About this property

MAXIMUM 8 ADULTS. SMALL DOGS ONLY ALLOWED

Spacious architect-designed family-friendly home on a 1800sqm block, situated 300 metres to North Avoca beach and rock pools. Wake up to the sound of waves crashing on the beach and enjoy a 2.3 metre long aquarium with beautiful colourful fish and stunning panoramic views. Cosy up around the wood fire burner (wood provided) during the cooler months. During the warmer months swim in the heated swimming pool and spa, or head down to rock pools and one of the best surf beaches on the coast (and without the crowds of many of the other beaches!).

Magnapool (a mineral pool with a blend of magnesium chloride and potassium chloride, rather than sodium chloride) is used in the swimming pool for health benefits and the pool is heated with an electric heat pump from the beginning of October until the end of April so the pool and spa are kept consistently warm. Please note that the spa is only heated to the temperature of the pool.

Reverse-cycle air conditioning has been installed in the bedrooms to assist you to cool down on hot days.

Our light-filled open plan (and well-equipped) kitchen, living and dining room (with stereo sound system) flows on to an expansive entertaining deck and overlooks a large backyard with a trampoline (fully enclosed, springless, with Vuly basketball set). The four bedrooms are upstairs whilst downstairs is the living area (which includes a dedicated play room stocked with many toys, board games, an X-box, and a Smart TV with Netflix, DVD player). Spacious bath in the main bathroom.

Bedroom one has a queen bed, ensuite, TV, with a private timber deck looking on to bush.

Bedroom two has a queen bed and a timber deck with panoramic views looking out to North Avoca beach.

Bedroom three has a double bed with a pull-out double bed mattress.

Bedroom four has a double bed and pull-out double bed mattress.

The kitchen is not a typical "holiday house" kitchen. It caters for a busy household, with a slow cooker, bread maker, rice cooker, toastie maker, DeLongi Nespresso Machine, etc etc that you would expect in a lived in house.

Unless their is prior agreement, the fee charged is for a maximum of 8 adults only. If there are more than 8 adults on our premises at any given time, the cost is $1500 per additional guest.

North Avoca is a quiet community. We have great relationships with our neighbours and do not want our renting out our house to cause problems for them. No loud music or outdoor noise after 10pm. No noise outside after 10pm. People will be evicted immediately with no refund given if they break this rule. If in any circumstance we have written complaints or police called to the property you will lose all of your bond. The reason for these conditions of rental are mentioned below.

No pets and no parties (hens, footy or bucks weekends). Maximum of 8 adults allowed.

Pricing

Compulsory cleaning levy of $340 per stay.
Linen (sheets and beach/bath towels) can be supplied for an additional fee. If you would like for it to be supplied, but beds not made (it would be then up to you to make them) the cost is $30 per bed per stay (the cost of our hiring the linen). If you would like the beds made then the cost is $45 per bed per stay. This to recoup the costs charged by our cleaners.

This is our family home. It is set-up for families. If you are making noise late at night, there are more than 8 adults on the premises, or we believe you are damaging our property we will evict you immediately with no refund given. This is our family home, and whilst we lock away personal belongings, photos etc when people stay, it is still the home in which we are raising our two young children. Our neighbours are our friends and we do not want our renting out the house to have a negative impact on them. No parties and no smoking allowed. If you want to stay up drinking until 3am this is not the house for you sorry. If you want a spacious and luxurious house by the beach with panoramic views, lots of toys and space for kids to run around, then this house would be great for you.

For those interested in having bucks parties or more than 8 adults: We will evict you immediately, with no refund given (as per Airbnb policy). This is due to our having been lied to in the past. The last time this happened the house was booked for a man, his 7 month pregnant wife, and three other couples. Turned out to be at least 15 men on a bucks party. Whilst three separate groups of neighbours informed us that it was a large group of men, we decided to allow them to stay and were reassured by them that they would be quiet and no damage would be done to the house. We arrived home to find a whole window frame (not just the glass!) missing, our $1800 trampoline broken, blood on walls and broken glass in the house, on the deck, in outdoor furniture, and in our backyard etc. Our fishtank developed a serious algae issue and we found a bucket with urine in it on an upstairs deck (despite there being three toilets, one of which was next door to the attached bedroom). On the Saturday night noise was made until 3am and women wearing only g-strings were apparently running around our backyard. My locked underwear drawer had been opened (there are 10 empty drawers in the master bedroom alone for guest use). Both of my children got cuts on their feet from missed broken glass. We found a small plastic sachet with a white substance in it, hidden underneath our outside cushions (which our kids love to use for making hide-outs). We will never make that mistake again. As mentioned above, we will evict immediately and call the police if necessary. This is our family home. Whilst we lock away all of our clothes, photos and personal belongings when people stay, please do not forget that it is the place in which we are raising our children. The fact that it is our home is great for families wishing to stay, as it means it is very well equipped, with many toys etc.
IF YOU TELL ME CHILDREN ARE PART OF YOUR GROUP, I WILL NOT LET YOU IN TO THE HOUSE UNLESS I SEE AT LEAST ONE CHILD. NO REFUND GIVEN IF CHILDREN DO NOT COME.

