very quick and easy. Lots of restaurants nearby as well as a Krogers. A few close local bars, but noise didn't bother us or interrupt our sleep. Go check out Ramen Tatsu-Ya (get the #1), it was our favorite place to eat, so much so we went twice while in town. Owner were there when we arrived and was very helpful.

Beautiful environment!!

It was such a pleasure to stay in this beautiful historical house with all of the updates, making it so comfortable and relaxing. Only complaints were that there were no cable television channels and we were really unable to get local channels very well either. Since we were not there to vacation and see the City ... it was a bit inconvenient. The parking was also very tricky. The apartment itself was beyond our expectations, it was just amazing!!

Fantastic property in an ideal spot

We loved our 10 days in the heart of Montrose. This is a beautiful and comfortable property with lots of nice touches. The location could not be better. Will definitely visit again next time we are in Houston!

Wonderful stay in Houston

I enjoyed the stay in this nice and renovated flat in a traditional house during the Rotary Convention in June 2022. - I’m from Germany and didn‘t miss anything. The flat is nearby a bus station; to order a car by UBER is very practical and not expensive (downtown via Uber around 9 Dollars, by bus 1 Dollar). Mr P. and his wife were very helpful and nice. I can fully recommend this place! Thank you very much!

Nice Stay in Eclectic Area

Very glad we chose this listing! This upstairs apartment is comfy, decorated nicely, and had everything we needed for our four-night stay. It is in a walkable, colorful area close to many sights and eateries! Ted and Kim were quick to respond to any question we had during our stay. Their property has character and beautiful plants. It is very well-maintained. Already considering this place again for future stays.

Hopkins House had an old time charm with all the modern luxuries you could ask for. Comfort and relaxation. It had a personal touch that you don't get with a hotel room or most condos. Beautiful updated kitchen and bathroom. Comfortable furniture and bed. It's close to everything. Restaurants are everywhere and some are in walking distance. Close to MD Anderson, multiple museums, shopping, parks...the list goes on and on.

Delightful stay at Hopkin House

This is our third stay at Hopkin House & we would have stayed more often had it been available. We find the apt. roomy, well equipped & and ideally located. We first stayed there about 3 years ago & it is still is as clean as the first time we stayed. It almost feels like “coming home”

We stayed 4 nights while visiting our son. We were there over St.Patricks day and although the bars and restaurants that are across the street were very busy and somewhat noisy that was the only evening it went late. We could not here the crowd and slept well every other night. Loved all the little notes. They were very helpful.

Really, really cute place, incredibly clean, well designed and decorated. It is an upstairs apartment and the owners live below. They were great. The only negative was the exterior upstairs climb. I'm sure some would not notice the climb, but we had very heavy bags. We loved the place and would stay there again!

Beautifully restored space with responsive owner.

Overall this is a very nice property, the owner was accommodating and pleasant and the apartment has been beautifully restored. Unfortunately for my wife and I we did not find the bed comfortable and we slept poorly during our stay. I noticed other reviewers saying that the bed was comfortable so it may just be what we are used to. At home we have a firm mattress with a high quality 4 inch topper. I felt the individual springs pressing into my side when lying on the mattress in this property. If the bed had been comfortable this would have been a 5 star review all the way.

Great place! Hopkins House was clean & hospitable, and in a good location for Houston. The hosts were friendly and helpful during our stay. The only drawback for this place would be a low flow shower head. We enjoyed our stay overall, and we would stay here again!!

Beautiful place in an amazing neighborhood

The lodging was spacious with nice furnishings. Great little library with books about Houston, novels and a little SF. Kitchen was fully equipped and the A/C was great!. If you have a vehicle midsize is about as big as you can have, otherwise it’s street parking. Very close to downtown, freeways, museum district and shopping. I would stay there again. Dennis

Ted and Kim are the current owners of this restored, double shiplapped, balloon framed, 4-square home built in 1915. Ted designed and built his first home, an octagon, in 1980.
Since then he's restored 2 Hawaii and 5 Texas houses including Hopkins House along with a new garage apartment behind it. Besides old houses, Ted has restored antique cars ranging from Model A Ford to a 65 Mustang.

Why they chose this property

This homes 10' ceilings are one of its greatest attributes. It is situated in a lively, walkable neighborhood with rich flora, a diverse population. Recognizing Ted's ability to fix old things, the previous owner, who purchased the home in 1970, asked Ted in 2012 if he could renovate it. The cypress wood clad home had never been restored and much of its original architectural details were still present including its longleaf pine floors, 5 panel doors with transom windows. and gas/electric fixtures. The home was gutted down to its exterior walls and rebuilt reusing as much of the original materials as possible (cypress wood lap siding was salvaged and sold as modern cement board lap siding is a more practical maintenance free alternative), but upgraded with new electrical, plumbing and central heat & A/C. The restoration was a success and Hopkins House should be good for another century or more

What makes this property unique

This proud home is a comfortable home to relax in and is located in a very walkable neighborhood in the center of Houston. It's situated near the corner of Fairview and Hopkins Street, the home of the famous Barnaby's restaurant and Baby Barnaby's. Fairview cuts east/west through Montrose and has many restaurants (27 within 5 blocks) and bars (11 within 5 blocks). As Houston has no zoning, restaurants and bars are sprinkled through the neighborhood. Weekends can be lively here especially, but the apartment is located in the center of the city block so street noise is minimized.

House is also well located to public transit. $5 Metro Q-cards are provided to allow guests to use Metro buses and trains. Additional funds can be added to cards on Metro buses and at the local Kroger grocery store on West Grey.