No trailer boats.

We have two kittens in our fully enclosed vegetable garden. They are never allowed in the house as I am allergic. We will ask a neighbour to feed them during your stay so you will not be responsible for them unless you wish to be :-) They have lovely temperaments (have never scratched our kids despite them being a bit rough with them!)

We have a "reasonable use" policy with regards to our rubbish bins. When staying for a weekend, you may use:
- half of our large 240L red bin (that is, 120L, versus Lane Cove council allowing 80L per house for a whole week).
- half of a large 240L recycling bin (the same amount that Lane Cove council allows per household for a whole week).
The same amounts are allowed for people staying Monday to Friday, with double for those staying for a full week.
This is to ensure there is space in the rubbish bin for guests who stay after you. If there are no guests staying after you we will let you know and you will be able to use more space. Unfortunately, if there are guests staying after you (and before the next rubbish collection), the cost incurred in disposing of the excess rubbish will be taken out of your bond.

Great house

Excellent family stay

This property is an excellent place for one or two families to stay. Especially those with younger children. The pool is fantastic for children , there are plenty of children’s toys in a games / tv room . Plenty of great space for the adults to relax . The house is very well equipped for everyone.

Fantastic group getaway

This is the second time we’ve stayed at this property, first time since the pool was installed. Great house for kids - we spent hours in the pool. Kitchen + games room were very well stocked. 5 min walk to Nth Avoca beach which is much less crowded than Sth Avoca. Great communication from Kathy. Would love to stay again.

Perfectly tranquil

Was so happy to be able to book Kathy’s place recently. We had a wonderfully relaxing stay and the location is breathtaking. The pool was warm and the house had all the amenities you need to just hibernate and relax (or there are lots of options if you want to venture out nearby including North Avoca beach with the rock pools). Kathy was a perfect host with brilliant communication and the kids loved feeding the pets outside and fish (we asked to do this because it made the trip all the more special). We’d stay again without hesitation and recommend to all

Beautiful Home

Great family friendly home, very spacious with lots for the kids to do. Enjoyed the beautiful views , pool, trampoline and BBQ area. Small stroll to North Avoca beach and great little cafe with delicious food. Had a great time and will definitely be returning. Thanks Melissa

Great house for big group

Lovely house, very well stocked and a great layout for families with children. While it is someone's permanent home, it doesn't feel like that, and every effort is made to clear cupboard space and allow access to almost entire house. Kathy was lovely to deal with and everyone enjoyed the house immensely. My only tiny feedback would be it needed some gardening love and a good mow of the lawn!

Perfect location, spacious house

Very nice house, good layout of rooms, very well equipped, the pool and spa was amazing. The house is very bright and clean. We enjoyed swimming in the pool, having barbecue, children jumping on the trampoline.There are very nice views from the house especially from the master bedroom and fom the terasse. I would definitely recommend to stay at the house!The owner was very nice, everything were ready for us.

Great home, location and host

We had 4 nights at this lovely home. My husband and I our two sons and daughters in law and our seven grandchildren. The home accommodated us all very well with space for all to come together and also have space for smaller group activities. We found the large kitchen wonderful when preparing lunch for family and friends who came to celebrate an 80th birthday. .

Fantastic house!

We just got back from our stay at The Sunny Avocan and it was fantastic! The house was spacious and clean and was even better than the pictures. It has a wonderful vegetable garden and huge backyard that is perfect for the kids to play in when you’re not at the beach. It’s a short stroll from the beach, less than 10min, but it’s a steep driveway and an uphill so a little longer with toddlers. Kathy was wonderful, she was always available if I had any questions and even reminded us about the bins! The only thing that was missing was a broom, with little ones that constantly drop things it would have been handy. There was a Dyson hand held but couldn’t suck very well. Thank you again Kathy for letting us all enjoy our summer break at your house. We can’t wait to go back again.

Thoroughly enjoyed our mother's birthday getaway at the The Sunny North Avocan. Beautifully presented and spacious family home with magnificent views very close to the beach and all amenities. Our host was very hospitable, accessible and extremely helpful. Highly recommend the Sunny North Avocan.

Lovely family friendly retreat

We had a great Australia Day Long weekend here with several families. It is very well set up for this type of get away. The kids disappeared into the play room and we could hardly believe that we couldn't hear them! We actually had good adult catch up time. The outdoor deck area is lovely, very nice views. My personal favourite was the vege patch, but then I love my gardens. The trampoline was well loved my the kids ranging in age from 2 yrs to 9 yrs. Thanks for sharing your home with us. We hope to be able to have another get away soon.
